Hi All
Am sure as part of the management by roda/De Vere that they will be looking after furniture and fittings so if there are any breakages or problems it would be a logistical nightmare for them to replace or fix bits if they accepted all and sundrie furniture packs under their rental arm. That to me is why they say to rent you must have one of their packages, also it is as an extention of the hotel so it must be in keeping and quality. they are revamping the pack so lets see what they come up with.

Hi everyone
We agree that it is a good idea that the furniture is the same throughtout the properties that they are renting, but what we aren't happy with is the standard of the furniture and the cost of it. Let's wait and see what the new package brings - we'll be looking at the show home in February - if anyone sees it before then, let us know what you think of the furniture/value for money.

We wait with baited breath, and fingers crossed, but still can’t see why the Hotel and all the properties that are being rented out should look the same. We want people to look at ours and think it’s stunning, not just ok like the hotel. I know it’s a 5 star hotel, but unless they revamp their ideas big time, then I would rather go solo.

If Roda are going to be renting out the properties now and not DeVeres' then I can see why Roda will want you to have their furniture - they make money. However, as they are renting the properties (and not Deveres') then I can't see why the furniture will need to be the same as the hotel as it will be run by a different company. DeVeres' probably don't even know themselves yet what type of furniture they will be putting in. As long as the furniture can be classed as 5* by the rental company and not by ourselves then what difference does it really make? Furniture always ends up needing to be replaced at some point, so the properties will not remain the same for long anyway.

Have joined the forum today and have found the site extremely interesting. Have read everything. Will continue to look at it regularly.
My husband and I are visiting the area in January with a view to buying/reserving furniture ready for when our apartment in Phase 2 is ready. We are thinking of looking in San Javier. Can anyone recommend anywhere? Am also a bit concerned now as we are intending to rent out the property and didn't realise that we are required to purchase furniture packs from Roda. So not quite sure what to do now. Got our flights booked so will visit anyway.

Hi All,
Well I said I would wait with baited breath, to see if the furniture pack would change, and I think it has, big time. In the catalogue of extras (on main Roda site) it is very un clear as to what you get for your money. Well you get the lot. Furniture, white goods, toaster, microwave, kettle, linen, towels, curtains, etc etc, in fact every thing you would need in a new home abroad. We went to villa pac, and although they where very good, it worked out, for us, more expensive than Caledonia’s at Roda Golf, if you are going for a similar look.
. While at Roda, it is worth checking out the show flat (see pics on shared photos) I think it looks good, and if you have bought on Roda to rent out I think it’s a good start especially if like me you are very busy, (and time is money).…………..And no I am not on commission.

Hi everyone,
Thanks to Mike for the info on the furniture package from Roda.
We have just booked up last minute to go over on 27th Jan - 3rdFeb to check the snagging has been completed and complete the purchase of our Apartment we will also probably agree to Roda doing the furniture package, But having spoke to roda yesterday they said we had to give them the property for 10 months and they would try and rent it out but without any guarantees and if I had any friends that wanted to use it I had to pass them over to Roda's rentals and they would be charged the full rate as they would still take there commission. Rates quoted for our 2bed penthouse:- charged period Paid to us

Hi everyone,
My Father and I bought an appartment in of roda. Equally we saw the furniture package they were offering for around €17,000 inclusive of charges and found it quite dear. As agents in Ireland ourselves for Calidona we were informed that without taking up their offer of the furniture package, inturn they would not rent out our property.
Furthermore they are indicating a charge of 40% , initially 20% (so they said) would apply to rentals that they get for clients properties.
On a positve side the development is really taking shape and the golf course is very enjoyable to play. I also played La Torre A.K.A Polaris world. While the golf course was o.k. the whole development is miles behind Roda in terms of location and design.
Lets hope that Roda will continue to blossom!

And I have seen 3 bedroom penthouses going for 600 euros peak season. Everyone who is renting wants to make money, but to charge way below the going rate to get more rentals is suicide for the whole rental system. Also I think it cheapens Roda Golf and will make it less exclusive. I know that will rattle a few cages but it needs to be said. Also remember when the whole place is finished the renal charges will double and surly we should all be singing from the same sheet to prepare for this!!

I am in total agreement with you on this issue.
I think the difficulty has been owners have been unsure what rental to expect on a new prestige development which is both close to the Mar Menor and LA.
Which web site did you find the Calidona rental prices on ?

We got the info from Elisa, who works for Caladonia at Roda Golf in the main office. She is on eramon@rodagolf.com (and is very nice).
We are not sure if we are going to rent through them or go it alone. Their terms are quite harsh, but then they do have the contacts and should be doing an intense advertising campaign through mainland Europe & the UK, with travel agents and golf mags etc.
I am out there again Feb 11th for just 3 days so I will have another chat with Elisa then.

Home Rental Management at Roda Golf & Beach Resort.
Conditions to Owners
Calidona Rentals & Services offers a full management of home rentals, through which the owner obtains a net income in correspondence to the occupancy reached.
Owners must equip the house with the furniture Package put together by Calidona. The package includes furniture, white goods, towels and linen, lighting, curtains, pictures, bathroom appliances, outdoor furniture and kitchen equipment. The installation of air conditioning is necessary. The house must be clean and tidy when handed over to Calidona.
Home contents insurance will be necessary.
Although ADSL connection is not compulsory, it must be considered as an improvement of the house.
The relationship between the owner and Calidona Rentals and Services will be stated in a rental yearly contract. In this contract the owner will state those dates in which the owner will stay in his property, with a limit of 2 months. These dates can be modified two months in advance provided that the house is not already booked. It is compulsory that when the owner uses the house, the cleaning at departure is carried out by Calidona Rentals and Services.
Owner Income: Paid every three months based on the occupancy and the weekly rental income included in this document. The quarterly return statement sent to the owner will show the quantity of such income, plus and minus taxes or fiscal withholds legally applied.
We establish three seasons within each calendar year: a) High Season: July and August b) Mid Season: May+June; September+October; Eastern and National Bank Holidays c) Low Season: Rest of the year
Calidona Rentals and Services will take care of the minor replacements of household equipment, as well as the cleaning of the house and laundry. The owner should take care of the replacement of those items in the house that have deteriorated due to much use and are not meeting the required standard.
The owner will be held responsible for the Community Fees, Council Tax and supplies (electricity, gas and water).
In order to offer a greater transparency on the Rental Management, Calidona will contract the service of an External Audit Company,who will send a report to the owner at the end of the year showing that the income received matches with the number of days that the house has been rented.
The net income for weekly returns is based on the type of house and season. The second table shows the increase or discounts on these weekly returns depending on the duration of the rental.

Well I said it was harsh, but we will probably go with them. Mainly because it is hassle free and they will take all the flack. Like I said when Roda is finished, rentals will probably double, as the whole place will look fantastic, but as it is still under construction there are going to be moans from people renting and Caladonia will be there to sort them out. Also we have another place in Spain, so for us, their conditions of owner usage are ok. Another thing to remember is that you can still promote your own place, and any enquires you get, email them over to Caladonia and they will put them in your property.

Hi All,
Does anyone have experience with Macanthonys regarding the renting out of their apartment, for example prices and how often it is being rented.
Macanthonys were very professional initially when we were purchasing the apartment but the aftersales has been somewhat poor. We want to know what they are like on the rental side of things.
We were ill advised by Roda regarding having to have their furniture package to allow them to take over the rental for us, and have now bought with Villapac having found their package in our mind to be of better quality and also cheaper.
I think the more people complaining to Roda about them tying our hands on this subject the better.
