Have just read the last 2 posts -hoped i wouldnt get that sinking feeling again with regards to this development! Have searched out the spanish original article and it gives sketchy details not wanting to accuse anyone of commiting a crime at this stage so its just names the municipalities which are involved - of which jimena is definately one - and with the previous post this appears to point to arenal.

have just received the said letter in the post and there is no mention of any irregularities and it is simply an invitation to property owners to vote for whom to put on the board of the residents community and to run thro said matters. So I am now going to dissassociate the 2 posts in my mind although i have mailed my solicitor for reassurance and enjoy the weekend.

Hi I am Leanne Barton does anyone know anymore about the swimming pool being illegal due to the size been too small, I heard that they were supposed to make it bigger but when I approached the girl in the office she walked away from me.

I also received that letter and I still have not signed the deeds or anything which is weird...
Did not know about the swimming pool... anything that is wrong now all the owners will have to pay for it later.

Sorry I'm not a lady but the following were measurements I took last time and have passed on to a couple fo people
Lounge and Main Bedroom patio doors/windows - height from top of window to floor 2300mm, width 1670mm
Other bedrooms - height from top of window to floor 2300, width 1260mm
There is 300mm above windows to ceiling

hi folks - just wondering about the water and electricity in the apartments - I signed the final deeds a few days ago and got informed the utilities were getting transferred into my name - is there now water + electricity running in the apartment as I want to get a snag list done and it is better to have these running first or do I need to do something extra?

I had my snagging done last week and the water and electric were not on on Block 1, he said that they wre not turned on for safety reasons as the Block was unoccupied. I am out there next Wednsday and my removals are arriving the following Monday so I am going to force the issue with Elena at the sales office when I get there as it may be a simple turn on or more of a problem but I am going with the intention of staying in the apartment so I will be interested to hear what Elena has to say as I will be asking them to pay my accomodation if we cannot use the services. The guy I used prepared quite a long list of snags but said the the apartment was generally in quite good nick but I wanted him to do it so i could push Arenal to sort them when I am there next week.
Will post about what I find when I get back

I understand that Arenal supply a snagging form when they hand over the keys. Can anyone let me have a copy via email. Also has everyone received a letter outlining the meeting which took place to establish the community. I need to get a translation, anybody up for that.

Well I actually managed to stay in the apartment for a week while I put together as much of my furniture and fittings that I could. The electricity was on and I have been officially connected for that, the water was on but it is still builders water supply as I am still waiting to be officially connected for that. The biggest hassle i had was getting a gas bottle for the boiler as that needs to be a contract and my solicitor had to courier my details through to the local Repsol provider in the village, it still wasnt sorted as I left but I did manage to obtain a bottle.
I am not sure as to how quickly the snagging will be done as there are only a few guys around and although I got them to help me on acassions and I think that itmay be a slow if not unlikely prospect. I must say my flat was in pretty good condition and they had cleaned it up before i got there. A few things I noticed with the services
1. The boiler we managed to get going once the birds nest was removed but it goes out after a while when running hot water and I think already it is in need of a servicing because its been left that long.
2. The washing machine works but the cycle was not turning automatically and had to be turned manually again needs to be looked at.
BTW the lottery for who gets a flat in Block 3 was taking place while i was there and all have now been allocated, I also understand that a representative has been elected for Block 1 and 2 for the commitee and that block 3 will have just a presence at future meetings but no part in the running of things.
I also notitced that a few apartments are already up for sale and if you go on www.greenfieldsproperties.com you will see how much they are asking, quite a bit more than when I bought although whether they sell is another thing.

Great info Holdenandlee. Many thanks. The thing about Block 3 worries me, if they are not to vote... will they not pay the same amount of monthly community charges???? will they be able to use the swimming pool even so????? Lots of answered questions....

The state of the swimming pool at the moment they are welcome to it, my fish pond is more healthy. I understand they will not be using the facilities such as the pool and that Block 1 & 2 residents will have keys for the pool which is already fenced off. The lifts also are not yet working and i think these are also the responsibility of the community. I think it would be useful if we could have names and contact details for the 2 guys who are the representatives for blocks 1 and 2, I will try to find out a bit more next time.

hello all husband and son are in spain next week so are going to pick up keys. does anyone have the contact details of someone to do the snagging and if so could they please give me an estimate of cost.
In order to get light do we need just a bulb or is it more a question of just having bare wires? i will be in spain during the first week of feb so they are the advance party as it were, thanks melanie

Melanie, I haven't signed yet but I know that for the light you need to contact the regional electricity company whose details you will be given with the keys, go there (it might be possible to do it on the phone, not sure) and sign up for their service... a couple of days afterwards their technician should come to you flat to set up a counter and from then onwards you should have electricty. This is my experience from another flat I bought in Spain, it should work quite the same here..... re the snagging I don't know anyone.....

I used a company called PSI in marbella (www.propertysi.com) they charge about 350 euros but they will add on for the milage and the IVA so its not that cheap. They give a very thorough report but to be honest I could have done it myself as the flat was in good condition and most of his 20 page report was cosmetic. The main defects re the window in the bathroom and the drainer not being over the sink will probably not get rectified anyway. I did find that the boiler and washer needed looking at but you will need the electricity on to check these.
There are no bulbs or holders only bare wires so you will need holders and bulbs. Remember that the bulbs in spain are screw in type so you need screw in type holders, I took bayonet type and had to go to Morrisons in Gib to get the bulbs.
The electric was already sorted when I got there and had been done by my solicitor so if they are acting on your behalf they may have already sorted it.

Does anybody know of a local person or company that can look after my apartment while I am not there. I may let the apartment on short or long lets but I would like a local to do hand overs etc. This may be an opportunity for somebody who is buying themselves and wants another income.
