Hello to all,

I have found your site after being offered a penthouse apartment to buy on CdS.  The pictures look wonderful but I am a little nervous having read your threads.  Do you all find problems with damp, noise and crime?

I am looking for somewhere that I can come with my family on regular breaks but I would need to rent it out between times to help with costs.  It appears from the threads that most of you are actually resident?  Does anyone rent out to holiday visitors, and if so do you find it easy to rent?

Also worried by the post saying someone was selling up for 150000 euros but could not find a buyer - the asking price for the one I am looking at is much higher than this... does anyone know if this is correct?

Yeh Yeh . Someone posted that they have an apartment or a number of apartments on this development for that price.
I enquired and asked for details on many occasions and no one would reply.
Look ? Its a geat area and if anyone has any for sale at that price then contact me .PLEASE ?

Hi MacLaren,
                        We bought a 2 bed penthouse off plan.... There has been a lot of heartache on the way but we are now really enjoying our holiday home. This year we have already had 4 great holidays at CDS.  In July we took friends who had not been to the area. They loved the apartment, the area and the sense of space at the development.
We have managed to rent our place but i won't pretend it is easy. To start with we made little effort and had few rentals.....
Now the development is more mature we have tried a bit harder and have had several rentals. If we tried harder I am sure we could achieve more.
Overall I would recommend CDs to anyone... I really like it and i am glad we bought here.

Hello MacLaren,

You are doing the right thing in making full enquiry before purchase.

This is a very large site with extra blocks added and pool numbers correspondingly reduced.

A certain engineer has posted here that some blocks are better built than others.

My intended penthouse purchase failed survey so be very careful.

You have of course the opportunity to rent before you buy, time to get proper survey etc.

Most people are very happy with the area if not this actual development.

Some say that rentals will never cover more than community fees so make sure you can fully afford the purchase.

Agree the point is that the very reasons people purchased on the Costa del Sol are still there.(Bit of a mess at the moment but still there)
Now we reports here that property prices down by 35% in Spain.
Helloooow Spain is a very big country ?
Are these falls in over inflated asking prices ,take apartment next to me is for sale at 390,0000 Euros he paid 320,000 and could possibly get that so question?.
HAS HE LOST OR HAS HE BROKEN EVEN as he has rented it out and enjoyed many happy holidays there.
IS HE GOING TO SELL HIS PROPERTY IN A GREAT LOCATION FOR 35% less than he paid for it? Of course he is not.
Some areas indeed have fallen in price as they are rubbish and no one wants them and never will.(some are worthless)
In the U.K some areas are down35/ 50% and more so would anyone with good property in good locations sell their property at these discounts?

Time will tell . Costa del Sol in good areas are the jewel in the crown and if your in one of them then over the longer term will be O.K and in the meantime stop reading all the doom and gloom as its going to get you nowhere as lots of it is planted to sell news as only bad news sells.
This area sells news always has done always will and as they were first in with the corruption scandle they will be out before other areas and indeed Countries that will prove to be the tip of  corruption which will make this look very small indeed.
Sooner many look at the purchase outside of monetary gain and take a wider view the better.

Thanks to this site we all know the facts, don't we?

What is there is there and will not change, will it?

Talk it up. talk it down, if you must, but please do not mislead anyone.

Stick to the forum rules and tell it like it is.

From my personal point of view the off plan sales promotion of this development was a complete fraud, a fraud that should have been revealed by the agents and lawyers involved. I have not heard of any purchaser at all who was happy about that. 

Lots of purchasers are making the best of a bad job and all strength to their efforts. Most readily admit their mistake but are determined to get the very best from it, even if they are also seeking compensation at the same time.

Some one even started a "happy" thread but it seems to have fizzled out.

Since the dream was never built, you will have to content yourselves with dreaming about what is actually there, if you must.
But please do not attempt to repeat the fraud and try to sell what is there as a dream.

Sell it as it is.

Firstly its not surprising that good news threads never get off the ground while the development threads are guarded by the hour by those with very negative views and cant comprehend that many do move on.

So you were sold a dream and the dream hasn’t come out as the brochure, well when in life really happens .?Live with it.

If your not happy then that’s of your concern but with respect I hope your situation gets sorted sooner rather than later to save our sanity.

Accept it for what it is and value it accordingly would be my advice.

in an effort to extract information from the last post, and deferring to greater knowledge and experience, it seems that other developments are so irretrievable bad that CDS is a bit of a gem, if not quite a dream. Can that really be true? Surprising!

I can only speak for this development and not much of that. I found nothing at all in the build which came up to specification, not even the basic concrete. I have posted only what I found complete with photographs.

Why should that give offence and lead to silliness?

It is a pity that this excellent forum should be tainted.

The reason you feel that the forum is tainted is possibly because many do not agree with you.
Yes ? Almost everyone agrees that its not turned out to be the intended dream but at least there is something tangible and as more complete and management fees are increased this will turn out to be one of the better developments.
This being the case and with many other developments having been left uncompleted ,in average or poor locations then medium to long term this will be fine.
As you have already posted everything bad about this development at least everyone knows where to work from and move on with the positives and there are many.
Norman? This is not silliness and sometimes lives a bitch but the way you politey rant on how bad this development is when taken in the contex of the bigger picture please trust me that on a 1 to 10 scale this one is about number 3.


VALUE on Property on the coasts in particular is a sheer nightmare with illegal builds/no habitation licences and the corruption in the recession we are in.
Some developments will be worthless/demolished or left to decline as to be fit for squatters.
You say its great to move on and whats plan B ?  WELL ANY PLAN IS BETTER THAN LIVING IN THE PAST WHERE THERE IS NOTHING YOU CAN DO ABOUT IT.

I am of course happy to live in a tent in the sun for a while but would not pay much for the experience.

As to the suggested way forward, where you all pay increased community fees, on top of the outrageous fraudulent starting price, in an impossible attempt to provide what is missing from the specification.

I find that somewhat lunatic.

Even if you can afford it, where would you put all the missing items, the pools, the gyms,  the commercial centre etc. etc. Burrowing underground is an expensive option.

How would the tropical gardens grow without any soil on top of this scrub land?

How would you provide the front line golf location?

It would be no way forward for me. But of course my funds as a pensioner were very limited to start with.

I also have little time for the equally silly idea that you should be grateful you have more than the other fraudulent developments which are to be unfinished or demolished.

Is it actually true that so many developments are so appalling bad to make this claim true?

Personally I am unable to challenge his knowledge since I have only stayed on one development in the area. That was everything it claimed to be with actual front-line golf, pools, gym, spas, clubs etc. etc. with spacious and luxurious accommodation high grade white goods, luxury bath and shower rooms, large multiple terraces. All with a lower off-plan purchase price less than Casares and in a better location.

Justin has told us that his developer "shafted" him on his development so perhaps "Just Dan" is correct and I stayed somewhere unique.

Some one must know?

This is a phony argument and a waste of time. Norman is correct that we didnt get what was promised and he decided not to complete. Most of us went ahead and the very hard work of the Committee and extra money to implement there plans are doing wonders. The site is already shaping up well and has excellent potential especially when the economy improves. However, it will not have the luxury stamp conveyed in the brochures. Jerry

No one is saying that Norman is wrong and no you didnt get want was promised.
The develpment is starting to come along well and will improve further with time unlike a massive amount of other developments.
You cant do anything about the past but you can about the future.
Whats phoney about that.
There are some that are saying that apartments on this development are for sale for 150,000 Euros ?
I am saying show me> Whats phoney about that?
Norman has not and will not be completing so thats one less paying management fees and making no positive contribution.
No phoney argument as thats the last thing needed.
Of course irs all wrong the whole situation on a massive amount of developments is wrong but somewhere,somehow everyone will have to move on.
Lets be hopeful that Norman gets a result and like wise he can move on,

Just back from a fantastic week in CDS - I have difficulty in relating what Norman states to what I perceive as facts.  The "ghost town" is a flourishing vibrant place with renters and owners alike from all age ranges.  People I spoke to were very happy with theior accomodation and the site generally. Fantatic work done on PM4 with the gardens, a big thank you to Gary for his hard work and the other PM presidents.
We already have repeat bookings for next year!

good news is always welcome and I particularly welcome the endorsement given to the workers.

Their efforts must have been tremendous to bring the gardens to a state where they can be praised like this in August.

They may not be able to achieve the promised lush tropical gardens but nevertheless they must have made a very great improvement to that found on my visit.

I am pleased to have endorsement of my original choice of location, it is good to hear that it is proving popular.

However I could not myself contemplate paying a very high price and taking on a large mortgage on the basis of what has been provided here, even had the build quality been good and the apartment passed survey.

Even a fantastic week in August is that, just that and no more.

Nevertheless MacLaren should have enough advice for now.
