I have had a few queries regarding the time taken to cary out the repairs to the snagging defects

As I have already stated RODA will carry out repairs to any defects on the list and they allow one month for these repairs

When we inspect we always highlight priority items with RODA where repairs are required to be done immediately for example doors and windows that won't lock or a non working hob or oven, and we suggest that everybody should do this

Normally you can use the property from day one however if you furnish the property, before the snagging works are completed, RODA will ask you to sign a waiver that means they are not responsible for damage to furniture

The best way to manage this process is to have a good keyholder, ideally somebody living onsite, that can provide supervised access and check when the works are finished

There are a lot of completions happening at RODA, fitting them in before the holiday shutdown starts next week when most builders are away for 3 weeks and RODA will be operating on a skeleton staff so please remember this when completing 

Finally good progress is being made on the pools and communial gardens, mosy pools are now completed and being filled over the next 2 weeks

It is a very impressive resort

Excellent information 'inspectahomes' great to have some idea of what is going on in Roda as we never seem to be informed of much. We have been told we wil complete soon but don't know exactly when which makes it difficult to try and arrange dates for coming over. Now we know that the builders will be on holiday for 3 weeks and that we can allow a month for Roda to correct any defects after snagging, we can start working out roughly when the furniture will be fitted and when we can pop over. 

Great to hear Roda is looking impressive - just don't like the idea of dogs running about and pooing everywhere. I certainly did not pay out a lot of my hard earned cash on a resort of this standard to be littered by dog poo.

Anybody out there know of any good key holders living in or around Roda?

just back from rg&b and had a great time.

unfortunately we did not get to complete due to a couple of structural problems and will have to go back in sept.

phase 1 is looking great!

we stayed in ruthandjohn's apartment which was excellent

we went to beach club and had a look around (see new pics) it is smaller than we expected but looks ok with pool and grassy area complete. there is drinks and snacks menus available although it was not yet open the day we visited. it was supposed to open tuesday 31st they told me. hopefully they will be cleaning beach next to it with maybe even new sand? it will be a nice extra though and can envisage gpoing for an afternoon or so. there is a pitch and putt and restruant within walking distance from it. it looks as though there will be limited numbers of sun loungers etc but lots of space on the beach. the water is very shallow on beach, but would recomend sandals to wear while paddling out to rocks etc.

i have also posted a couple of pics of block 35/36 on phase 2. still alot of work going on there.

we went with rodas furniture package but were surprised when told it would be end of october before they could supply and fit it due to demand. if you are planning on taking their furniture it may be better to book it earlier to get it when you want it. we chose it as the showflat looked nice and neutral for letting and it also gives us the option to use them for letting in future if we choose. we were advised that they do not plan to let phase 2 properties till december at least which suggests to us they do not rate phase 2 as ready yet?

golf course is looking good, with great offer on at moment (66 euros for 2 ball including buggie). i played with 3 board members (pictured but not named  ) and had an enjoyable afternoon.

los alcazares is great in the evenings at this time of year with all the restruants outside - never had a bad meal. i would recomend el patio, wok buffet, la tropical and encarnation. also the asiatic in the precinct had a great set menu with around 7 courses for just 15 euros!

looking forward to going back in september already.

Good to read your update.  Did you look at the show apartment on phase 1 or is there a new one for phase 2, as I understand the furniture is different for phase 2.

hi there.

the show flat is still phase 1.

the furniture still looks the same.

the only difference i could see was that you only get a 4 seat table for terrace as they say a 6 seater is too big.

still the same price though.

Hi everyone

With our completion just around the corner was wondering if anyone can tell me if our property at Roda has any communal building insurance cover included within the community fees.

Has anybody out there any good recommendations on competitve insurance companies over in Spain.

Hi

Yes there is communal buildings insurance contained within the communidad fee as far as I know, but you should confirm that with the Roda people to make absolutely sure.

Having now carried out a number of inspoections on RODA today we had to deal with a query regarding a change on property speciifcation on the apartments that effects buyers on the 1st and 2nd floor properties

On phase 1 the master bedroom had a set of patio doors leading onto a small terrace

On phase 2, although it i shown on the drawings, the patio doors have been replaced with a window and there is no terrace

Developers can legally change the specification providing they have notified the buyer in writing and the change does not change the material use of the property

RIDA have been receiving complaints about the change

we are affected by this change but we were NEVER informed by roda of the terrace chnge and did not find out till we went over to snag for completion.

would you say we might have a case then?

we have left it in the hands of our lawyers.
