Advice on getting rid of Villa

All, I would welcome any advice on how to get rid of my Villa. Still have a mortgage on it but if we surrender that back to the bank, what are the ramifications going forward if we found a cheaper one and want to buy

Speak to the bank and see if they will cancel all or some of your debt.
Of course they may decide not to and that will still owe them the whole amount.
I know that some people have been pursued to UK and an action taken against their assets there, (a house).
