Hello to all owners on R6 today I received an email from Ana at the office on La Finca telling me of a meeting to set up our community for R6 on April 9th--yes in two days. I emailed back letting her know we could not make the meeting --being from Canada, but I urge anyone who can to get in contact with the office and do what you can to get the ball rolling for our common area completion and community set up. I personally support anyone who has the drive to assume leadership for our community at this point as it seems Quara is responding to several requests made recently to have our pool area completed and ready for our use this coming summer season. If no one responds they will certainly put us on the back burner so it is imperative to show some interest. I hope we can get things started and I have asked to be kept informed by email on any developments. If anyone feels they want to be president at least for now you should make us aware on this forum or through the office. This may be our best shot at getting things finally sorted out with R6 so lets get together and move forward. Last week we had a chance to meet Astra, Kevenalfie and BillT while at La Finca--it seems like we have a great community there---I hope to meet more of our group in the near future!! --Cbug---Craig and Cindy, Newfoundland, Canada

"Correction" received from La Finca office today via email--Ana emailed stating that she had the dates mixed up and that our actual meeting for R6 community is MAY 9TH instead--it seemed a little sudden and unannounced for the 9th of April. According to her the administrator has our community information and will be contacting all our owners very shortly. If you cannot attend a proxy vote is possible---will keep in touch as should all our owners to get this sorted ASAP---Cbug

Hi everyone
Have just returned from La Finca after a week of fab weather.
We went to the sales office to find out more about the community being set up, and spoke to Miguel. As you say the meeting will HOPEFULLY be held in May. All details of the current (completed) owners on R6 have been passed to the town hall for them to start the process in setting the urbanisation up. Having pushed him further it appears that of the 25 units on R6 only 13 have completed! Anyway he assured me that the meeting in May would go ahead. Proxy voting can be done by letter or email.
Regarding the pool, this can only be filled once the community is on mains/metered water so the cost can be apportioned between the residents. Also we will have to take out a public liability insurance for the pool, this again can only be done once the community and president have been finalised.
it will be great to get the pool finished for the summer...........fingers crossed

We were'nt quoted any %'s on completion. But having read a few other threads and forums, I think it would be difficult for them to give an accurate one, as there are so many variables ie
- just communal areas
- ground floor gardens
- car parking area
- 952 with theyre own pool
- have all the units been sold
- public liability insurance
- etc
basically I dont have a clue.

R6 is prospectively a relatively small community. This means we will have relatively small negotiating power when it comes to placing service contracts for gardening, pool maintenance, decorating and general maintenance. Additionally, as far as I am aware we are not well endowed with suitable and/or willing presidential candidates.
What are other owners’ views about, either;
a) Getting R6 attached to an existing community, or,
b) Getting an existing La Finca president to become R6 president also.
Both these options carry the benefit of a president acting for us who has experience of getting things started and set up properly (or conversely having learnt from some mistakes). Also the economies of scale should work for us when service contracts are negotiated.
I assume that Quara will pay the community charge for the apartments not contractually completed until they do complete, as legally they are the owners up to that point. Has anyone had this confirmed? If not do we want to form a community yet if we are paying one 13th of the total cost in stead of one 25th or thereabouts? (Not a negative view as I’m sure we all want to get in our own pool ASAP – just I think we need to be aware of possibilities and check them out).
Finally I have e-mailed Ana asking for the meeting agenda, related papers and list of attendees. You may like to do the same.
My thoughts are simply community spirit, certainly not aspiration.

I for one agree with Bassett, that we do need a president who is a resident on La Finca and that I would support either of the suggestions. I believe Quara have a list of all the current presidents I have asked if they could email me a copy.
We probably all agree that being a smaller community was one of the attraction of R6 in the first place, obviously the nature of R6 being apartments is that they are holiday homes and not permenant residents.
Does anyone know any residents on any of the other urbanisations, R7 would probably be the most obvious to join with.

Please see below response I have received from the administrators, looks like we will need a president who is an owner on R6 after all
- We sent out the invitations to the meeting on the 14th April. They should arrive in the UK in the next few days. In any event we attach a copy of the invitation for your information.
It is always preferrable to have a full time resident as the President/Vice President in order that he/she is available to sign the cheques etc., but we do have some communities where they are not residents. Unfortunately you cannot utilise the services of a person or a president from another urbanisation if they are not an owner as they will not have the same interest in the community.
Whilst R6 is a small urbanisation the title deeds dictate whether the community will stand on its own as a sole legal entity or whether it needs to join as a man-communidad (several). R6 deeds state that it is a sole legal entity.
In the event that there are no nominations for President the choice will be made by utilising the list in our possession.
I have a copy of the invitation if anyone would like a copy, just need your email address. There will be two meeting in the La Finca restaurant on the 9th May, one at 10.30am and the second at 11.00am. As to why there are two meetings I dont know!

Received meeting calling notice by post today.
Well worth reading Astra's post under: "Some info about setting up a community". Amongst other things it explains about the two meeting start times, electing a president and voting rights.
Worth noting that if we don't have a suitable candidate for president (full time resident, enthusiastic and capable volunteer etc) it will be decided at the meeting by drawing lots from the list of owners. It could therefore be Quara, or someone seldom or never at La Finca (who's bought to let or an investor). If this happens the work gets done by the administrator at a price, I assume. Were I a cynic I might conclude that its good business for the administrator to have an absentee president.
I've e-mailed administrator for a copy of the draft laws of the community (also referred to in Astra's post), just to see what else we might be letting ourselves in for.
Thanks TinTin for the administrators reply. I think their arguement about a non owner president not having an interest is a bit weak. An experienced full time La Finca resident president could be the lesser of the evils in comparison with say a commercial owner and the administrator doing the work. Does the administrator have an interest in R6?
Maybe a group of us with the right priorities should do it jointly. We would still need an individual to be named President for legal reasons but that doesn't stop several people doing some of the tasks when they are at La Finca. Probably needs something in writing but.... what do others think?
Who's going to be there on the 9th? I'm trying to reorganise some commitments but not certain yet.
With 3 weeks to go to meeting we do need to get our act together.

Hi Guys,
Will anybody be attending the meeting for R6 community being formed on the 9th May. We have just booked our flights so we will be attending going out to Spain for 5 nights. Does anybody have any suggestions or ideas on how we can make R6 come together? one of the things we are not too happy with is the chippings around the pool area, this it an attraction to young children to throw them into the pool causing lots of problems with the filters. We would also like to inprove on the security if possible any ideas? We own a ground floor appartment and we have a drive way where intruders can just gain access to the pool area at any time so whats the point in having security gates seems pointless to us.
Have we got any interest in a President yet ? ? ? ?
Would been grateful to any ideas and will put them forward at the meeting,
