Hi All

We are also Phase 1 owners (since January).  We paid our 600 euros to Roda and utilities were all connected promptly.

Our utility bills are averaging 22 euros and 15 euros per month,  for Electricity and Gas respectively,  to the end of May.   Still no water bills.  

We have spent a total of four weeks at the apartment between February and June.

Hi,

 

Can anyonoe who has completed on Roda tell me if their property was cleaned when you went to snag.  Mine was filthy and we refused to snag until it is cleaned.  How can you inspect with a layer of dust over evrything?

There should have been ladies in green overalls and wellies giving your apartment the once over.  I have to say this is the builders clean and it will very definitely need to be cleaned properly after you have done your snagging and remedials but before you put your furniture in situ.  Suggest you talk very nicely to Sonia or to Andrea in Technical Services and hopefully they can get the green wellie brigade in to sort matters out.

We snagged when they were doing the first clean and in answer to your questionm, yes the apartment was dirty when we snagged as they hadn't finished the cleaning.  They also managed to get acid (which they use to clear off concrete etc off the marble floors) all over the handles and stainless steel surround to the cooker  which resulted in them having to replace the lot!

So be warned about the cleaning ladies!

Good luck with your completion - it will be worth it!

We are completing in a couple of weeks but are getting Inspectahome in for the first snagging next week.  My question is, did anyone install furniture before the snags were put right and what did they do about changing the locks?

Phase 2 ONLY!!! Can anyone confirm for me on comleted properties whether utilities are connected (water, gas and electricity).  If this is not connected I don't think i'm going to complete due to me not being able to stay in it.  I'll also be paying a nice big mortgage payment at this time .  On La torre people have been waiting over 3 months for this!

hi we are comleting on 27th of july, we have paid to have utilities connected, so roda tell us they will be connected when we come to snag and complete. The people on la torre were not given this option prior to completing, and hence have to wait a long time for connection.We were given the number of a local company called"use it or lose it". phone 0034968137730. or Audrey@ulssecurity.com. They will change locks and supply safes and fire extingushers smoke alarms etc.. Dont know what prices are like but he sounded very helpful on the phone and will meet with us to give us a price on the day we complete.

We're buying on Phase 3 and will definitely use Calidona for all utilities.

A friend has just completed on the Costa del Sol and is having a nightmare trying to get connected.

Question for phase1 and 2 owners - do you need a plumber to install a washing machine or are the connections (water and waste) there.

All the plumbing should be connected, all i had to do was connect the pipes like you do at home when you buy a new washing machine, there is also connections for dishwasher so no plumber needed

We were due to have our property inspected today for completion on the 30th but this has had to be put back to next week as the property had not been prepared and cleaned.

However Roy from Inspecta homes emailed me to say he inspected 3 other properties at roda today and the quality was  very good apart from a few cracked bathroom tiles.

Hope my property will be the same when cleaned and prepared.

The wait is almost over

I have now heard from Roy (Inspectahome) that utilities on phase 2 are to be connected after completion,  I believe this happens pretty quickly though - what have other phase 2 owners experienced?

We are due to complete 2morro on faze 2 apartment block 50 ground floor.

Yes excited, but still concerned as when things are left to your solicitor who knows what mite happen.

We would have prefered to have been there, but there goes cant be in 2 places at once.

Will post up to date situation 2morro nite.

Good Luck David. Shame you can’t be there its fun. We did two on the same day at two different notaries. All went well on the day, it was the 3 months that followed that was a pain!!!!!!!!!!

We have now inspected 15 properties on Phase 2 including townhouses & apartments and can confirm that the quality is better than phase 1 and we are averaging 26 defects per property, most of which are ascetic

There are however some changes to the process as electricity and gas are not available when we inspect and the properties are not cleaned until 1 or 2 days prior to completion

For this reason if you are carrying out your own snagging make sure that you take a good flashlight and a spirit level and we are find tiling defects in bathrooms, difficult to check with no lights

RODA take a much more responsible attitude to utilities than other developers that immediately after completion, if the utilities are not connected, they will hook you up to a generator and, for temporary hot water, fit an electric boiler, so all you will not have is central heating, no problem when it's 35 degrees like today

Make sure that you have, ideally before the inspection and completion, filled out all of the forms, made payment, and provided bank details for the utility connections as this will avoid any delays

One word of caution is that generator power supply make spike so make sure that you use some form of surge protection on TV's and computers and you can buy connection leads with this built in at the local DIY stores

GR8 news we are now officially owners of our Roda apartment. !!

Snagging as Inspector Roy says was only cosmetic so we hope for most of the issues to be easily resolved.

Lights and air con will be installed 2morro with furniture del this Frid.

White goods, LCD tv etc we have delayed del until we arrive next Tues so we can make sure its installed/ plumbed in correctly.

Just going into the consevatory now to crack open a nice bottle of chilled CAVA.

hope the rest all falls into place nicely for you and you enjoy your bottle of chilled CAVA this evening. We are in block 37 and should be completing very soon. We are at the stage of organising all the final details before Roy from inspectahomes moves in to check the place out - hope we are as lucky as you! Have been in touch with Gary from polarair and he proposes to fit a Carrier 74B tiede unit and was wondering if you have any info on these units that would be useful.
