A huge amount of money has gone into infrastructure at CDA, if PW go bust then the Banks take full ownership, the Banks are not developers or estate managers, so they will take the best offer asap, or sit on it and appoint their own professional management team to manage PW (do not confuse with the community management) - the Banks will then need to pay the community charge on their apartments or they can be taken to court by RPM or whoever replaces them.
On any large development you will find that a significant amount of the cost has gone in at or under ground level, the roads, the roundabouts, the car parking, the sewers, the services, the railings etc. Drive out onto the areas where Oasis was going and further out onto the areas where golf course 2 and 3 are going (if they'll still let you) and they were already on with that bit 12mths ago - there were some pre-formed roundabouts about 1/2 a mile beyond the Oasis area and the concrete services points are already in place.
Another developer could pick up an absolute bargain given so much cost has already been sunk by PW. Any strong well run business is always on the look out to pick up a business with potential that is struggling financially or has gone into administration.
As for the Spanish, then never believe anything you are told, no matter by whom, until it actually happens - the Spanish way is to tell you what you want to hear as that simply stops you asking questions - they do not like facing up to issues, manana rules !
Already looking forwards to my next visit in 4 months time, just so i can get up, sit outside, look at the garden and pool and just chill.............. with some beers of course

Forgot to add the important bits..........
Pigs - Serrano ham has to be one of the most over-rated local delicacies I've ever tasted, it's up there with sheep's hooves soup (don't ask), and 'Spa'nish' bacon is 'nish', just take Spa bacon with you..........
Flies - common problem across the whole of the area, various ways of dealing with em or just live with it, it's a hot country and CDA is in a rural area best known for its agriculture, anyone ever go on hols in UK when the corn was being harvested ? Corn flies are more annoying than fruit flies in my opinion.......... but you live with it

Hi tomgeorge, if you are paying why put on your thread "I will pay no more cc", as I say we all have to pay mine is taken out directly by dd ever since they took over they had all my details from when we completed whicheveryone shopuld have. will gladly meet up when we are next over, will be out in Whit week hopefully see you in the bar, if it is still open!!!

A good idea to use the various websites to name and shame, but not everyone has access or uses these sites so to take it a stage further why dont the presidents and the management company erect a good size community notice board in the Al Kasar, perhaps near the supermarket, which unlike the bars, most people use and then post a full list of non payers on that board for all to see. What do you all think of that?

All,
I'd like to make a quick point. In the majority of cases it is not the owners that are at fault but a mixture of Polaris World and RPM.
Many owners who have completed on purchases over the past year followed exactly the same process as we all did, they completed a direct debit authority form at the notary and gave it to the Polaris rep to pass to RPM. Unfortunatey for them that was the last they heard, in the cases that I know about none were ever contacted again. I know of owners who had never heard of RPM until a few weeks ago, you have to remember that not everyone uses the internet or visits forums such as these.
The fault here, in the majority of cases, falls on RPM. It is there responabilty to collect the community fees and chase owners for payment. To be in the situation were they have not even collected the 2008 from the owners is shameful, so please lets stop talking about "name and shame" and remember whose job it was to collect those fees.
And before anyone start blaiming the presidents, don't, we have been fighting an uphill battle for months over this and I might feel obligated to post each of the 100+ emails I have on the subject.

I hear what you say PTAN and fully accept that RPM are to blame in most cases of failure to pay CC. However Smivs post back a page or so is not wholly inaccurate- in that there are people who have chosen not to supply their information to RPM and have not been paying their CC. But it is true the thread has got disrailed over this issue which I imagine will be more aa PW problem than many individuals. I imagine the suggestion that it is okay not to pay if you have issues has angered one or two posters - can I add my brother in law went to the RPM office to resolve this for himself.

We are in this situation,
Every week i send mails to rpm to collect the cc but even yesterday i did get the answer that they can't do it because polaris doesn't hand over the papers.
So what happens now ?Am i to shame and blame????

As with many others this is obviously not your fault but a breakdown in communication between Polaris and RPM. Not sure which papers they are refering to, could either be the bank details or the fact that you are now the property owner?

By law you are obliged to inform the community secretary ( RPM is this case ) that you are the new owner, which is what Polaris should of done on your behalf. My advice would be to complete the above and email it to RPM stating that are now the legal owner of apartment X as from date dd/mm/yyyy.

We almost got rid of RPM a few months ago and Antonia Gill was due to take over the running of the Condado, I was highly in favour of this change, but as usual I was shot down by all the Polaris Lovers on this sight!
"give RPM longer!" "Who bribed who" "never heard of Antonio Gill" etc etc ... where some of the responses I received!
I am convinced things would not be so bad had more people backed this change!
I am glad to see that due to recent events, many people on this forum are realising that Polaris and their "friends"at RPM are not such wonderful companies!
This time next year I am hoping that Polaris World and RPM will be nothing but distant memories.

round all the non payers up and herd them into one of those really expensive paddle tennis courts and beat them with paddle bats until they pay up !!!!!!!!!

Thank you Phil for the web address. Out of interest, does anyone know what the annual community charges are for the penthouses? I have had a deduction from my bank account in December for the first time which I assume has gone to RPM.
