Hi Everyone
It is with great interest I sit a read all the threads on this forum albeit very time consuming. As a first time buyer I find most of the topics relevant, encouraging and reassuring. However, it is very annoying when I sit and read people slating others which then puts me off continuing my research on this forum. Please lets try and stick to the subject matters and make this site worth my time sitting here.
I would like to add to this, as a member who mainly sits reading and not replying and have not really had much dealings with anybody in particular I find Fibby, Jeansis, Candyfloss, Smiley, Rixxy etc.... all doing a wonderful job in providing us with so much important and useful information.

Yes I did alter my post after I was left to feel less than welcome I had a search round the threads and found one that involved me considerably simply fot trying to offer some advice,which I am in a position to do
Not interested in any if you are E.O.S staff (which I assume you are) to be enticed into any sort of slagging match so forget it.
As I said I only started posting on this site as it felt far more freindly ,seems however that its manipulated by a large percentage of the other forum to satisfy their own underling motives albeit in different guises.
Its a shame that someone like me who only wishes to be helpful and offer advice of which I can do in a cheerful manner and hopefully make some freinds involved in the future of a lovely part of the world that has a few problems right now affecting so many of us

I really feel that things have gotten out of hand here.
Many people have emailed me and expressed their concern that you have had a bad experience here. To be honest that quite upsets me as if this forum turns into a slagging match then there's no point in having it at all and I'll just turn it off. That's not what this is for.
Today I have commented on the site that we need to keep posts friendly and non personal. I hope it will continue that way and in fact today has so far been quite a "relaxing" day on the forum for me.
I hope you will continue to post your useful comments on here.

What a shame your inocuious question has led to all sorts of pandemonium!
Not your fault of course, just our hot blooded members giving vent to their feelings, whoops!
I feel for you as a genuine member asking a real question.............I think that within the first few posts, you rquestion may have been answered. (well I hope so!)
However, your initial question of "Buying jitters", may not have included the fact that some people who have bought in Spain, can become a little "heated".
This of course is purely due to the increased temperatures that they have had to endure in Spain, and has no bearing (crikey I need Roberto's avatar here!), to the fact that this forum has incensed their passion!
I apologise unreservedly, for the posts on this thread that may have become rather, hmmm, intense?
This is NOT normal EOS practice at all.
I do hope this has not put you off posting again............
We look forward to seeing you on EOS again, that's if you haven't been scared off!!
Finally, EOS posters and Justin, this whole thread is interesting, in the fact that the original poster DID NOT respond to any of the posts!

gtcstudio- have just read through this thread, which got a bit scary part way through!
But, we too are recent depositers and we have felt a bit nervous given the media news a week or so ago about a 'Spain property bubble burst'. Our concern wasnt about investment, or over pricing just that there was some suggestion that new developments may halt or reduce due to the glut of properties and the shaky share values. However we have been reassured when later information said that the share values had levelled out and even showed signs of picking up and then it all disappeared from the news. We're buying off plan because the price suits us and the facilities offered are far in excess of anything we have considered previously. Our developer has since added a further release of properties and we have to hope that that is a positive sign of confidence in the market.
Have to add, given the way this thread had developed, that we've had a reluctance to generally post threads and make queries because there's a certain sense of a clique from the regular contributers. If you are new to forums you dont always understand the etiquette of keeping to a thread, but we do now as its often made clear in no undertain terms- but the threads make interesting reading even if we haven't a clue what or where you're all talking about.

JHMurcia, don't be put off by some posters who are and will always remain negative due to bad experiences!! Par for the course! But just bear in mind that you will always hear about the bad experiences, rather than the good and - with all the posts - take the information in, absorb it and put it into effect!! The best logic is to go in fully prepared in any adventure!
EOS is an extremely friendly forum and has been a godsend for us over the past couple of years, and there are always people here to offer advice, assistance, etc. You will, though, always find those using forums such as this as soapboxes to air their views, who may not be willing to acknowledge anyone else's good experience. Happens!
We bought off-plan in 2003 and completed in February this year - could have completed late last year but stretched it out - and we're very happy with our investment. We don't plan on selling it for the foreseeable future and plan on using it and renting it out, if we can.

Nice to see you back. I agree with pitby, some will be negative and new posters must be really put off. But I think that things seem to be going ok now which is good as I've made some great friends here and have actually met up with one in particular (Annie). Last time we were in Spain we had a lovely time. Meeting up again when we go in a few weeks time.
Anyway I'm sure you will be fine with your purchase and hope you will be as happy as we are. The only thing that you need to worry about is the more you go over the harder it is to come back

Thanks Pitby, we're really excited and it was great finding the forum. So much info, which is great when youre new to all this. Especially as the media often goes down the negative side of buying abroad- but we do have friends and work colleagues who'v bought in Spain, France and Bulgaria and aside from things taking longer than expected they haven't had majorly bad experiences. It seemed to take ages for us to receive confirmation of our recent payment and that made us jittery. I think if you're able to get back and forth a bit and keep an eye on how things are developing thats a big help too because it it would make you feel you had a handle on the progress. Itherwise its all a bit unreal.

I just posted a message - but I may have hit the "close window" button instead by mistake!! So if this is a repeat ...... apologies!
I just said that, even from here, in Dubai, UAE, we didn't have the opportunity to pop across to visit the development progress!! We signed in 2003 and we decided to visit last summer (2006) just to check the place out before we signed!! We were told that the Licence of First Occupation would be granted soon so we should ready ourselves for completion. Saying that, we did delay the completion until early February, even though the licence was issued in September).
Just remember, it's your call! Go in well armed and equipped - and one of the best ways is to read through this forum! Check if there is a thread under Development Discussions for your development and see what other buyers are doing/experiencing.
EOS has been a goldmine of information for us over the last couple of years and it will be for you too.

I would like to say thank you all for your interesting and varied posts. I see myself as an avergage Jo and thought my concerns would reflect the concerns of any number of people buying a property in Spain at this point in time. So it has made interesting reading.
I am going ahead with my purchase. There is only one life and it must be lived, with no regrets.

Even as I wrote about being able to go back and forth to visit a development I thought who am I kidding! We may get back this year but it will be autumn if at all. Much more likely next year when we will plan a couple of visits especially in the summer with assorted family. However even doing that will be useful for us so we can see any actual progress- although it would be great to go back soon because it does seem unreal that we have taken the plunge. It is good to hear that people have had successful purchases. As gtcstudio says 'no regrets', so we wait with baited breath!

I have read this thread through and cannot pretend to understand it all, but would like to pose a question.
Can anyone give a likely actual present day valuation for a 3 bedroom penthouse at Casares del Sol with 82 square metres plus terrace plus garage space etc. Unfortunately no closed site or clubhouse or other facilities.
Please nothing but the real facts, what is required is an actual realisable price for a sale now.

Can't understand this thread?! Not suprised really!
Most times, a thread gets started asking a legitimate question, then posters diverse!
Basically, the original poster was having 2nd thoughts about his purchase due to the press reports on the Spanish property "bubble bursting".
However, back you your question, which of course is another diversion from the thread!
We have agents on here who will no doubt answer your question on value, however, I would imagine, that without seeing the property, no-one could give you any price that could be "taken as gospel".
I would ask an agent to come and value it, that sounds more sensible to me.
I hope it's the price you hope for............

Normansands, if you want you can send me a private message with the build size, terrace size and let me know if the parking is underground and if you have a storeroom.
I can give you a likely bank valuation form that information and then a likely selling price, but I would suspect you prefer to have that information privately than on the open forum
