Dear All We purchased an apartment over 2 1/2 years ago and have still not completed. Can anyone tell me whether the property has received its habitation certificate? We are also disturbed to hear about the damage caused during the recent flooding. We have not seen the property since September 07 and concerned that certain items are not being rectified and are looking to cancel the purchase. Could anyone shed an light on the real situation on this development - an unbiased opinion would be appreciated. Regards Peter & Maritia

Dear Peter and Maritia,

Its lovely to see a new name on the web site.

The Habitacion Licence has been granted - about 2 months ago.However we completed before it was granted (in desperation) last summer.Several other people had completed and our lawyer gave it the OK with Ballester's good reputation.(although I wonder about that now !!!)

Over all we are delighted with our apartment but have had a great deal of hassle getting stuff done.

There were things that needed doing before the storms but of course the devastation afterwards was terrible.

We are in G block and there was much water damage in the store rooms and lift shaft.I dont know about the other blocks.

The entire pool area was devastated but they seem to have done a good job in getting it back to how it looked before and also digging a gully behind the pool to carry off rain water.I think they have made a good job of things although neither of us are surveyors so dont know officially.

Our major hassle has been geting ballester to complete the jobs pointed out by our surveyor after he did the snagging .Frankly that was a b. nightmare as they are so unreliable.I think the bigger jobs that affect all have probably been done now but at that time we were without a lift and at times without electricity.(in fact they left us without electricity for a whole weekend which we thought was appalling )

If you decide to complete you must be prepared to fight for what you want done otherwise Ballester will just try to wriggle out of it.We ended up writing to Senor Ballester with copies to as many people as we had addresses for and that certainly got them moving.However it was all pretty exhausting.Even now we are still doing battle over a loo that keeps running.

I would say go ahead and complete if you love the place as much as we do but definately employ a professional surveyor (I can always give you the name of ours )

Be prepared for several battles unless you are happy to carry out bits and pieces yourselves.I wasnt as felt we had paid a lot of money and it wasnt up to the standard they advertise.However John says he would think twice before completing until all your snagging is done so I guess you have to think about what is best for you.
