Hi and a Happy New Year to all who read EOS, Have just retuned after 12 lovely days on the complex we had no problems with water or electric the only complaint is that are A/C was not as hot as it should be of an eveing, but hopefully that is being repaired today as Pamela the lady who looks after the apartment has arranged with Dieago and the repair man to go today., ( Margo , Pamela told me she spoke with you last week and you are having the same problem with your A/C if you want I could let you have here number and mabye she can help you out, PM if you require it ), Barbara my wife spoke with Laurden (while I was playing paddle tennis) who said that the new road leading into the garages has been built to high, We had a look and you are correct it is to high , Next day I went down to the sales office who told me it has nothing to do with them and said I should go to the techincal office next door. I called and got to speak with a bloke from Italy who is in charge of the road he told me that the Council have sacked the road builder and where in the process of singing a new one. Which should be completed in about three weeks once this is done it will be a further five to six weeks before it would be finished , when I asked about the road being to high he told me that they are going to shorten the gates and build a ramp down so there is access. Hope this is some help to all those waiting to complete and to those who have completed as once the road is done it will a shorter walk down to the harbour,

Hi Bigbear .With regard to stating that the road will not go ahead where have you obtained this information and is it reliable ?. As I cannot see a company still working flat out to complete the rest of the phases as they are now doing even working weekends if they have no access to them .

I agree with you Laurden,
I wish that people who put things on the web would let the readers know how they came about there information even if it turns out not to be correct, I am still waiting for Bigbears reply regarding the road not being completed , (Hope I don't have to wait as long as the road completion ).

The latest from the Arenal Duquesa front is that the work on the road has been stopped due to lack of funds. At this stage I do not know if that is the Town Hall lack of funds or Ros y Falcon or indeed our developer with no cash. The road contractor has not been paid for 4 weeks. All construction works for the other stages is still ongoing. But this inevitably will mean no road completion then no licence for the rest of phase 1.
Sorry to be the bearer of bad news and please do not shoot the messenger.

Hi Laurdan. This as you say is bad news just as we thought things have been improving, would it be possible to post were you obtained this information as we are going to ask our key holder to call in at the Manilva Town Hall and see if they can tell her what is happening. But if your information came from them there will no point in sending her.
P.S Never shoot the messenger , because without them you will never now what is happening .

I spoke with Suzanne yesterday who told me
" Our builders paid the Town Hall for their portion of the road costs, basicaly the Town Hall have spent the money and not paid the road contractor, consequently the road has drawn a full stop. It does not affect building or workers already employed within phase 1 - 4. Understandably our developer is to say the least not happy, as they have a lot of purchasers awaiting completion"
If you want to send your own representative to the Town Hall to find out more please do. I wouldn't like to say where Suzanne received her information as I do not want to compromise any individual's position. But, I can confirm that it is concrete info. Kenny is also out there along with Fossie so they will all have input I am sure on their return to us.

Hi to you all
We are about to complete on our apartment in block 4 and are now concerned about the road. Can we get direct access or do we still need to go around the back?
Is there anybody already in block 4 if so what effect does the construction have ( we will be right on the corner of the road)?
We are also looking for someone to look after the apartment can you recommend someone? Pamela maybe?

Hello Voya,
I am not too sure what you mean by "going round the back"!!! From my site map I can see the position of your block (4) being on the top left hand corner, the road at the rear of your apartment block (between phase 1 and phase 2) is completed and this is where your garage entrance is so you should have no problem getting into the underground garage. To get to your road you would have to come up from the police station with phase 1 on your left, then turn left on the road between phase 1 and 2 and your garage entrance is the last one on the left.
Not too sure that your pool, and the area around it are completed. We signed at the end of June 08 and moved into our apartment during September. At that time the only pool that had clean water in and looked like it could be used was the pool that is used by blocks 5, 6, 13 and 12. When we went out at Christmas this was still the case, and some of the other pools needed some work doing.
Since we moved in to the apartment, we have appointed South Coast Property Services (Brian and Carol) as our key holders. They were recommended to us from the EOS forum. At the time we were looking for an Electrician and Brian being a qualified electrician was recommended, he came round and gave me a quote for fitting all my light fittings, did a great job, clean and tidy with his work and all at a good price. When he had finished, he introduced us to Carol and they explained the services that they offer, we signed with them and since then they have been great, very helpful. We would highly recommend them.

The pool adjacent to block 4 was in use but the developers see fit at the moment only to have the smallest pool working. Hopefully this will change by the spring. There are people in block 4.

Thanks to all regarding the situation with the road. Are you saying that the main road from Duquesa to Manilva is completed less tarmac ( we are right on the corner of this road and the road between phase one and two).
Thanks also for recommending an agent. We will give them a call shortly.

As I explained, Brian was recommended to us when we needed electrical work carried out at our apartment, he is a qualified electrician, but has completed other work for us since we moved in, and Carol looks after the property care / key holding side of the business.

Thanks for the info, I found it on google and have contacted them, it will be handy to have someone local who can do handy work for us and also they do airport runs, we only let friends and family use ours and they clean it for us before they leave.
We are up in Coto Real and come out about once a month, do you get out often.
We have had lots of infor from Arenal site about the road up to ours, it's been very helpful.
