Hi,
As a future community we will have to take care of the pools. So whatever you want to discuss about them: this is the topic for it.
One thing I surely miss in Spain is that most communal pools are not heated. Consequentially they are unusable (and often locked because they are no longer kept clean to cut costs) after september!
The weather invites for swimming year round. It's fun and healthy. Today (29 oktober) I even saw some people in sea and lots of people sunbathing. However all communal pools are closed until somewhere in june. Of course the water in a swimming pool drops his temperature overnight while the sea is much more stable, but with a heating system in place this wouldn't be a problem. There even are solutions which work with free earth warmth to heat a pool all year long.
I find it a great miss in DJ. What do you guys think about it?

Hi Max, A heated pool will be great somehow i dont think these developers are that generous!
Mind you i have never encountered the situation of the pools being locked or unkept during the winter season in any of the various developments i have rented in the past few years but you are right that they are definitely too cold to dip into at any other time then summer!

Our community will have quite a few things to deal with when it gets going: 1) Maintainance of the pools and gardens is a must. 2) Satelite TV - I'm told that their is provision for a Sat dish in each block. If the community can agree to instal these then installing Sky for each apartment becomes possible. 3) giving permission for the people who find themselves in "cages" to make a gate to the communal garden or pool areas. 4) I assume that there will be one community for don Juan (1,2&3). This to me is a potential problem in that DJ3 is quite different and we may find DJ1&2 wanting to do things that DJ3 doesn't 5) In most of these developments there is a significant proportion of investor properties. These will either be left vacant or offered for sale after completion. It will take a couple of years for the place to settle down. I am not against a heated pool, although most of the ex pats I know who live in Spain rarely use their pools. Only a tiny percentage of owners are active on this forum and I do suggest that we need to get a good community going first and look at some of these ideas a little further down the line. I am in favour of talking about it though!!.

I looked at some basic calculations on the web. For our pool size it looks like we could get away with a yearly 10.0000E per swimming pool at max to keep it at quite high temperatures.year round. Based on 200 owners in DJ I and just keeping one swimming pool heated we would need to pay 50 E per year per household.
The advantage of this small amount would be excallent rental offers and a much improved standard of living for the residentents. If succesfull we could extent the installation to the other swimming pools. For rentals it's enough to state that there is a 'heated pool' as they are still rare on the Costa.

Hmm, my last post could do with an edit button to correct the dysletic errors. Hope it still conveys the meaning.
Forget to tell that we were at the beach yesterday (yes, 1th of november!). It was pretty hot so sunbathing was great and even the sea was still very comfortable. Now if we had a heated pool ....

Hi,
These very crude calculations are for running costs and installation (with depreciation over a estimated life span of 9 years).
There seems to be some interest so I'll ask around about real pricing. Free earth heat is the new thing in Andalucia. High investment, but very low running costs. I'll see if I can dig up some info.
Does somebody knows the actual sizes of the pools?

Also does anyone know if we can put a gate out through the green fence from our terrace.

Hi eoin My solicitor says we need to get permission from the community to make a way through the fence - I like you think a simple bit of DIY will be more appropriate. Have you read the article My First Three Months as President (over on the right of the screen). It gives an insight into how communities are run. We don't know the mix of residents we will have on Don Juan but at my estimate only about 3% actively participate on this forum and I wouldn't assume we are going to get agreement on putting in a pool heating system until we get there.

Thanks for the report Max and congratulations on your election - it will be very useful having you in on the decision making process.
I brought this topic back up as it something we need to think about - it appears we are a long way from having a heating system installed for the pools! 3 months is a VERY short season to have the pools open. As a minimum I would want 6 with maybe 1 kept open all year round. Obviously we will need to understand the costs - or what the implications are of allowing them to be used when no life guard is present.

Hi i think 3 months to have the pools open is not very good.There are some owners who will fine it hard getting up and down to the beach when the pools are not open.Why dont we have salt water pools as they are cheaper to run and easy to maintain and better for your skin.bye irene/peter

LIFEGUARDS for ANDALUCIA POOLS
Every collective use pool with a water surface greater than 200m2 must have lifeguard services. The lifeguards must have the official certificate for life guarding. The number of lifeguards will be required as follows:
A) One lifeguard for pools from 200 to 500 m2 of water surface.
b) Two lifeguards for pools from 500 to 1000 m2 of water surface.
c) For pools bigger than 1000 m2 of water surface, one lifeguard will be added for every vessel or 500 m2 of water surface
Regardless what is stated above, if the separation between pools does not allow an efficient watchfulness, a lifeguard will be required for each pool as a minimum.
Lifeguards are expensive and if we need one for each pool I can understand why it is proposed to only open them for 3 months of the year. The 1st step is to check that ours are definitely over 200 m2. If some of the smaller ones are less at least they can be kept open.

That's why I was so amazed hearing on the communal meeting that we needed lifeguards. I knew about the dimensions and am pretty sure that ours are below the threshold. I still hope the administrator has made a mistake.
The three months license was in our license according to him (that's another issue to be clear). It's possible as our Licencia de Primera Ocupación refers to permission by another governing body: the Andalucian heath office. Again this will take some time to sort out and get the facts straight.

Surely that cannot be right about the pool only being open 3 months a year. On the developers previous complex next door "MonteCanada" in Torreblanca the pool is open May to September and it is atleast twice the size and they have a lifeguard. Why would we need a lifeguard for such a small pool. I've seen bigger puddles. They may as well concrete the things in if they are only going to open 3 months a year. Those of us not living there will be lucky to use it once a year, yet pay for 3 full time lifeguards and pool maintenance. I dont mind having to contribute towards facilitiies, but atleast give us the chance to use the things. I will also look into this further. I think we may need to move fast before the president writes it into the community rules for the coming year.
