Morning there from snowy Wexford,
I got an email this morning about a General Assembly, Annual General Meeting of Community of Owner which will be held on 20th February, 2009, at 9.30 a.m.
So does anyone know what its about or what we are supposed to do with it? We wont be able to make it, shame but then we are meant to give our vote to someone else, any ideas on that??

According to the Horizontal Property Act (art 16.2), as President of Community of Owners, you are hereby invited to attend the Annual General Meeting of Community of Owner which will be held on 20th February, 2009, at 16.0 p.m. first summons and at 16.30 p.m. second summons, at “El lago de la Torre Conventions Centre” La Torre Golf Resort, C/ Atún nº 18, Roldán , with the following agenda:
Information about the organization of the Community of Owners, outline and operation of Community levels.
Information about Annual Accounts and budget for the Community. Distribution of the budget according to the Statutes.
Renew, if approval, of the Community representatives: President, Secretary- Administrator.
Any other business.
Cause the topic to be treated are considered very important, we request your attendance. In the case you are not be able to attend, please delegate your vote in any other representative by using the delegation form below.

I haven't received one yet but like danseex I would like to give my vote to someone rather than just letting it go to waste.
Maybe some of the full time residents can come forward and do this for us?

We will be out during this time and are happy to vote for other owners in Jardin 1 if they would like us too. If anyone else is going it also might be a good idea to share transport?

We too have just received this notice (2pm 03 Feb 09), does anyone know the amount of notice they are required to give for such a meeting and is everyone on condado receiving it? We are on Los Naranjos Jardin 8.

I have just received it and think it is a bit short notice. I arranged to go out a while ago and fly back on the 19th, had I known would have taken this into account. Also wonder if there are many who haven't completed yet. Definately want to find someone to vote for me, although it sounds like the only vote is for the President, and think we are a bit early to be changing that!

I have just found on the net a copy of the Horizontal Property Act in English it states that 6 days is the required notice. http://www2.icamalaga.es/funcio/legales/coleg6/lphingles.htm
It is concerning that for such an important first meeting significantly more notice hasn’t been given. I have emailed PW stating my dissatisfaction with this amount of notice, not that they will be bothered, but I would suggest if you feel the same you do the same. Its probably in PW interest to limit attendance.
With greater notice I would have loved to go and I would hope that someone at the meeting proposes that future meeting are held in the same specific week each year so people can plan to attend if they wish.
If anyone on the forum is going maybe you could make your self known to us and let us know if you would be prepared to cast others votes also, at least that way the vote will hopefully be past with our interests and not PW.

This is my response to PW about the notification.
Thank you for your notification of the first General Assembly of the Community of owners.
Although you have probably fulfilled your legal obligation in providing more than the minimum 6 days notice of this meeting, I would like to officially record our dissatisfaction that you have not found it beneficial to the community to give significantly more notice for this first and very important meeting. 15 days is insufficient time for overseas owners to organise time and flights to attend a meeting with such short notice and unless this meeting had some important content that could not allow for more time being given, then it would have been appropriate to allow significantly greater notice of this meeting. Unfortunately this is typical of the lack of consideration Polaris World gives to its clients.

Hi All
We haven't received any e-mails as yet, but does anybody know if the meeting is just for residents of the Jardines or for everybody on Condado. We are in the Penthouses. We won't be out in February, but like others have said, we wouldn't want our vote to go to waste and would like somebody who is going to be able to use it.

I think its for the Jardines de Alhama only, and Los Naranjos de Alhama will have a seperate one. But as things have been movin fast for you guys who knows they might have changed it?

Dah! Me blonde moment of course you are Phil!
But don't you think then over 3,000 dwellings would be alot for community of ownership? I don't know? Maybe they will reduce it down into smaller sections later?? This is why I think this meeting is important as it will explains things (I hope - or just muddle it even more)

I agree it would be a lot.
I may well be wrong, but I thing they may have a President & Committee of the whole community that looks after the main infrastructure of the whole complex (waste management, street lighting, communications and so on) and then smaller community’s looking after the other issues. But as I say that’s just my thoughts and could be complete bunkum.
Hence the importance of being able to attend the first meeting.

Yes you are correct.
I dont know if the following will be of any help but I have just popped round to see my neibour who has an apartment on Hacienda & were in the same position when the first meeting was held.
She has given me the site info for us all to look at.
It is Hacienda Requelme www.hrgr.es. They have some one who represents each phase & also some one who represents each block. In our case I surpose it will be each Jardin.

Cor blimey its that woman again.
Forgot to say that the comittee on Hacienda recently sacked the cleaners who clean all the comunal area`s though out all the blocks . They found another company, negotiated a lower payment cost & the cleaning is a great deal better.
Incidently if like me you watched X factor & liked Ruth Lorenzo.. She was singing on the Hacienda site on the 29th. We were on Condado on the 29th but didnt know anything about it.
I have asked my neibour to let me know if anything of interest is happening on their site & I will keep you posted.

I was informed some time ago that Each Jardin will have a president. Level 3, Jardines 1 - 5 will have another President Level 2 ( Also 6-13) Level 1 is Condado. (I assume other areas i.e. los Naranjoswill have simul;arset up.
So to answer previous post there is one community with 3 levels. Our Community Charges will be split across all 3 levels.
The more owners that are in a community the lower the charges will be.
We do not want to change to smaller communities.

Hi All,
We too have had our invitation and can't be there on that date. It looks like there will be seperate meetings, because Jardine owners have to be there at 9.30am and Danseex, us and I assume Phill have 16.00 and 16.30. Don't know what time any of the penthouse owners have yet.
It looks like the meeting is at this stage is for information purposes, which would have been nice to hear first hand. The third point on the agenda looks as if it is for a vote for the present president, secretary etc.. Does anyone know who the Sergio Jimenez Ruiz, is?
Mick, you say the jardines are to be split into areas of 1-5, and 7-13? That's a bit of an unfair split isn't it? On Naranjos surely it has to be took into account that there are different types of dwellings? If the jardine apartments are split there will only be 4 jardines each so are you saying that as a smaller community we will be paying more? I/we don't know anything at all about communities and how these things are worked out, but hope that there will be someone there who can pass our concerns on.
