Completion of Phase 1 and 2

I have just received an email from Corvera regarding completion of my apartment. They have suggested a completion date of the 8th July for completion but they are still not in receipt of the Certificate of habitation.

I take it that we have one month from the issue of the certificate to complete on the property?

Has anyone else had any e-mails and what do you think?

If you haev a decent solicitor - he/she should be advising you not to complete without a Habitation Licence. This is the law and also mentioned in the Corvera Contract. Please do not create a millstone for your neck by signing anything without a Habitation Licence.

Without me adding to this debate there is plenty of pots on the general problems that can arise if a Certificate of Habitation is not issued and your lawyer should be advising you on this

Many banks will not give you a mortgage until the COH is available

In fairness to the developer there were no problems with the COH on RODA and they did not force anybody to complete before it was issued

There is no time specific time limit after the COH is issued and I would normally advise that you should complete when it is conveanient for you to travel unless you are confident about using Power of Attorney

Please take independent advice and read the forum section

thanks for the advice. Corvera have advised that I have 1 month from the issue of certificate of habitation to complete the property. Is this not the case?

we moved into our quad at San Cayetano last April and we are still awaiting licence have had no problems and on a good note have not had to pay for elec' or water yet.

As I have explained before 80% of the time there are no problems but it is the 20% that can cost people money

A real example, and there are many in the local Spanish press is on my own property wjhere I benefitted from free electricity and water for 3 years, great you´d think but I wnated to sell the property and alhough I had a buyer lined up their bank would not give the buyer a mortagage and their lawyer advised them not complete without a valid COH so I lost the sale

If you get advice from a lawyer with liability insurance at least you have come potential comeback if thngs go wrong

The issue of a COH is not automatic, there can be problems for example read the community forum for Finca Parc where they cannot get one because of problems with the electric supply pylons not being right or San Jose and Trampoline Hills developments where the builders are asking for a fortune to maintain water and electricty supples

For balance again I must state that Calidona did not have any problems with this at RODA, they did not ask people to complete till the COH was available and on phase 2, they even installed, as a temporary fix to supply hot water while there was no gas available, electric water heaters

Thanks for the advice, you mention that on Roda Calidona did not ask people to complete until they had the COH, so I wonder why they are asking people to complete at Corvera without one? It may well  be the case that nothing goes wrong but  I would have thought that if anyone completes without a COH they are taking a completely unnecessary gamble.

Yes you are correct as you cannot be forced to complete on a property that does not have a COH but you would be surprised how many people. that have never heard of this document, and are not advised by their lawyers, do

Perhaps where people want to use their propertues and not miss out on the season for example

hello..now that we are nearing the completion date, any good suggestions on rental companies? does anyone know if corvera is offering any rental/mgmt?
