I'm so glad we're our own upstairs/downstairs neighbour - If I had a 2 bed only and the 3 bed owner blocked that pipe, I would be complaining loudly and claiming for any damage done to my property because of it - Not constructive at all Wayne! This message was last edited by cuz on 9/19/2008.

Hi all,
I'm on Jardin 2 and have just returned from 10 days at Condado and met Barry who does the guttering work (I'm sure its Barry - thats what I've been calling him for the last 10 days anyway). Barry is charging €75 euros per apartment and it does look really neat . I have pictures which will be uploaded as soon as hubbie comes back from footie. Barry has asked for his number not to be posted on a forum but is happy for me to pass it on via a pm. Barry is returning to UK in November where he is purchasing the materials for doing the job so needs to have any orders in before then.

Has anyone been there when its rained heavily enough for water to pour through this pipe in enough quantities to be a problem? I was wondering exactly where does the water pour?

It rained once, overnight, when I was there and it covered everything in red dust but didn't seem to cause any 'streaks' down the walls of the apartments. I checked the apartment below me and others on our row and they didn't have any 'water stains' running down the walls. However, the red dust caused a right mess and we spent a morning cleaning down the terraces but we blocked up the pipe and swept all the water down the steps and into the grassy area. The water outlet is right above where you would put the downstairs seating but is also just above and to the side of the lighting wiring which might be another concern.

I've just posted a photograph of Barrys work - dated September 16th. - 41541 (I took a few photos but looking at them they all look the same so have just put one on).
He does it slightly different for a corner plot as it can go directly off the end of the wall and down into the grass rather than having to bring it across the pergola.

How the devil are you girl??? Did you get everything sorted out whilst you were there??? I have been so depressed since I got back I have booked flights for Nov, Dec, Jan and Feb so far...... I am constantly looking for cheap flights and even with the crunch cheap flights are still out there and available..

I got back late Wednesday nite so have spent most of today catching up with the forum - was great to meet you and your family as well as Carol and rest of gang although you did meet me on the most stressful day after my wrestling match with PW over my keys - actually I should put a thread on warning people not to turn up on a Sunday expecting to collect keys even if you have agreed this with them in advance!!! I had a great 10 days but haven't nearly finished as once my sister arrived out there it was pool and beach for 3 days and no more shopping (I was actually glad of the break) I popped up to bar last Saturday for about an hour and met another few people from the forum (Natasha, Skinnymags, Gommins, Cuz (I think) so I think Saturday nights are becoming a regular thing.
I gather from this thread that you spoke to the same guy as me about the guttering but I've been calling him Barry rather than Barney - I hope this is his name cos I saw him everyday and thats what I was calling him. Are you planning on asking him to do it for you - if you he needs orders before November when he comes back to UK to collect the materials. If you need his number let me know.
Will you be there for Christmas? If there are going to be a few of us there we should plan something or am I crossing threads here???!
I also need to get on case for 2009 flights as want to be there as much as possible (work seriously getting in my way of enjoying my new home - can't convince them that I could 'work from home' there! Talk soon Michelle

Thanks for that photo- we hadnt been able to tell where this pipe was and why it really might be a problem. But from the photo this chap does a neat job.
Its also clearer from the photo what a problem it may be for 2 bedroom apartment owners if the downstairs owner blocks up the pipe, because if there was ever enough rain for the water to pool on that landing it could seep under the door of that apartment. Hopefully the builders have got the camber right so water would run towards the stairs anyway. But I remember reading on a thread about someone finding water had seeped under their front door, when they went to snag. I'm sure if the pipe was found to have been deliberately blocked this would cause a dispute and if there was damage then that would include the Insurance company too which would take it up a level.
So its curious that Polaris use this method, although from what we're reading its a common method and so possibly causes few problems.
We did stay in a 2nd floor holiday apartment once that had several gaps at the edge of the balconies where the rain water or cleaning water just poured through to the balconies below or from the balconies above and there was no way to redirect this water. So, I suppose the pipes at Condado make this more manageable..

Hi All,
Just come back from an exceptionally wet week in the Jardines and I can confirm You Definately need something to drain the water away.
There were two downstairs apts opposite us who had spent a fortune on lovely awnings from PW homestyle and they were already filthy from the water running off the upper apartments just from the rain let alone cleaning!!

I was over at the beginning of October to clean and sort out furniture. I cleaned the outside floors and felt really guilty because the muck went onto the ground floor apartment patio. I spent 20 mins cleaning theirs as well!
The answer to your question is yes the walls are becoming stained a little. I suggest we all get a few litres of external paint fromthe builders as they arn't going to be around for ever.

I like your "style" Carlisle family, so I have not only got to over with some white paint just in case I have to change the numbered parking spaces, I'e now got to "chat up" the builders for some exterior paint just in case I mess the wall up!! Extra bucket has been added to my list of things to buy!

Hi Just got back from 5 hectic days on the Condado. I don't think they have sold the apartment underneath me yet so I was able to clean my front terrace with ease this time! But an extra bucket will be needed when someone does move in!

Hi Jackie Yes hard work but fun! As you said in your email on your return - where does time go to?? Like you wish I was back there now! Got withdrawel syptoms of standing in customer services! he he! Didn't even have time to look for any buggys! Actually staying on Condado on the 27th can't wait!
I hope your guttering gets done before someone moves in above you and maybe I will have people who will do the same!
