I am going to La Hacienda del Senorio de Cifuentes tomorrow if anyone needs information.

I am currently helping a client who has an off plan property in this development.  We are both going to the development tomorrow to see the progress.  I will be taking photographs etc.  I would love to assist if anyone needs access to information or pictures.  Please do not hesitate to contact me.

My client will also be contacting his solicitor, so I will pass this information on should you require.

Hi all,

It was really good to see people on the forum for La Hacienda del Senorio de Cifuentes.  My husband and I paid our deposit in May 2004 and have visited the site around 3 time a year ever since.  We were originally told that the apartment would be completed in late summer 2006 - unfortunately there has been very little communication from Eralia during this time and our agents have not done a very good job at keeping in touch with us either.  Had it not been for our frequent visits to Spain we would be none the wiser about the progress of the development.  We have lots of photos of every stage of the development and I've posted some of them on the website - if you would like any more just email.  Our apartment is a first floor, totally south facing (right behind the current showhouse location) and the views are spectacular.  The development does look really good but it is definitely a buyer's market at the moment so there is very little capital growth for any would be investors.    I wrote to Eralia only this week and they have advised me that the likely occupation date for the development is April (which basically means they are in breach of the bank guarantee).    I am going over to Spain again on 3rd March and will take more photos for anyone who is interested.

Hi 'The Macs'

Hope you enjoy Spain at the beginning of the month.  We have also purchased an apartment and would be interested to see some up-to-date pictures.  Like yourself, we were not advised on any progress with the development.  I have just booked for us to go over on the 14 March and hopefully finalise matters.  I would appreciate any advice you or anyone else has regarding furniture packages, cleaners, rental agents etc

I'm going over to Spain on Saturday morning and hope to see the development, laywer and  bank as well as look at furniture etc so it will be a busy few days.  I will pass on any useful tips and post some photos on the forum when I return.

I have received an email from Eralia with a copy of the Habitation Licence attached so I guess they have sent it to all buyers.    I don't speak enough Spanish to understand the document but have used an online translator which gives me the impression that Dream Hills have the habitation licence but with one restriction.  If this is the case, would this need to be addressed or is this it now - all complete and ready to move into?

Hi, I bought an appartment in block 4,1-2, first floor, i bought through MRI, they have given me hardly any feed back and i,m now chasing them to try to sell.If you could take any pictures that i could download to sell on Eye on Spain i would be very gratefull it can be a similar appartment to mine,bit cheeky i know, but i think i might be in trouble especially with MRI,s lack of interest. Was anyone hoping to sell before completion? If so have you had any joy............?

The release prices have gone up approx 15-17% since 1st release, and the spec of the last released blocks has dropped,this was as an alternative in raising the sale prices of remaining units (I believe...), due to market conditions.

Hi there and many apologies for being missing for so long.  That's the problem with being so pro-active on the Cost del Sol, it makes you very busy.

Firstly I wanted to answer one of the first question that was answered on this forum. 

Yes, I have a client that is itching to sell his property as a re-sale before completion and I as well as my company have thrown everything but the kitchen sink in order to get this sold and it seems virtually impossible.   We have so many methods of marketing, Multi Listing System, Mail Shots to external agents, third party web sites and so on.

The main problems are the developers themselves, they pretty much do not allow any access to the property or the show flat if they feel you are trying to sell a re-sale property.  We have tried to pull the wool over their eyes by going straight to the shoflat as if the clients would buy from the developer, but then this just confuses the situation with the clients.

Anyway, the client is now going to complete on the property and i will of course update with any details regarding this and occupation licenses too.

why does Andy think prices have gone up 15%? I don't see that I think prices offered are the same as 2 years ago on this development. There is a flat (with a very nice website) for sale on  http://www.spanishluxuryapartment.net/development.htm , at a slight discount, in a good position. At the end of the day, as a buyer, one has to accept risk, and with the property situation in Spain right now, I would realistically say there's a 50k or so downside risk, perhaps more if you need to sell quickly. Dont't expect values in this area to go higher, there are lots of empty apartments everywhere to fill first. Regarding packages as some other have asked, we checked out four people, Fernando Moreno, nice but expensive, furniture express cheaper but a bit disorganised, RNA home decor, a bit useless still waiting for them to come back, and a friend recommended Spain Imperial. Packages look good but my wife is fussy and wants to do it herself! Re the development, though they are late, it is looking nice, though some parts need tidying. I couldnt find a link to the motorway very close, I had to go down via the Ronda road I think, if anybody knows a quicker way please tell me! Re the habitation licence, my lawyer tells me you usually have to complete within 6 weeks or so of this. Anybody know what this restriction is? Has anybody seen the pools recently, I was out there in March, have they cleaned them up? Btw I have an apartment in block 15 with a nice view over the golf, mountain and sea. I'd sell it for cost or less as I suspect would many, but if lack of buyers then no big deal, just have to hold for now.If anybody wants any more info would be happy to help

I think the main problem for selling the units of this developments is that the properties have been sold  at a very high price.  Most of the clients have bought at a top price. It is not possible to sell it now and get a profit.

I agree with Gelliott about the furniture of Fernando Moreno expensive and  add that the packages are awfull.  I do not agree about Imperial, the packages are ok if you do not have time at all to look for furniture in other shops, if you look around you can see that the quality at Imperial is not so good as a couple of years before. It is ok for the glass tables, Peek a Boo, but not by the rest, I do not like them as they seem fragile. Some of the sofas are ok, but the quality is not so good either. I have a friend who arrange personalised furniture packages and is really good. She work with lots of Furniture stores at the Costa del Sol , is in touch directly with the suppliers and work also with a carpenter who made furniture with the same quality as Pedro Peña with realistic prices. She works with a good team.

I FORGOT TO ADD, THAT THE HACIENDA IS A GOOD INVESTMENT TO GET A PROFIT IN THE FUTURE AS THE PLACE IS BEAUTIFUL AND THE APARTMENTS ARE VERY SPACIOUS.

hi me again, we just got a package back from RNA and to be fair, its exactly what we are looking for, only problem is its expensive! But they have come through. I see on some threads thre's more debate about the road. does anybody know anything on whether a new spur will come off? Can you get to the toll by going up through the back road? If you see the map on the website I mention below it looks like a shortcut past monte golf to the sanpedro spur.

How much is the furnature pack from RNA...........? What are the payment terms..............? and are you happy with quality...........?

Sorry for all the questions.

I will be visiting the development at the end of next week, not been there since last summer. I was hoping to sell before completion, but looks like this is not an option! Never mind, thats property for you!

I will take some more photo's (including the road situation!)
