Hi Guys
 
To put things into perspective, the forum is excellent for sharing information be it bad or good news. As with buying any property there are bound to be a few hiccups and from our experience with PW to date they have delivered the goods.
 
We definitely have no regrets at buying on Condado and cannot wait for our next visit in May. The funny thing, when we are at home in UK we want to be there in Spain.
 
So yes please, let’s share the good news and live the dream.

Liverpool lost tonight, unfortunately Chelski beat them, bit like finding a £20 note in the street but ripping the arris out of your keks as you bend over to pick it up,

Just Received from the association of Condado Alhama.

Unofficial or not they are clearly getting some results, which for one I am grateful for.

"On April 6th of 2009, as you know, the committee held two meetings of owners. Both were positive.

The first with the manager and some of our subcontractors.

 The second with the president of Polaris.

 Agreements reached at the first meeting

 1. The election of officers and adoption of the budget for 2009, will be one general meeting to be held in Alhama de Murcia and will be as soon as possible.

2. Security has established a security protocol, because lately it left much to be desired.

Proposes a cut in the budget for security at about 120,000 € / year, leaving only a caretaker for gardens and orange groves.

  The 2nd Guard come to serve only a few days (8 days per month and by surprise).

 3. Gardening and cleaning are achieved cuts of € 50,296 and 40,368 of STV Ciscocompany without reducing services.

They continue, with both companies for a discount of 2 additional € 50,000, with a reduction in the maintenance of the ring.

 4. 83520 administration cut without reducing services.

 5. In liability insurance cut 9584 € / year.

 6. In telecommunications, we have a 2nd budget, a cut in the maintenance service on the weekends that would save 150,000 €.

 7. The fund reserves to take account of these cuts were reduced by € 92,000.

 With all these spending cuts, the contributions of community will be smaller and will enter into force once approved the new budget revenue and expenditure, after the general meeting of incorporation of the community.

 Requires the incorporation of the island and the forum, which will alter the weightings for the level 1, with a tendency to decrease.

  Upon the establishment of the reserve fund, if that is not consumed in the performance for some unexpected big share fall next year by about 20%.

 At the meeting with Polaris, its chairman told us:

 1.-The forum opens in late July 2009 and will have a rice, an Irish pub and a pizzeria-Tratoria. In addition to a supermarket of 1,200 m.

  The supermarket will become interim gym and bar Alhama County off the tennis courts will be retained.

 Access to sports, will be from the summer, only for the exclusive use of residents.

 2.-The golf driving range opened in August 2009

 3.-The field with 18 holes, opened in November 2009.

 4.-The home club, will be provisional, wood, similar to the Hacienda Riquelme, until you can do one of the features that this field requires. Future construction is yet to be determined.

 5.-The telecommunications service will arrive in May.

Now we're trying to settle the issue by the administrator of the lighting in the road outside the garden and that is the general call as soon as possible to the April 25 or on May 2"

Phil,

Many thanks for posting what was, to my mind, the most positive response surrounding the whole AGM debacle I have seen to date. Not sure who the "Association of Condado Owners" are but if this is an example of what they can achieve then perhaps the next couple of years might not be as bleak as I envisaged.

However, we shouldn't get too carried away just yet because, as the old adage goes: "the proof of the pudding is in the eating" and people will want to see results!

Hopefully this will be the start of everybody on Condado starting to pull together and getting all the wrongs put right, by sensible discussion with the relevant people and saving all the threats for further down the road, if the present method fades into obsecurity.

It bodes well for the future, when all the phases are up and running and committees are formally elected from within the community.

I am new to this forum but for some days I have been reading some of the information about our community. I have a penthouse in block 9.
 
In this thread it is referred to “ Association of Condado Owners” and a mail from them.
Can anyone tell what “ Association of Condado Owners” is ?
How they can act as representatives for us all ?
And how one can get information from them ?

Hi Bent & welcome to the forum.

The “ Association of Condado Owners” is a group of mainly Spanish owners on Condado who have set themselves up as pressure group to unofficially represent our interest and put pressure on Polaris World (PW) and RPM who are the Management company PW have put in charge of the running of Condado.

This group are basically attempting to have RPM identify reductions in the budget for the running of Condado for which they are having some success we think and also pressuring them to establish the proper Community of Owners by arraigning the proper public meeting for this to take place ASAP again they tell us this is to be done soon. So most people on the forum are supportive of this group’s action.

 

A number of people on the forum are receiving information from this group and posting it on this forum when they receive any, so keep watching.

Hi everybody!

I've got some good news!   

The current interbank rate is 1 UK Pound Sterling to 1.1336 Euros as at 16th April 2009*    

Lets hope its on the way up now and reach  1.30 by summer as predicted by Shampers !!

Wow that is good news - never thought we'd say 1.1336 euros to the pound was good news, but at the moment it certainly is!!

Looks as though Shampers' prediction may have been accurate!

Hi.

Just a word to put the community charges into perspective.

I was talking to a guy during the week who has bought in Calahonda.The complex is only half finished,some pools not built and most apartments unsold.

He is now paying 600E a quarter,and he knows someone who has been asked for 1200E!!!!

Granted they are bigger apartments,but still.

When I look at my bill for 300 per quarter,with a commitment to reduce,and most facilities in place;I am quite satisfied with progress.

By the way,a big thanks to those people who are pressurising the management people for a better service.

I can't help at present,but appreciate their time and effort.

whats hapening with spanish bank intrest rates ?

Euro is edging up and has been for weeks going slow but gaining strength.

 

We will be there in hours to see for ourselves the progress of the resort. We will have a few scoops while we are there of course.

Euroland interest rates may fall a little further, but not much, next time everyones revisions come round they will benefit bigstyle. Also Eurolands interest rates will eventually be lower than UKs as their recession will last longer due to them burying their heads in the sands for 12mths. Expect back end 2010, maybe into 2011 before Euroland interest rates start to rise again, probably about 6 months after the UKs do.

All the economic data flying out at the moment indicates the rate of economic decline & buisness sentiment in the UK & USA has slowed right down, some indicators are showing improvements, but these improvements are from a low base. Once the low base has been in place for 12mths then all the 'high bases'' disappear from the calculation - i.e. the figures become misleading e.g. if everything went up 100% in June 08 then inflation is 100%, however if no further price rises take place then by June 09 inflation is 0% but goods are still expensive. The figures drive confidence tho, so once the bottom is hit, then the fact people start to read positives/growth then it snowballs into confidence and improves consumer spending - same happening in reverse right now.

As for £/€ then it needs to break the 1.15 barrier which it should over the next month as all the Euroland data is shocking and they can't hide from it anymore. As UK data starts improving properly in Q2 this year then it will start creeping back towards 1.20, then push on hopefully towards 1.30 by end of 2009/early 2010 as UK economy carries on picking up whilst Euroland is still in the trough, long term the rate should be around 1.25/1.35 which is where both economies need it, neither wants 1.10 or 1.50 despite individual preferences. 

Then again something else might shock the markets and all the above guff is meaningless

I agree that the good news is starting to flow - had a great week at condado last week, Liverpool out of Europe, Utd have a successful trip to Portugal, City follow Liverpool out, Sterling slowly strengthening, signs of improvements in UK economy and good weather predicted for the weekend. Only negative is we're not getting to condado again for a while !

We are off down Wembley way this weekend on a nature ramble, in search of the elusive "lesser blue scouser" apparently they are an extremely rare species around that area with sightings only every 20 odd years or thereabouts.
