Just for your information,the following is the ´official´ description of what a Nota Simple is
A Nota Simple is a report from the Property Registry that describes the property.
Information about the property usually includes:-
Whether the property has debts, usually for mortgages or unpaid taxes
The current owner
The boundaries
The total square metreage of the land and of the house, if there is one
How the land has been classified – urbano, rustico or urbanizable
The rights that other may have on the property, such as public paths, roads, sewage or water lines
In Spain debts may be tied to a property rather than the owner of the property. When the owner goes to sell the property these debts are apparent to the prospective buyer.
Having said all that, basically it is a resume of what goes in your Escritura, so having been the purchasers of a new property and being in possession of your Escitura you do not need a Nota Simple. It is purely designed for people buying a second hand property and it can be bought from the Town Hall for 9 euros.
