We are also due to complete on the 27/08 but I am still a little confused regarding costs overall.

We bought for 182,400 Euros so I was expecting the 1% stamp duty costs but I am unclear about the notary and land registry fees as below:

Notary Fees - 1,000 Euros approximately I have been told

Land Registry Fees - 800 Euros approximately as above

Solicitor Fees - he wants another 50% that totals 1,050.92 Euros

Sundries - 696 Euros (no idea what this covers and it surely can't be telephone costs because the bandit never calls me back)

I am interested to hear if this sounds about right to complete?

Also, am I right in saying that there is just water and electricity to sort as well as buildings and contents? I am like you in as much as I am wondering what I have missed? Do I need a Spanish will if I have no Spanish mortgage I wonder?

What is a residence card? Is this the same as a NIE card? Polaris have sorted the NI number.

Anything I have missed other than furniture and air-con?

Our completion costs were approx four thousand eoros which include Polaris doing all the necessay bits and pieces.Insurance is seperate but done through Polaris with Zurich Insurance, be careful though after being told they would notify us prior to taking the money out of our Spanish bank account, they didn't and its now likely to bounce!! All you need is the NIE number.

Water and electricity is not connected to a main supplier as yet so you can use the 'builders' supplies, as far as I am aware this is free, long may it last!!!

Not too sure about the Spanish will bit we are just finding out about that, will cost more money though!

We completed about 4 weeks ago on block 5, where abouts is your aparment? We are over the moon and can't wait to get back out at the beginning of October and leave this 'orrible' British weather behind for a week!

Doesn't sound too far out.

Utility connection for Electric and Water should be around €350 ish.

It's always advisable to get a will, although you don't have to have one - you will need one each and prices vary as they need to signed at the Notary's office, expect to pay €150 - €200 each.  Don't forget that there is no free inheritence tax transfer between husband and wife as in the UK.  Always make sure that any Spanish will does not interfere with any UK wills.

You don't need residency unless you're planning to live in Spain.

Further to this you will need to arrange for payment of IBI (Rates to local council) and non-residents income tax.

There are plenty of companies offering insurance - the Zurich policy offered by PW is as good as any.

Thanks for the feedback. It doesn't sound like there should be any further charges coming my way other than the below and of course furniture and air conditioning? Would everyone agree with that?
