Dear all. As you probably know. Just for beeing an owner of a real state in Spain you must pay a tax. In this case, I went to Manilva, near the police sation, to the office wich has the competence about. In case the developer has not presented all the papers, the need a copy of the title deeds, a copy of your national identity card o passport and, of course a number of check account.
By the way, I have presented a complaint against PRIENE before the Manilva town all because of the noise of the pup room.

He recibido el consejo de impuesto de mi abogado. Pero, de yo no he recibido la IBI. Como No residentes de España nosotros tenemos que pagar el IBI y un Impuesto al Gobierno.
Qué fue el resultado de su visita al Ayuntamiento en Manilva??

Hola. Lo que hice en el ayuntamiento fue presentar una queja por escrito. De todos modos, técnicos de sonido de PRIENE estuvieron examiando el cuarto de bombas y parece que lo van a insonorizar.

We asked our lawyer about this and here is her reply:
"My colleague Juanita has tried to obtain the IBI invoices from the Town Hall
but these have not been issued yet. They have asked to call again within one
month approximately. Once the first invoice is issued and paid we can set up
direct debit.
Regarding the boletines for the water and electricity contracts, the
developer has informed us that they should be able to hand over the same
within a couple of week.
We will come back to you within the next weeks with news."

Hello. The information is totally correct, but mi tip is to present a copy of your title deeds and your passaport to the tax office. In rhis way, your start the procedure in case the developer hasnt done it.

We went to the office in Manilva next to the police station and collected our bill.The office is at no.6 and called ¨Patronato de Recaudacion Provincial.It´s open Mon-Fri 09.30-13.00. If you take your bank details with you as well they will set you up a direct debit for next year.Our bill was €255 (including our garage space but no lock up-about €50 more for that) and we paid it in the bank. It was very easy to do! I think this bill should be paid by the end of the year.
The other tax that needs paying is the IRNR (Non resident) It will be 24% of value of property and I think it´s based on the IBI and should be paid between Jan and June 2010 for 2009.It´s not easy to do yourself but I assume lawyers have been paid already to do this ?? Is this right does anyone know? (We only paid the other one ourselves because we have loads of time and enjoyed the Spanish chat in Manilva-and the walk!!-we´re mad,I know!)

I hope the IRNR isn't 24% of the property value. If not, what is it?
Our solicitor has told us today that the IBI has to be paid by the 21st Dec and Plusvalia by the 24th.

They take the Valor Catastral value of your apartment, multiply by 1.1%, and then tax you on 25% of that.
(The Valor Catastral value is approx 50 % of the apartment value)
So the figures could look like like this :
€125,000 * 1.1% * 25% = €344
I’m assuming that Arenal Duquesa, as a new development, is taxed at the lower 1.1% rate.
The Spanish Tax Year runs 1st January to 31st December, and payment before 31st December each year for the previous year.
