Credit Card Fraud - SPAIN

Well the August 2008 AGM is quickly approaching and I am wondering how people feel about Gesisur's performance as administrators for Las Dunas De Cope?
I have several questions:

1. How do you feel about Gesisur's performance over the last 12 months in relation to any specific problems you have raised with them?

2. How do you feel Gesisur have performed in relation to the action points recorded in the 2007 AGM minutes

3. Do you want Gesisur to remain as the administrator for Las Dunas de Cope?

4. If not, do you have an alternative recommendation?

5. What issues would you want raising at the AGM?

6. Are you going to the AGM

7. How actively involved are you willing/able to be to contribute to improving the performance of the administrator

I have a list of email addresses for owners who want to network, please let me know if you want to be included.

My plan is to gather responses to this posting via the network and then look at options for action well before the AGM

We have always said that whoever the administrators are they will have a difficult job until the site is 'finished' because they will always be working against the mess caused by the builders and of course there are pro's and cons of changing the administrator:-

Pros ----------  (for changing)

In many areas Gesisur are not performing properly. The cleaners seem to have changed, but they do not do a through job. The site is covered with dog mess. The underground car park is full of litter and still leaks through the roof. The grass around the pool, no change. The golf course, no change. etc etc:-

Many of these areas, Gesisur should have under control and they clearly have not.

Cons ----------  (for not changing)

A little competition is a healthy thing and currently Palm/Oasis Properties seem to be the only alternative. Whilst I like and admire Clint and Simone for thier success, you only have to look at the grounds around thier office to see how much they really 'care' for the development and as the overall site improves thier grounds become a bigger and bigger visual blight.

Gesisur were intending to have a presence on the site when the commercial centre is finished and if this is still the case I think it may improve upon the current situation.

The Oasis controlled areas do not currently seem to be very much better maintained that the Gesisur areas so what would we gain?

Several important issues such as the structural problem in the basement of block 2 are under active discussion and if we change,
would Oasis be qualified to handle this or would it be back  to square one?

In summary ------ We think that Gesisur should be told that they are underperforming in most areas and they definitely need a permanent presence on the site, (lets face it, under the current climate they could have a temporary office in an apartment for about nothing per month!)

If we wait until the commercial centre is finished and all the properties are sold, whole thing may become much more viable/attractive and other administrators may become available. So at that time we may be able to choose between Gesisur, Oasis and others based upon the evidence of the sites they manage.

Very interesting reading your thoughts about the Administrators in Los Collados. I think we all have to remember that the general state of the roads is still a Mar & Casas responsibilty (not yet the Town Hall) and no matter how hard the Administrators try Mar Y Casas appear to  be a law unto themselves. I know for a fact that Oasis paid a cleaner a couple of weeks ago to clear the mess around the bins on the main entrance road by Mar Y Casas' office because there was rubbish scattered everywhere and no-one else seemed to care. I have also seen Clint (Oasis Properties) stopping his car when passing these bins and putting the bags left lying around the bins into the EMPTY bins. So it is a case of "mal educado" as the Spanish say (badly educated) - in other words, the mess being caused on the whole is being caused by the people who live in Los Collados, so look no futher than your own doorstep when complaining about things! Of course if we all want to pay massive Community fees then we could get the cleaners to be on 24 hour patrol - but "Back to reality"!! 
I think it is all too easy to name names and point fingers, but most of the "complainers" are not people who live here all year and so dont have a day to day understanding of what Los Collados is likeas a place to live permanently.
 
The best Administrator in the world, unless they have an active President (which most dont, as it it tends to be the only person stupid enough to be bullied into the role by others present at the meeting) cannot make great inroads. It is the Administrators job to act on the instrictions of the President and the Community members, they pay the bills, carry out maintenance as required and communicate with the owners. it is the President and the Community members' job to watch over their community and report any problems to their President (how many of you even Speak Soanish I wonder in order to be able to communicate with your Presidents? I know for one thing, Oasis are excellent communicators and the Community that I live in is well managed by them - make your choice but dont moan on and do nothing personally!

I have to say I do agree with sunshine 64.

I am unaware of any problems you may have with Getsisur as i have no dealings with them myself. Although a Spanish family I know are not too happy with the way the Aparthotel 2 building is being run by them.

I also have an apartment in collado bajo & previously Aparthotel 1 which are both managed by Oasis property. They have only just taken it on and are doing a very good job & are always on hand when there is a problem.
My main gripe is with the builders mary casas.  they have no respect for the fact that we have invested our hard earned money into these properties on this site. Some of us (like me) come over for 6 months during the winter and therefore see a lot more of what is going on here.
As none of their workers live on the site and therefore don't have to put up with the mess on a constant basis they don't seem to care that every morning my neighbours & I have to clean plastic pallet wrap, beer cans, fag packets from my garden. All left behind by their workers.
I have spoken on numerous occasions with the builders about this and they inform me it's not their responsibility, but the town halls. THIS IS NOT TRUE!!! I have been to the town hall to discuss my concerns twice now, both times to be told that Los Collados is STILL the sole responsibility of Mary casas.
Thankfully Simone from Oasis let me take a representative from their office to translate etc. I believe that speaks for itself with regards to them caring!!

My apartment looks onto the grounds surrounding Oasis property and I was (as you seem to be Mr Barclay) fed up of looking at the pallets and huge cable reels left there.
I made a written complaint to Oasis (via email) and received an almost instant response to my concerns.
They informed me that they were doing their utmost to have the rubbish removed and are at loggerheads with the notoriously bad mary casas over it.

It appears that when Mary casas dug up the road for umpteenth time (after they realized they had forgotten to lay the electricity cables for collado bajo etc) they dumped the empty reels, pallets etc on Oasis property's land and have to date only removed one reel in spite of the numerous emails which Oasis have been good enough to copy me in on and therefore including the owners in the loop.

I have noticed various messages from Sue2 (strangely signed by a man??) all rather negative about Oasis to say the least! Have they upset you or do you work for a rival of theirs perhaps?
I have mentioned these posts to Oasis & stated I feel it would be good for them to joint the forum & have their say.
The response is that they are confident about their level of customer service & satisfaction and do not feel the need to attack others in a public forum!!
I for one as a customer of theirs would have to say I agree and respect their decision. Maybe if people do have a gripe with them they should contact them directly rather than posting comments on a public forum?? (info @ oasispropertiesaguilas. com)
And also the builders & PROMOTERS of the complex mary casas should hear your views about the general site.
Their address is aguilas1 @ mycm. es  However I will warn you don't expect a reply or even an acknowledgment from these people. but at least you will have the chance to experience the blatant lack of communication from the other companies involved in Los Collados .

I for one would hate to think what the complex would be like if it wasn't for the oasis property people trying to make it a real Resort!

It would be good to hear the comments of others but please be brave enough to bring it to the attention of those concerned then we might actually get somewhere.

Well I didnt expect to get such a response, but thanks for your input on this subject. 

As a matter of interest have you seen that Mar & Casas have removed their rubbish from the Oasis garden? I know Simone and Clint and I know that they work very hard ( a lot of the time helping people for free!!) in Los Collados so I dont understand why people seem to have a grudge against them - maybe its an Engish thing that people dont like others to be successful!? or maybe this person just has nothing better to do than be unkind about others!
I know one thing - if Oasis wasn't in Los Collados it wouldn't be half the place it is - maybe we should protect these helpful people instead of slagging them off!
