Hello All i have just returned from Spain and have a few bits to report. firstly the property market is undergoing a downturn with a major part of it due to investors purchasing off plan and under cutting developer prices additionally there is a lot of resale property and new property on the market yest again over building has taken place. Aifos like others have had to make cuts one of these is closing of direct sell offices throughout Europe. Aifos has a cash flow problem as we are all aware but it has large assets of which it is currently divesting itself to free up funds, i have this information as I have dealings in spain with an accountant who recei ves regular updates on company assets, solvency and trading capability. Regarding the Hipodromo development. Aifos will be releasing blocks this year it is their intention to hand over keys asap Derby is virtually finished only a few weeks works left ,of the other blocks I am unsure of the construction status also there is a problem with footings on a couple of the blocks which have been placed in phase 2 of the development. Things are moving but the town hall is cautious due to the Marbella licencing problems and subsequent court cases however i believe the necessary inspection will take place and blocks given the occupational licence. The down side to this is sadly obvious living on a building site and at this time it is unknown if we will have a pool available initially .There is however reason for a great deal more optimism than there was just a few months ago it never ceases to amaze me in Spain when laws regarding property are passed but then circumvented at the whim of the town hall - STAY POSITIVE we'll be in the sun yet!

You say that aifos will be releasing blocks soon, where did this information come from? I have been told many times that they cant until all blocks have been finished...

Hi information from reliable old established estate agent in Spain. Additionally it was stated no blocks would be released singly but the same was stated at the development in Benalmadena and they did just that. Aifos i believe have been able to circumvent this by placing the development into 2 phases they will be able to release phase 1 blocks and disputed licence blocks and blocks with footing problems are in phase 2 I will be in Spain every month this year so will keep updating this board

Well as you are in Spain every month could you get some photo's to update the photo's bit. I'm glad everyone's happy with listening to an old established estate agent in Spain, (who has probably sold a few of these properties) and not the Developers, Lawyers or the Town hall !!!!!!! I wont bother putting true facts on here anymore, you must all be blind!! and happy watching your investments disapear!!! P.S thanks to the people who contacted me, thanking me for the information, I hope it all goes well for them and all involved.

Harburring in the Background!?! interesting, 46 posts dating back 5 years, all the posts have been facts which I have researched and got mostly in writting, so not really in the background, actually 2 years ago I stated the development didnt have a full licence, all I got was DOOM not DOM for that!! I'd love to pour you a beer on the Terrace (which has been build now for over a year, so why hasnt it been released?) but I like my Beer cold with a nice head, not full of building dust. Is the person who told you the end of the year, the same person who sold you the great investment property?
