Hello everyone

I just wanted to advise that I have been at Hacienda this morning - to check how things were after a terrific storm last night.

Without a doubt - several store rooms must have water in them, particularly the ones on the exterior walls of the short end of Pebble Beach block.

I spoke to Pepe who is currently the maintenance guy employed by the community until InterCala have got all services fully restored.

He showed me - in some open store rooms -  that the rain is actually coming in  from the outside wall - which had never been waterproofed by the builder.

I cannot stress enough - how important it is that you get someone to check your store rooms, and add any damage caused to the defect list you should have received from InterCala.

Evemarina had agreed with InterCala some weeks ago - to return & deal with all outstanding problems.

As InterCala are still receiving some reports - they have not yet set up the meeting with Evemarina, but will be doing so in the very near future.

Once the defect lists are presented - any future problem not reported will have to be dealt with by the owner direct to Evemarina - so get sending them in right now.

Regarding the community ( not individual apartments) issues still pending - after recent rains - the exterior of the complex is looking even worse than it was before.

I would advise all of you to mail the following about these things - something needs to be done before things get any worse.

Evemarina - atencionalcliente@grupoevemarina.com]

InterCala - lazara@intercala.com or alison@intercala.com

The community -

A 2 bedroom apartment in the complex was recently sold at a very, very low price.

The state of the community at the moment is really bad news for everyone - whether you are hoping to sell, or generate income from either long or short holiday lets.

Sorry to be the bearer of grim news - I just think that everyone has got to put some pressure on now .

Kind Regards

Jean

Hi Jean

Is it possible for you to say what the price was of the recently sold 2 bed apartment was? Even an approx price would be good, as it is for peace of mind!

Thanks in advance

The apartment that was sold at a very low price €120.000 was an owner of one that is being rented at the moment, its a penthouse, it was sold at a cut price to pay off his ex wife in a divorce settlement, hence the low sale price.

Some of the storeroom are letting water in from external walls, and the whole complex needs painting because the water drains that poke out the walls aren´t long enough and the water is running down the walls and stains are appearing.

The gardens and pools are being maintained and the cleaners are doing a good job.

I spoke to the president of the complex a couple of days ago some of our owners are experiencing problems
he says there will be a meeting beginning of April.  The builders have no money to repair the problems so in April hopefully they should have a solution.

Just a little thing but we think that the apartment being referred to was not a penthouse but a first floor one - we do know the person who sold and as we live here, we can say that we have not heard of any penthouses being sold for that price.

I know about the penthouse because our friends are long term renters who live there, and it did sell for the price stated, but only because he had to.
