Anyone have any advice on snagging. We have just been told that all documentation is sorted and we can complete/sign with the notary at our earliest convenience.

Only worry is when do you do the snagging, preferably prior to signing.

Any idea of the process or help will be greatly appreciated.

Not sure about signing in relation to snagging list; however, our real estate agent and lawyer told us final payment would not be released until work on snagging list is completed to our satisfaction.  Apparently snagging list is given to the developer about 1 -2 weeks prior to completion date. 

Don't expect them to honour the list after the fact.  We have heard of many problems with releasing money before completion.  Developers can be slow to complete list but faster if they are waiting for their money.  Normally the work you have listed takes about 2 weeks to get completed according to our agent.  We have included filling of pool in R6 on our snagging list (which we will not give to developer until 2 weeks prior to completion in February 08).  It will be interesting to see if it is done by our closing.

We provide a service where we can produce and manage your snagging but more importantly you can find lots of inormtaion on our website on the legal requirements of the builder to rectify snagging

You should always complete a snagging inspection before completion and include the list with the documents submitted at The Notary

Also if you look at the articles published, which is on the right of the forum you will see one headed Most Commonly Asked Questions on Completions and Snagging Inspections which again answers most of your queries

There is no legal obligation for the builder to rectify the defects untill after you have completed and you have very few grounds to refuse to complete based on snagging defects

The grounds are if the property does not meet specification, is not complete, or deoes nit have a Certificate of Habitation
