Can anyone tell me if Huma have actually got their Building Licences because everytime I ask my solicitor she insists that they have, but are just waiting for permission to exercise them.

Hi alfie, according to my solicitor because the number of builds has been reduced the plans have to be redrawn then represented, this takes about 12 weeks,once the new plans have been rubber stamped by the powers to be then the licence will be issued,this should be mid - late jan 07

I have been in touch with my solicitor who has stated that they are still awaiting full planning permision and work will only restart once this has been granted, that is if it does get granted !
Parador are a lot more optomistic saying it is only a matter of weeks before work can re-start as everything is now virtually sorted and they expect to issue a statement to there clients before christmas!
Finally they have also confirmed that there is not going to be a reduction in the number of units built or a reduction in the facilities available on site and anything contrary is not true!
The plot thickens and time will tell but as an investor all i can do like you is wait and hope that things work out in the end, preferably by next year!

I came out to Spain in April 2005 to look for property. Before I came out I looked at Almanzora on the Internet and was very interested in the properties. I arranged to view properties with Medsea and when I told them I was interested in Almanzora they told me that they were not dealing with the development because the developers did not have the licences to build.
My question is.......... if Medsea knew that there were no licences surely all the other agents knew and that being the case why were they still selling. I'v heard a lot of bad press about agents but I'm thankfull that Medsea had the decency to think about their customers rather than making money out of others misfortune.
In the end we bought on Al Andalus Thallassa and everything is on schedule. I do hope that everything turns out OK at Almanzora because I can imagine what a lot of you must be going through. Good luck....

I may be corrected here, but I believe the "reduction" in units means that ACC will have the same number of units as per the original plans. What happened was that the builder bought additional surrounding land and put planning permission in for extra units - thousands not hundreds !
It is my understanding that the latest plans submitted months ago was as per the original planned development, which when approved will actually work out better for the people who invested early, believeing it was a descreet development - not a town !!
I know from a holiday point and ultimately an investment point of view, the more exclusive the development the better.
Let's just hope we can soon use it..............

Does anyone out there have the details of the licensing authority as we were promised a full refund ( inc Deposit) by HM and they are now sodding about again. I gather that the next few week are specially 'sensitive' for HM and would wish to ensure that the authorities are clearly aware of the underhand tactics of HM Thanks John

Your 23rd Nov post was right on the money, no corrections needed.
I was an early purchaser on this project and the Parador rep on site gave me two plans showing one as the original proposal (2000 units) but the other was what they were hoping to progress to after the "first phase" with up to 12,000 units.
This gave me a lot to think about as it would be a poor investment if it went to 12,000 ( purely because no one wants to be on a noisey, dusty, perpetual building site for five/ten years). I took a view that the latter would never see the light of day, however 2000 units in this idylic setting may yet prove to be the prestigous venture it pretended to be. Hopefully this will turn out to be the final outcome.
Hindsight is wonderful thing and many so called professionals should hang their heads in shame, but for certain we will all be wiser (but hopefully not poorer) for this experience

Last time I was in Vera I went with a Spanish friend (Mayor's second cousin) to see the last PGOU for Vera (1986 ish?), it didn't show Al Andalus or any other development at Vera Playa. Will Medsea reimburse you if the Junta tell Vera to pull your (ilegal) property down? From what I can make out, there are very few legal properties built within the last 20 years (or since the last round of PGOU's). Can you imagine Cuevas's town-hall saying in the mid 80's, "let's apply to develop that bit of wasteland on top of those hills in Las Cunas, just in case somebody wants to build some posh houses and a desert golf cub up there?"

Don't know how many out there have had a reply from HUMA this morning, but I've received username & password on to a new website which details what's going on and the plans of the sports centres, restaurants, etc.
Here's an extract of the front page:

I visited ACC in October where I noticed building material had appeared (which was not then earlier in the year), but no actual work had restarted. I will be visiting ACC at the end of December to see if anything has changed - will keep you informed.

Yes David P it seems we are now definitely in the home straight & it is evident from Huma's correspondence that requirements with the Planners have been fulfilled.
The new entrance to the development is also a plus,and they also indicate what some of us have been saying for some time that value of our properties will show substantial gains when they offer the remaining units in Phase 1 for sale.
Hopefully building licence will now issue without any further delay and we can all relax and stop worrying about Bank guarantees,refunds etc.

Good to have had pictures, brochures and correspondence from our agent's "after sales" service. We've been waiting over 2 years. Now suddenly it's all happening, and the massive Equestrian Centre looks fabulous!

Very impressive and at last something to get excited about. But........are Huma being a bit cute with their choice of wording? Still await the all important formal issue of the building licence and works resumption date.
Does any one know what those stamps on the scan of the planning application document were for?

If you're a member of the owner's forum, there is someone on there who has uploaded the brochure, and is emailing copies out on request to those owners who have not received their brochures yet.

Yes, Jasp. We received the huge new coloured brochure about ACC from the Parador After Sales team. We paid just under £300 to join the After Sales Service some 3 years ago and at last we are getting information from them.
We have also recently received letters direct from Huma in Spain and a couple of 2007 calenders!

All owners are now getting the Huma email , passwords to the web site and letters from their respective agents. All long over due in my opinion.
However, (don't knock it') it is all looking much more positive. Huma obviously know something more than we do to have gone to all this effort.
The big play on the stables and horses seems a little strange to me.(on an urbanization ?) All very nice - but what has happened behind close doors to make this all such a big thing for the develpment. Surely it's not really for the benefit of residence although I guess some will get involved. If, from the off- set ACC was sold as having stables and equestrian activity then I could understand it and it would have attracted interested parties !! But it wasn't.
Is anyone else thinking along these lines?
Either way - if it's a way to get that b***** final licence stamp great.

Yes I thought exactly the same about the equestrian centre.
I was releived and quite impressed when received the brochure. When we first put initial deposits on property there was no mention of the equestrian centre only about a walking path for horses. It does seem to me that maybe to get the approval Huma have had to incorporate this equestrian centre to maybe keep the locals happy (just a guess). Although it doesn't seem a bad thing as it does look quite good.
Does anyone know if the facilities that were originally going to be in place will still be there due to the fact the brochure states phase I and phase II . The first phase is the residential which will be built first and then it states phase II AFTER APPROVAL which I wasn't too sure about. Any ideas............
On the whole though I do feel more positive about the whole thing

I agree with Auntie Edith. Having studied the new brochure sent by Parador the equestrian center is a great bonus. It is a truly massive complex and the training of these extrordinary dressage horses should be a site to behold. Who the hell needs another chavvy golf course when you have a unique and exclusive arena like this? If you want golf then buy at Polaris World - god knows Jack Nicklaus plugs it enough!
