Am waiting 2 years now with no sign of property.Property we put deposit on not fit to live in as subsidance is rife.Any other people with same issues and how did you get on with builder

I am not sure why you have made this type of statement on the forum with the dreaded word subsidence but I would like to go on record and say  have not seen this problem on this site.

I think for the current owners and buyers it is worth clarifying things rather than leaving a comment subsidence if rife.

If you are saying this is an issue with the property  have you involved  a structural engineer to verify that the property that you are buying is subsiding, if yes I believe that people would be insterested in the report

Please don´t confuse this with normal ground settllement as around the properties the earth will fall away from the edges of the property and because of the structire of the property, a pree-cast concrete build, you will always get more settlement cracking than in a convential build

hi nailer ive been in the building trade since birth all my familyhas and i strongley agree with Roy i have seen lots of settlement on SG around the albatross type villas but as Roy points out its due to the depth of the foundations sll SG is bedrock thats why you have to dig everything out with a pecker the reason for the settlement is the back fill is not compacted just tipped in so over time it settles made worse by heavey rains its no big problem and masa have been correcting it of late around 14 and 15 so dont let it put you off just be positive come out n enjoy your villa n meet the many lovely peaple who live n work on SG there are too many to mention but they are a fantastic bunch and they will all make you very welcome that you wont want to leave them hope to see you soon  mug  ( PS to all who know us get your coats out again we are back in march sorry jackie n jill )

hi pat n trish its mug here wereout in march and when ever we go we bring bad weather so i was just appolagiseing before we go to the good peaple of sg who treat us like friendsand not like jonas thats jackie n steve and jill n mark who live n work out there but when we go we tend to steal the sun and they still talk to us this is why we look forward to going out so sorry if you miss understood but if your still around we would love to meet you but bring something warm n waterproof best wishes phil n denise 14 42 if you are drop in and get outside a beer or two with us

I knew what you meant, that was why I asked if you could change the dates( in case you were there same time).....so that we didn't have rain during our visit.

I just thought that I should provide an update from the original post as I believe that it is important when very emotive words like subsidence are mentioned and that owners interests are protected from these tyoes of comments

I did receive a PM from Nailer after I queried the architects report as follows

I have indeed had an Architects report on our property and it has been deemed unfit for living in. At the moment this report is with our Solicitors and I may make it available after I use it.

Cant believe no other property has not been affected,I must be very unlucky.

On receipt of the PM I asked on what basis the property hase been deemed unfit for living as this isn´t the normal type of wording that I would expect to see in a Spanish report as if it is subsidence it would be more likely, even in Spanish, that this would be the wording and that the buyer would have grounds for cancellation but and have not yet had any response

I agree with the summary made by MUG, that the norm is the effects of ground shrinkage and it doesn´t seem that naybody is reporting any other issues

hi all we are out on the 10th to 17th march so hope to see you all then were sat at home waiting for the forcast snow we will try to leave it at home so as not to upset our SG neighbours and all those coming out at the same time but no promises .
