We are in block 51 and have a completion date of 30th July.  We are having the snagging done on the 17th July by a third party company so should be ready

hi rory and mandy, can you please give me details of company who will do the snagging for you. We are due to complete on the 27th july in block 45 and did not realise you could snag before this date. it would be really helpful thank you ------- patrick and linda

We have had a fewe replies to our previous messaage so here is the detail.
Sorry I didnt reply to you all personally but I could not get theeye on Spain link to work and didnt have all the email addresses.
 
We are using Inspector homes Spain. I have been dealing with a chap called Roy I think its his firm They were recommended to me by a friend who used them and said they were excellent and picked  up loads of things they would of missed and he also checked to make sure the work was done.
 
We have a 3 Bed Penthouse and the cost is £400 you don't need to be there he will liaise directly with Roda and your solicitor.
 
It was Roy who gave me the date when he spoke with Roda to arrange the inspection.

We completed on our phase 2 2 bed baranda last Friday (15th June). We were told that that we were the first to complete.

Like others we have questioned why we bought (it seems such a long time ago when we first went there).

Overall we were impressed. On the plus side the overall quality of the house is very good, every thing "feels" solid and well put together. Some specific pluses

Electric shutters in main room and master bed (I didn't realise they were included)

Balcony on master bed is bigger than anticipated (am sure they're bigger than planned) you can just about get 2 chairs out there

There is a shower in the downstairs bathroom even though the plan in our contract shows none

Underground storage area is terrific, I had anticipated a large cupboard! it is in fact a decent sized room

Security is very good, the front door would work well in Fort Knox.

The golf course as others have said is excellent. The greens are the best I have ever played on. Not sure it's a beginners course though.

Went for a Tapas in San Pedro. excellent, we were the only Brits, the area still feels Spanish. 4 of us went, had what we wanted cost us £60.

Negatives. I suppose the only negstives were about size. The kitchen is small, a one-man galley really and the main room appeared small although rooms do look small with no furniture in them.

All in all, very good and are looking forward to seeing phase 2 mature (our equivalent house in phase 1 does look nice).

Hi we were out last week to complete on our barranda town house but it was not finnished!! one point we noticed was the tv socket downstairs it was between the two windows, no place to mount on wall or to put unit!! has anyone else had this problem. we are not going to accept it and want it moved. lots of other snags but over all we loved the place and still feel it will be a good investment.

Hi everyone

If Roda do the same as they did on phase 1, you pay 200 per utility at completion - i.e. when your lawyer goes to the Notary with Roda's representative etc.  Therefore, you need to allow 600 euros to cover water, electricity & gas.  At completion Roda will transfer these services into you name - therefore no wait for power, gas and water like Polaris - up to 3 months I understand!.

I am a Phase 1 owner and this is how this matter was dealt with so see no reason why it should change for Phase 2.

The utility charges for faze 2 are 177euro  gas, 166 electicity and 100 for water. Total 443eoros inc tax, if connected direct with Calidona.

These can be paid prior to completion direct to their bank.

Has anyone else completed on their property. ?

If so what was the extent of the snagging. ?

I would recommend that people take up caledonias offer to connect utilities prior to completion. My friend has bought on la Torre and was not given this option and has waited 5 weeks after completion to have gas connected.

Hi - the gas is supplied by HP, the electricity by Iberodal (the only electricity co. in Spain)  and the water - don't know as we have not yet had a bill! 

Think I will ask Roda for a refund as we definitely paid 200 euros per utility!

Hi Celtic,

Your friend at LaTorre was lucky to have there utilities connected so soon.

My bother-In-Law and 2 friends have also bought at La Torre and on average they waited 4 months to be connected.

This is only one of many problems people have had with Polaris World, so i think we are lucky as Calidona do seem to be more organized.

My in laws have bought at El Valle and currently Polaris are taking up to 3 months to connect post completion - its pretty disgusting when you consider that they will have had builders supply to the properties.    Roda were fantastic in this respect and its how it should be!  United Golf are exactly the same - connect at completion.

We were on builders supply for electricity for 4 years in our villa near Torrevieja, didn´t complain as we now pay approx. 300 euros a month for electricity!!!

Yes we do live here full time, sorry made a mistake the electricity is every 2 months, so approx cost at present are:

Large Villa:   Electricity  1800 p/a      Water    250 p/a       we have no gas

2 bed apart:    Electricity  500 p/a      Water  160 p/a     no gas

These are for premises being lived in 24/7

Sorry, didn´t mean to scare you with huge elec bill!!

We are phase 1 www.sunnymurcia.com and so pleased we paid our 600 euros for the utilities. Our spanish solicitor strongly recommended doing that as the wait doing it on your own can be horrendous!
