Any Updates? All gone quiet again!

Just wondered if anyone knew whats happening?

October came and went November has virtually passed us by and my Christmas day meal is well.........Probably not this year!

Seems to be very quiet considering the number of houses sold on phase one strange that no one is talking about moving in or dates to come over and do the final paperwork etc......is there only little old me?

Well I can't help I'm afraid. We were out there in October and all was moving along nicely ,lots of work going on and everyone very busy. But now i am getting very worried ......................and I am on a later phase. I really don't know what to think...........................all I can say is you are not in this alone...........................I still have my dreams and I will move heaven and earth to make then come true! Just hang in there.................

just landed back from Spain an hour ago. Went to the site on Saturday. Looks great. The Esthers on Phase 1 are all finished and have been cleaned. Just a few gardens need tidying up. The heather fences are all in place. The street lamps are up and all the Esther's have their weather vanes!. The  standard of finish is very impressive. it was a beautiful day in the mountains and we had a peaceful picnic by the lake. The other larger properties behind the Esthers are being monocaped. The last of the block paving on the  3rd street between the Esthers was being completed. Work on the other phases too.

We stopped posting on here as we were beginning to suspect that this forum was being used by those that didnt really have a vested interest in finca parcs being a success, but after visiting the site yesterday without an appointment we did bump into other neighbours that do post on here and are genuine and have also come to the same conclusion as us. We were pleased to see that the first houses are looking ready to be handed over and seemed to be being inspected by a group of important looking persons, the main entrance road is now in place although it is still fenced off.  Also the larger houses were being finshed off and most of them had the outer rendering finished although there was still some work needed on the gardens. I have just this morning telephoned the office to see what is going on and It was hinted that completion letters could be sent out this week so maybe there is still a chance the first lucky ones will be in for Christmas afterall.

We have been to the site this morning, and here is the latest news we have to give you.

After speaking with Cleyton Ges this morning we have been advised that the Esthers are currently being snagged as the end of works certificate is being released by the construction company.  

All clients with Esthers will be informed of completion details during the next few days via mail and also their respective agents.

All being well, we understand that there may be the possibility of some of you being in before Xmas !

We have taken lots more photos and will post some later today.  As Kabri and Cathian have both said, there is lots of work also going on on the rest of Phase One and Two.  Most of the properties behind the Esthers have now been Monocaped and are currently being painted internally.  The boundary walls are being erected between plots, so completion on these properties appears to be just around the corner !

Will keep you updated as we receive more info.

I take it your conversation with the developer did not extend to proposals for later phases?

Thanks for that at least it confirms with what we were told.  As for the later phases lets hope it all goes to how its planned but we also suppose it will have a lot to do with whether people complete on their houses or not, it sounds as if there maybe a few amateur speculators on here that may have got their fingers burned but at least we are going to get our home soon and thats all we are concerned with.

The only information I am aware of is that the Esthers are due to handover within the forthcoming weeks,  the properties situated behind the Esthers on Phase one will be completed early in the New Year and the 'higher part' of Phase one and all of Phase two will be completed by March/April 2009.  I understand that Phase three is due to complete end of summer 2009.

And a note for everyone.......

I have just received a copy of the Certificado final de Obra for the model Esthers situated on Phase one.  All paperwork is now with the Town Hall in Hellin in order to prepare for the Certificates of First Occupation.  Completion notifications will be sent to Esther owners at the beginning of next week.

I really hope that we can encourage a 'buzz of excitement' on the forum now that completion for the first homeowners is so close.

Great news! 3 years gone by, 30 houses 'nearly' ready and only 600 to go!

Based on this, by mine reckoning the final homeowner will be hosting xmas party 2068! I'll offer my apologies now as I'll be 100 and eating my liquidised xmas dinner from the comfort of my resthome.

Before I get a flood of abusive e:mails, my tongue is firmly in my cheek.

On a serious note the first person to offer me reasonable terms gets my business for a weeks rental next summer.

Just one thing to note that the fees charged by The Notary in Spain reduce by 20% in Spain from January 1st 2009

I believe that the next interesting milestone will the the issue of the COH and bank valuations for mortgages, has anybody requested this yet given that the final completion certificate has been issued

Even if you are buying without a mortgage it can be worth getting an independant valuation

I am waiting for the constructor to formally respond to the construction querues that I reaised after my first look at the Esthers and plan to chase them again today
