Hi
I've lost track, have the IBI bills been issued yet for 2009 and does anyone know when they have to be paid by. When I paid my last bill the manilva office gave me a slip for the bank which I gave them which think was a standing order / DD type arrangment for future payments but i'm not sure. Has anyone else any expereince of this.

Last year they were apparently received at the end of August/beginning of September. You need to be careful as according to my bank the direct debit system works differently in Spain. The originator sends out a bill and debits your account and then bank then notify of the charge. You then have a limited time to reject the charge. Hi all,
Any news re the 2009 IBI bills? Have they been posted out yet?
I am the same as Steve and completed a bank form for them to take future payments without me having to go to Spain to pay it myself. Did anyone else do this and if so any ideas when they will take the money from my account?

IBI BILLS ARE ALREADY ISSUED,they send invoices to the direccion fiscal- in Spain.last day to pay is 11 sep 09.If you did nod reveive it pls cantact ayuntamiento office for ibi 952 891621 or 952 890066. -amout for an apatm. 2 beds is about 450 eur.

If the bills have been issued, shouldn't they have taken the money from my account by now? Anyone who has a copy of their bill, does it say 'if paying by direct debit money will be taken on or before xxxx' like bills do in the UK?
Have any other owners given over their bank details and if so have they had their payment taken?
The reason for giving them our bank details, was so we would pay on time and not have to worry as we don't get out to Spain as often as we would like..... If they have not processed my bank details, then I won't be over until after 11th September, so I am guessing they will try and impose a fine on top!?!?
Any comments welcomed.

tHEY take your money from your account only if youhave already domicile it, if so your bank take it last day 11 sep.if you haven t the bill will be at the control post sent by correos and you have to go to any bank office and you can pay it giving the code inside your bill letter.

I guess it is a bit late now to be asking this question, but...
Could you give me an idea of the breakdown, monthly, yearly of your costs? Including how often and how you pay?
Community fees and what this covers, electricity, water etc etc etc

IBI is the local municipal "property tax" - it's about 450 euros per annum for a two bed two bath (although it is based on the catastral value - don't ask me!!).
Community fees are approximately 320 per quarter for a two bed, but again depends on the your apartment and that is only an approximation. These are paid to AEA, the company who currently are the administrators for DV, to run the community. There should also be an initial "sinking fund" fee of around 300 euros. Obviously, if you are buying a resale (as opposed to from the developer) have your lawyer ensure there are no debts from the previous owner, as in community fees, etc. (I believe that's right, that the debt remains with the property, rather than the owner, although obviously am open to correction).
Water and electricity bills obviously depend on your use of the property - but, personally, I don't find excessive at all and quite reasonable when we've been here for six weeks over the summer (although without logging into my bank account, couldn't tell you what they exactly are!).

How do I actually contact AEA, IBI, and the water and electricity companies to start paying?
Does the lawyer do this too?
Yes it is a resale, not from the developer.

Basically, you should not be responsible for IBI this year, I believe, as it's the owner as at the 1st January 2009 (I think) that is liable. Again, your lawyer should advise you on this. The IBI bills are issued in August each year and payable in September - although friends of ours didn't get to pay theirs until later in the year and didn't have any problems. If you complete your purchase this year, then you shouldn't have to pay until September next year, the 2010 bill.
AEA are the community administrators and you won't have to have any dealings with them until you complete. They don't actually send out bills, but the community fees are payable quarterly, in January, April, July and October. You will receive details when you complete. Make sure that any fees payable by you are apportioned correctly!! We had to point out that they had charged us for the full first quarter and hadn't taken into account that we completed in February!
Your lawyers can set up your water and electricity accounts - these are deducted from your bank account by direct debit. They may also set up a direct debit for the community fees, although you can obviously do that yourself quite simply.

Hi all,
I have just checked our spanish bank account online and I think our IBI payment has been taken today.
We have had a payment taken with the title PATRONATO DE RECAUDACION PROVINCIAL.
If any other owners gave their bank details to make the payment by Direct Debit, then you might want to start checking your bank accounts, as it may have left by now!

HI all
I am in Block 17 phase 3 development Duquesa Village completed March 2008, I was in Spain March 2009 and was informed that they did not yet have the IBI bill for us.
I guess our bill must now be ready for payment, is there anyway I can pay without physically being in Spain as I was not planning to travel out yet and have not set up a direct debit.
Thanks for any advice.

John, when are you next in Spain? Our friends weren't able to get to Spain until some months after the IBI bills were issued) and they weren't penalised. I'm not saying that won't happen, but, like you, it was their first IBI bill (you are liable if you are the owner as at 1st January of the year, I believe).
The IBI bills are issued in August each year and payable by around mid-September. You will only be liable as from January this year, as you weren't the owner of the property in January 2008.
Our bill was posted to us just before we left to return to Dubai, so the bills are obviously out now (I picked ours up from the security gate-house). I will be returning to Duquesa full-time as at end September (goodbye forever Dubai!!), so if anyone has any problems, and I can be of help in any way, just PM me.
