Hi All,
Can anybody shed any light on the meaning of the Bank Guarantee we received after paying our deposit?
It was of course sent in Spanish, and whilst I ran it through the Internet for interpretation it translates too literally and doesn't make much sense. I am hoping that in layman's terms it means that if the developer goes bust prior to handover we will all get our deposits back. Any views?

I am a new contributor to this site although well known on the Trampolin site where I live and feel the need to stir things up !! A Bank Guarantee does protect you against the Company going bust. I have just ,this a.m put a deposit down on a flat on phase 2 because I think this development is oustandingly good value against its competitors nearby I am a permanent resident in Spain and live only 15 mins away from UGR I have plenty of free time to dig and delve on all the nearby developments and have concluded that some i.e Sierra golf ,should be stayed clear of. I like La Torre and UGR Tercia will be at least as good and a similar size. 3molinos have just put their flags up by the Valle Del Sol roundabout and this is going to be huge 5m sq mtrs so dwarfing La Torre at 1.4sq mtrs. I am not against these golf courses as they are at least giving a good landscape on what otherwise is a drab and barren outlook (try going up into the hills only a few kms away- it's a different world). The facilities now partly in place at La Torre are first class and we will have similar but our entry prices are fabulous value compared with the opposition and the specifications could hardly be better. The 3molinos people have similar properties at a great deal more expensive levels. Regards to all Exile

Further to my notes yesterday I now understand that 3molinos are not going to build in the orchards off the C3319 but have rented them to put up their flags to advertise the presence of their sales office near the main road as their site is well inland.

Great to see another owner on board, and so close to the development. Could you tell us a little more about the area, local shops amenities etc. Are there still problems at the Trampolin development , How far is the 3 Molinos site from United Golf,

Ray Regarding the bank guarantee there are 3 banks working with United Golf, Caja Murcia, Caixa Catalunya and Banc Caja.

I am not sure how far 3molinos is from UGR because as yet I cannot make out on the former"s site plan exactly where it is but fairly close I would say. Re area, La Tercia is obviously close and has two rather crummy little supermarkets ,there is some building going on there and it will get better. It has a medical centre there open on Tues and Thurs and behind that a nice little bar/restuarant basic menu del dia 7e and is clean. Where I live I am close to Polaris La Torre and use the facilities there which include 2 nice bars and an excellent Restuarant plus a big supermarket. Balsicas is a fairlu basic town one main road and has an acceptable Upper supermarket. Roldan is rather better and if you want English foods go to the KwikSave in Sucina. Lidl and Aldi in San Javier and Mercadona in Los Alcazares are good. Best market is on Monday in San Pedro and a small one on that day in Roldan.There are of course markets on every day in other towns and I ought also to mention Torre Pacheco on Sat. Go up into the hills nearby==a different world! Hope this is helpful Regards Exile

Many thanks for the insight into your local knowledge, I'm sure that if you can enlighten us on anything else you think may be of interest we would all be very keen to read it.
In particular, you have mentioned about getting up into the nearby hills for a 'different world'. Could you explain in what area you are talking about (local villages / roads etc if any) and the best route to take from UGR. We would like to explore a bit more on our next visit.

Re hill visits there are several possibilities' First drive up the road to La Tercia turn right and just before you get to Polaris Riquelme turn left on a small road up into the hills Eventually you will come to something looking more like main road turn left into outskirts of Murcia city or right ,back to Sucina. Second idea. go into La Tercia turn left and take the next metalled road right up into the hills I have not been all the way but I guess it will meet up with my next suggestion. Turn left at La Tercia go down as far as a crossroads turn right and press on to the pass coming to Restuarant El Garruchal Not bad if you like Spanish foods and the host speaks some English. You could stop there and wander down the track at the side of the restuarant, very peaceful and rural,hardly a house in sight If you go on you will see very striking countriside and eventually once again Murcia city. If you look at the maps there are other possibilties including a monastery on the hills overlook ing Murcia city. Hope this is of interest. Regards to all exile
