With all due respect (and as a Roda owner may I add) accommodation on the resort is not worth £1000 per month (well possibly for a villa).  IMO we have little to offer renters until the hotel and commercial centre is built and the current long term rental prices will reflect this.

It's very unfortunate for us all but that's what what we get for buying from Crookidona

i think as always thats down to personal opinion ?

i would rather let out in the summer months and use it myself than let for 500 a month.it probably comes out roughly the same without the wear and tear and we get use ourselves also. but everyone has their own view and i respect that.

I see the EOS team have edited my posts as it seems i am advertising.

EOS, just so you know, although i may make a  liitle something out of this business, the owners ( some badly needing rentals) make more than 10 times what i stand to make.

Owners, i hope you're happy with EOS's reaction. I still have my list of potential renters, and am quiet happy to offer them something off site.

I stand to loose nothing,

Maybe EOS will pay all these owners their mortgages and community fees this year, because that is what a tenant would be paying.

Well done  EOS, you've just cost Roda owners thousands of Euros!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

 I've still yet to see what sort of income owners can expect from these long term lets.

As i've said before on previous posts, it's probably not worth the €400-500 per month (but probably a lot less) just in case you do get somebody that ends up making the communities life a misery.

We all know too well how hard it is to get rid of these sort of people once they're in.

i know that some of these long term let companies are letting for workers in the new oil refinery, and we overheard one owner saying it was a big mistake to go agead.

i have worked away from home alot and have seen fist hand how somke people treat property that is not theirs and they are not payiing for.

im not saying all or even most are like this but i have seen it before.

I can see the point most of you are trying to make, yes there are risks letting your property, but it's the same risk the world over.

All i'm trying to get accross is, 500€ a month has to be beter than nothing at all.

Nobody is obliged to rent their property, but if it's something you want to do, a long term let has got to be a safer bet than short term holiday lets, after all, in most cases, it's one person per property, they work 12 hours a day, and 6 days a week, i just can't see how they'd have the energy to cause porblems on site after a 72 hour week

Just to clarify one thing. A renter is liable for community fees? I thought the owner is responsible for this and the renter pays for utilities (gas/water/electricity)?

The 500 Euros a month is net of any fees?

when we rented long term on roda the landlord was responsible for the community fees  .. we paid 500 euros pcm for a penthouse on phase 2 , and were responsible for the gas/water/electric . the 500 euros was paid to the agent so presumably they took there cut prior to paying the landlord .

Landlord is indeed responsible for Community and Entidad fees as well as IBI and La Renta tax.

 

Another problem that has ocurred is that tenants do not pay the utility bills then run off just as services are being cut off leaving the landlord to pay the reconnection charges.

As briefly as possible

Community fees cover the Phase or apartment blocks in your community and cover gardens, pools, lifts and communal cleaning and maintenance.

Entidad fees, all communities make up the Entidad formed in March this year and they pay for all security, bin clearance, gardens around the perimeter not in communities as well as road cleaning and street lighting

Both above are collected via invoice from Housing contact info@housingcomunidades.com for more info.

IBI, see other thread, is a local Council type tax covering facilities in the area

:La Renta is levied by central tax authorities and is based on a supposed rental value of your property, even if not rented

Your solicitor or local financial rep can advise on payments of both of above as beware, fines will be levied for non payment

Hugh_man - many thanks for the explanation, very useful.

In reading this string there does not seem to be any first hand reports from anyone who is, or has, taken a long term let.  

Is there anyone out there who can provide first hand feedback on whether they had a trouble free rent or whether they saw high levels of damage? 

I have seen some reports saying that there are quite a few apartments are under long rentals so surely they can't all be having troubles?

Both of our apartments are currently on long term lets on phase1, both to Spanish workers at repsol in Cartagena. Both are let for 11 months and I considering what to do next year in the light of changes to tax laws. I have had no problems, my neighbours tell me they are hardly ever there and we have no issues with noise etc. This is the first time I've let on a long term basis as I have always rented both on short term prior. 

The reason I have done so this is is two fold, one the cost of cleaning rose quite dramatically which started to make weekly rentals much less attractive. I wanted a break from the administation of the bookings for this year which takes a lot of time and the interest rate on my mortgages became a fraction of what it had been previously.

After paying my rental manager his cut I come out with circa 500 euros a month for each apartment. Not very much I accept, particularly in the summer, but then again from oct through march thats 3000 euros for each apartment I wouldn't have had in rentals. The tenants pay the utilities and I cover the other costs from the rent. I just about break even over the year but only because the mortgage is 1/3 of what is was 18 months ago.

It's worth adding up the costs of advertising for holiday lets, cleans etc in terms of working out what your nett, rather than gross income is from holiday renting in terms of making a comparison with the income from long term

I will prob go back to renting myself next year after having taken a break but I have to say that I've had no issues related to the long term rentals at all.

  I tend to take the view that if you are living somewhere for the next year you tend to take a bit more care of it than if you stay in it for a week and then never see it again.

It might not be for everybody but it's not all horror stories.

We have about 7 long term lets on Roda Golf and what the last person said is true plus if there is any breakdowns ie boilers etc there is some one local to call ie the management company who can get things sorted out quickly, something that would be very difficult if you have holiday makers in and you are in the UK. I know that long term lets are not for every one but it is worth thinking about.

we met when we rented on phase 2 last year ,   our experiance with the agents was very dissapointing  twice we arrived late at night to find the apartment had not been cleaned and the beds and ilnen not changed ( despite a confermation email that it had been done) , another time we arrived again late at night to find no bed linen or towels what so ever (again despite a confermation email ) in all instances they tried to charge us for the service although they had not delivered , this i think is the problem with a lot of so called "rental agents" they possibly went to spain for a so called better life and didnt realise just how much hard work and commitment it requires to run a successful business it requires a little more than walking around in a uniform and sitting in the clubhouse on a laptop !!  

when we did check with companies house in the uk we found the company to be registered to what appears to be a newbuild apartment or townhouse in the teeside area !!  not exactly what i would have expected as inspectahome has mentioned a number of times it is worth investigating as to wheather or not some of these are indeed legal spanish businesses .
