Hi All,
We are coming over to sign some documents with the lawyer at the end of the month and want to use the time to look at what furniture we want in the apartment and where to buy it from. IKEA in Malaga seems good for lots of the stuff such as bedding but can some one suggest where to look for sofa's?

IKEA in Malaga is a complete shambles compared with their UK stores. They seemed to be very short of stock both times that I have visited and the restaurant is truly revolting. It is the only IKEA store where you follow the arrows on the floor and get totally lost !! I would recommend using the fabulous IKEA store in Bordeaux ( lovely staff and restaurant ) and driving down with your furniture in a van.
Seriously though, Finicci do have some great stuff and Mad about Furniture have just opened in the commercial centre at Los Hidalgos. El Corte Ingles also have some great furniture which can be rather pricey, but they do have good sales and the staff are really helpful.

Hi
could someone remind me the name of the furniture store that is a few KM outside Duquesa, on the way to Estepona. Its located next to a roundabout, which has a petrol station on it. Bothe the petrol Station & Furniture store are on your left as you head towards Estepona

I think you are referring to the new Gavira store on the Casares roundabout. It is rather pricey and impersonal.
Try El Corte Ingles at Puerto Banus. Although it appears expensive, they do stock some sensibly priced items and they have really good sales. Our TV was the same price in there as the discount stores, with an extra year warranty and free delivery thrown in. The staff are really helpful and they offer a 14 day exchange service if you are not happy with your purchase.
We also had great service from "Mad About Furniture". We saw a great floor lamp in their Los Hidalgos store and another in their Estepona store and couldn't make up our minds, so they delivered them both to our apartment and let us see them in place before choosing which one we wanted to keep.
Most of our furniture as supplied by Finicci, who offer lovely furniture and a great design service but were let down badly by their fitters. Despite several rectification visits, we are still finding things that were bodged when being fitted by them. I would still recommend Finicci but you need to be present if you want them to fit anything.

Paul I believe we will not receive the promised TV's, unless you want to take them to court. I have accepted that they TV mine will not be arriving, I am enjoying using the electric and water for free and hope that it continues, as it is two bills that we do not have to allow for, for the time being.
There is a beautiful Spanish shop there that sells the most beautiful bedspreads and really nice bits and pieces for your new home...different things that can give your home that special something...I can't remember the name, but it is in the Factory.
Excellent German electrical store in Los Barrios, I can't remember the name, it might be '????? Mart' but not sure, they sell everything electrical, all top names Sony, Panasonic, Samsung. LG at extremely competitive prices...the best we have seen anywhere in Spain, it is well worth going if you need anything electrical. It is next to C&A adjacent to The Factory.
If you want electrical lighting there is a fantastic shop there that sells every possible electric light, it is situated behind the Factory...again very good prices.
And there is a Hong Kong 'Wok' restaurant there, which is an eat as much as you like for 9 euros Chinese. Fantastic full range of all Chinese starters, followed by whatever you want for your second course cooked in front of you fresh, you pick your fresh ingredients and they are cooked in your choice of sauce, and then a huge choice of deserts to choose from if you can manage it! Again this is situated behind the factory.
By the way, those of us that getting near to the first year anniversary, remember to allow for your IBI tax bill, which is the equivalent to our Council Tax. Although we will not receive this bill until the Town Hall work it out and I assume the development is fully handed over, it will most probably be backdated to the completion date.

Just wishful thinking on my part Tracey. We enjoyed our week over the New Year but seemed to miss most people. Saw Ken & Lyn and Robbie & Barbara. Just waiting to book for 12 months time on Saturday when the flights are available. We are next out at Easter for 2 weeks. Can't wait.
You are right about the free electric and water. It won't last forever. Any idea what the IBI will be roughly and how it is collected? Is there anything else payment wise on a yearly basis?

We missed you this time, although we heard that you were throwing a few moves around the Itzbar dance floor on New Years Eve . We too had a fabulous week and will certainly book for next year. Really enjoyed our week spent there, Saturday you say the flights are available, I too will be reserving my bus seat. And now we have the rest of the year to enjoy and the Spring and Summer to look forward to.
I have no idea what the IBI tax will be. Hopefully, not too much. Spoke with Solicitor today and he has advised that it will be produced by the Town Hall in Manilva, so nothing that we do not already know, he did not know what the amount would be. What we need to allow for I would imagine is:
IBI
Water
Electric
Telephone bill if you have one
Service charge/maintenance fee
I am working on about £2000/e 2000 a year to cover everything. We will have to wait and see if this will be enough or if I will have some change.

Hi Laurdan:
We have a 2bed 2bath apartment in Duquesa, and I can give you details of our costs.
IBI was calculated 3 years after the building was completed and we had our 3 year bill Mar 2008 which was approx 450euros per YEAR for 2005/6/7. We then had a bill for 2008 in September 2008 which had dramatically increased to 750 euros for the year.
Our apartment was occupied for 29 weeks in 2008 and the costs were as follows.
Management charge for community 2600 euros.
Electric 810 euros.
Water 165 euros.
Insurance 350 euros.
Macro community charge 450 euros.
I keep a spreadsheet of all our costs so these are accurate. I hope this will give you some idea of the costs of running an apartment in Duquesa, together with the explanation of the first charge of the IBI.

Many thanks for that Daffers. It certainly gives us all a good idea of where we will be, once the time arrives for us to start contributing and paying for our services. For me I suspected that the IBI would be a growing charge as it is in the UK...only goes up never down! I do not rent out so my service charges for water and electric will not be as great as yours. You show two community charges..Macro & Management???
It would seem that maybe I will need to work on £3000 for the year...doesn't matter if that is euros or pounds, for now it is the same.

There are 3 on going charges that you have to consider.
IBI: is another way of saying the council tax, although having said that I understand there is another small charge called the Busaro tax, I have probably spelt that wrong, but this is a rubbish collection tax.
Community charge: This is a charge levied by your community, or a collection of owners within a development. As your development gains more owners a committee will have to be formed who will allocate a budget for the expenditure that your development (community) is responsible for. This will be items such as maintenance of the pools, communal electric, water, security, lifts etc.
Macro Community Charge: In Spain a macro community is a collection of developments that are responsible for the roads, lighting, cleaning etc. Our development falls under the "el Hacho" macro community, of which there are many comments on other forums in the area, as this macro includes the Marina.
This is not intended as a definitive answer, but more of my understanding of the 3 charges.

Thank you Daffers, you have given us all a good guide. I have read the problems that have been experienced within the El Hacho community concerning fees and how they have been spent.
One of my concerns is that our development is barely occupied, in the units that have been offered for completion. The other blocks are still awaiting completion of the 'El Penoncilo Road' which is taking forever and a day... one problem after another has resulted in the other part of our development not gaining completion go ahead for the purchasers. What happens to the service/community charge when only 29% (approx) of a block is occupied and the surplus is owned by the developer??? Presumably the developer pays difference???
