Hi
We have an apartment on the top floor of Penthouse 16. We love the view and are really looking forward to playing golf on the new course. However, we are having problems with paint falling off walls. It seems that after a heavy rain, paint falls off the walls in the master bedroom and the living room. This occurs near the floor not near the ceiling. Polaris has attempted repairs twice with no success. So we wonder if anyone else has had similar problems and, if so, has a solution been found?

Hi Claudia and Thorstein,
This is a new problem that I certainly haven't heard off and wouldn't even know the solution too. I know people on the top floor penthouses are exposed to the elements and a few have suffered from damp but not peeling paint.
Sorry I couldn't be more helpful but I do hope you get to the bottom of this and soon. Could it be anything to do with your aircon?

We had paint falling off a number of times. Once when we first purchsed, this was due to the walls getting wet and staying damp for months during construction. PW came round and repaired same. (nearly as good as new but not quite) Then, the apartment above mine flooded and yes you guessed it the bottom section say 450mm from floor was starting to peel and flake off again. PW came round and this time make a very good job of repair. You can just about see it - but you have to look for the join.
I have noticed while on the roof taking photo's of the golf course that many of the so called professional installation AIRCON campanies that people rave about and recommend, not only leave all their rubbish everywhere with no effort to clear up after themselves but they also leave off the covers and do not seal in the pipes or cables correctly. Some companies make no effort at all. These openings will certainly let water ingress and may just be the cause of your problem.

We have had a similar problem and the dampness is coming externally from the patio, (our neighbours have experienced the same issue) Polaris are currently repairing for the second time.
What we have also experienced is dampness half way up the bedroom wall next to the front door. I’m convinced this is as a result of an external crack in outside wall rendering; we are waiting Polaris’s assessment. I have also heard on site that Polaris will no longer carry out repairs to the outside rendering of the walls.

Thanks for the replies and information.
We were concerned to read that PW does not repair any damage/cracks to the outside walls. I have one that appeared this summer by the entrance door and seems to grow. I have reported it to PW and they are supposed to get back to me.
What are we supposed to do if they do not take on the responsibility for the outside structure?
Does anyone know how long time they will continue to repair? We could not get a straight answer from customer service after asking that specific question several times. Seems to me they are responsible for any problems with the original construction.

We have paint flaking issues also due to damp in the kitchen near the front door of our top floor penthouse. Polaris have tried to fix this twice and are stumped as to where the damp is coming from. They now seem to have lost interest! Spoken to my Spanish solicitor today and he says that this should be taken up with the 'President / Administrator of the comunity' this will be a private company to whom we pay the comunity charge, and they should drive the solution of problems like this on our behalf. Does any one have contact details for such a person?

To be honest I believe that the developer is the only person who can sort this out, so I'd keep chasing Polaris customer services. I don't know how much they will be able to help but the administrator of Condado is RPM, thier contact details are :-
