Hello, Advice needed please on purchasing a coastal apartment in the Murcia area

Hi

We have owned in La Manga since 2003 and did a lot of research on line looking at different websites and were lucky enough to  have friends who had owned in Spain for several years who could advise us. Also lucky enough to find an agent who actually listen to our requirements and didn't just show us the endless golf resorts. Which 3 out of the 4 agents we approached showed us.

We are in the Veneciola area of the La Manga strip which gives us access to both the Mar Menor & the Med beaches each within a 5 minute walk, and is a relatively quiet area at the far end of the strip.

With the access to both seas and the strip is really great during the summer, lots of restaurants, bars etc and is buzzing and good for rental.

However out of season is a different matter all together it's very quiet although as more Brits have bought property the season has slowly got longer.

If you want a property aimed at the rental market i would suggest somewhere with access to a good golf course and a beach, possibly on the mainland side of the Mar Menor. You have Los Belones & Los Alcazeras which have acces to nice beaches and are near various golf courses such as the La Manga Club.This way you would get the beach lovers during the summer and then as it cools down the golfers during the winter when it's cold and wet in the UK, and not to hot in Spain. We found our property through a young British couple who had just started up at the time, since then a friend of mine has purchased though them,two have sold properties through them and friends let their properties through them.

They are The Spanish Connection and have a comprehensive website.

You will then need a legal representative who is independent from the developer/  seller, who will help you through the process and carry out the necessary checks on the property. To make sure there are no outstanding fees or debts against the property, and look after your interests. Someone to deal with your yearly tax obligations, council tax and tax from your letting income etc.

We use a company called Iberbrit Legal who have English and Spanish staff, they are Iberbrit Legal and have a conprehensive website.

Where ever you decide to buy don't be rushed into it make sure you check and double check, there are lots of large developments promising shops, Medical centres, Restaurants etc. But the way things are now businesses aren't renting in the commercial areas of these resorts and you could find yourself isolated.

There are some real bargains to be had at the moment with lots of owners with mortgages just handing their keys back to the Banks and Mortgage companies and walking away. If you can buy without having a mortgage that's the way to go rather than over stretching yourself making you heavily reliant on the rental income to pay a big mortgage.

We fly into Murcia Airport near San Javier at the moment, but it would appear that it may close when the new Corvera which put about half an hour on our journey to our apartment.

That is all the advice i would give you if you definitely decide to buy in the area, having said that we don't let our apartment it is purely for our own use.

But and it's a big But as Meggie says there are hundreds of properties to rent in the area, many remain empty for the majority of the year as availability far out ways the demand.

This is when people who have fallen into the agents trap and as they say " Left their brain on the plane" are carried away with sun and the beaches etc. They are sure that they will have no problem renting out their property loads of people they know will want to rent it. They may well do but once not every year, what would make your property stand out from the rest, that's virtually impossible with so many properties out there.

I would suggest that with the way things are for house buyers in the UK that would be the way to go, you still have to really research and find the right area. But I agree with Megggie a buy to let in the UK would be the way to go as a long term investment to generate a regular income.

We have just bought in Camposol and are going out for 3 months in December with the hope of moving out full time, shortly.  There is a geat Urbanizacion with mostly Ex-pats.  Property can be had for as low as 35k euros for a 2 bed.  I would really reccomend you have a look.

I live in Cartagena and love it there.Wonderful facilities. Buying is not an investment at the moment in Spain. Only get somewhere if you plan to make substantial use of it yourself. I have met people who have been happy with apartments in Los Alcazares, Los Belones and Los Nietos. All 3 have substantial expat communites. I personally prefer Spanish areas.

I will believe in Paramount Park IF it happens. It seems to be something that is generating considerably freebies for the local politicians. Not one brick has been laid. Also, Corvera airport is still far from finished. Perhaps, therefore, places nearer Murcia airport are a better investment.

I suppose Portmán is another possibility as they are about to begin cleaning up the contaminated beach which has been ruined for 20 years. Could be a very pretty spot when this has been sorted out. Properties have been rather dear there though.

If you are not sure were you want to buy, I suggest that you rent first and get to know the area. You can then make a decesion about buying.

There are rental properties available at very reasonable rates so the choice is yours, relax and enjoy the search

thanks guys for all your help and taking the time to reply. All of your replies have been very useful and have certainly made us think seriously about purchasing in Spain. We did initially think of investing in the UK, but the prices even for a 2 bed flat in the Bournemouth area are £120k upwards and our area seems to be swamped with BTL mainly thanks to the Uni. With increased tuition fees as from next year there is a possibility that this could have a huge effect on the BTL Market & obviously if we borrow more than the 85k we want to spend, we would have to guarantee that it was let out all year round. My concern is that this may not be possible.

Spain seems the obvious choice for us as the climate is good, lots of flights into the area (we could even drive) and also the property prices are low, so we should get a nice 2 bed apartment for our money. Plus we can use it as a holiday homes as well with guaranteed sunshine.

We will definitely be treading very cautiously & will not be make any hasty decisions. We are flying out this week to have a look around - wanted to see what the area is like at this time of the year.

 JUST to say - don't be put off Btl in the UK.  The market is very good at the moment, though the student market is always slightly different.  As far as I can tell, your basic none student btl is good all over the UK and obviously the fact that people cannot buy has made the market more profitable.  But, as you know, I also believe you will not get anything for as low as you can in Spain - in fact £120k for a  two bed flat does not seem too bad price wise - but I would avoid flats anyway as that is where a lot of the new build has been.   Go for a nice house in as nice an area that you can afford which will be attractive to ordinary people.  Forget students - leave them to the specialists!!!

Hi. Not sure if this is of any help, but I bought an apartment on one of the ex-Polaris golf resorts (Hacienda Riquelme) this summer. I've never bought in Spain before, but could recommend the lawyers I used (even if I felt I had to push them along a bit). The main reason I bought was that prices had come down considerably on this resort mainly due to the developer going bust (after the development was completed) and then the bank who took over (CAM) having their own financial difficulties.

 

All in all, I got a great apartment at a good price - happy to share any tips etc with you

Just like to point out what no one has mentioned yet : The Ley de la Costa.. Don't touch anything within 500m of the high tide line. Under the law , which is retrospective , nothing is allowed to be built within the 1st 100m , up to 200m  a slight chance & 200m to 500m with restrictions. don't believe anyone who tells you different. They've been creeping around for years assessing & itemising properties & many have already been demolished. They are tending to pick on the smaller ones first . The ones that haven't got any clout . It doesn't matter if it's been their 150years ,if it's within their 'boundaries' it'll eventually be demolished.

We are not talking about properties owned by foreigners either , they've been picking on the Spaniards mainly. Here's the latest village that's due to be demolished & that's been their over 100 years.
