Hi all

As a purchaser at Corvera I have been keeping an eye on the Roda forum for any good ideas etc. A recent thread titled 'Roda snagging' makes interesting reading and I just wanted to draw your attention to it!!!!!

I agree - an interesting thread - well worth keeping an eye on and taking note of experiences as well as advice/solutions. My neighbour also completed on Roda recently and had a lot of very interesting things to say about his experience with a MRI representative who 'helped' them during their last visit. Suffice to say he was not impressed with MRI or the level of snagging.

Don´t believe all you read. I have three Roda properties and have had no problems with snagging.

I encourage all of you to remember that well over 500 properties have been completed on Roda with very very few problems and don´t be disenchanted by all you read on EOS about snagging.

The showflat in Corvera is beautiful and the developers appear to be learning a lot as they go along so no worries for those of us who have invested substantially in both developments.

I have access to at least five properties in Roda with very competitive rates on all so feel free to send me a message.

Here we go again.

Yes, please ignore all the experiences that genuine buyers have had. This is obviously because Calidonia are the most amazing property developers on the planet employing the best tradesmen so that Mr/Mrs/Miss tengo una vida has had the perfect buying experience (is it three properties or more than five? Obviously lost count! Who knows, who cares! Obviously so rich that not really bothered in marketing them properly either.)

I would rather not stick my head in the sand. I wonder if some of the inspection companies have any comments to make?

I know that we have several lawyers who contribute to these forums (e.g. Maria de Castro etc.). If you read this Maria, or any other qualified proffesional, would it be possible to give a definative legal date from which the build is considered to be "STARTED". i.e. is it from final build notice or is it from build above ground or any other situation?

Your input would be much appreciated for clarification. Many thanks.

Hi all

Can anyone tell me where in the contract it states that the build must be completed 18 months after the building licence has been granted. For some reason I can not find it, I'm assuming all our contracts are fairly similar.

Im on phase 1 and my contract defintely states that the building must be delivered within 18 months after commencement

Hi Kev,

The contract states "The Vendor shall deliver to the Purchaser the Housing Unit hereunder not later than 18 months from the date on which the building permit is obtained,....etc."  It's first paragraph of the first item under SPECIAL CLAUSES entitled ONE-SUBJECT-MATTER.  In our contract it's on page 2.  However it does stipulate the date on which the building permit is obtained - NOT the date on which building commences.  Hence the concerns being expressed about still not having copies of the building licence.  Hope this helps.

I bought a three bed townhouse in Roda and found Calidona excellent to deal with. Obviously you need to watch  builders and snag professionally - this is true whereever you buy. In my opinion there are people here with vested interest trying to stir up worries. There is at least one commercial inspection company only too happy to charge you for inspections. Personally I dont thing such blatant advertising should be allowed.

RODA is a first class development and I suspect that Corvera will too although I have not invested in Corveera yet

I am not sure why people are having this debate and I would recommend that people wait, befire passing any comments, or comparing anything with RODA, until properties are ready and not pre judge

This is a different site, same pomoter, different specification so please give them a chance first

i wouldnt worry too much about snagging.
we bought on roda and found that when you are over there they snag very quickly, just slow down when you leave ;-)
