Hi All,......................Phase 3
Had word from our agent Geraldine - was on site on 3rd Jan and took photos. She spoke with Jannika at sales
office who informed her that the property will be finished mid Feb. She said we should be receiving a letter any
day now informing us of this and when the completion date will be. She said our property only requires internal
decorating and the appliances to be fitted. This is done about three days before we sign with the Notary for
the deeds. Golf Invest I believe will tell us where this will be. I will try to download the photos.
I asked also her would we have electricity when we get the keys and she said yes.....so I guess it
might be the sleeping bags for the first night!!!

hiya everyone and a HAPPY NEW YEAR we have just been told on fase 5 that completion is now due. We should have been completing March so way ahead of dates Looking forward to moving out at the earliest date

Hi everyone,
Can I just ask, noticed post from Hammersfan stating
"I just spoke to Pilar today and she advised that the letters going out today will say completion by the end of Feb with signing in Mid march"
Sorry to be a bit thick, but does this mean that they finish the build at the end of Feb and we then go over in mid March and complete ? When does the snagging happen, does the agent or Pilar do this ???
I also believe that you can delay the completion till the end of March on Fase 5. If like us,you have been hit by the strong euro on funds not yet converted for the final payment, hoping that the pound get's stronger as we will take a big hit. Has this happened to anyone else ?? and if so any ideas on getting a better exchange rate ?.

hello everyone. I have bought on fase 5 and we have been told our house is now completeed. I was over in Daya Nueva in December and saw house 5th december. The only things to go in were the cooker fridge freezer and washer.I have now been told that Ralph from Ambersun has checked and eveything is completed. I understand that the snagging list has to be done 15 days after completion and your agent can do this for a small fee. I however want to do it myself so am trying to get flights over. We were expecting it to be ready in March so we are a bit shocked that it has been completed early and also the exchange rate is worrying us a bit as we need to get a spanish mortgage. I am going to have a word with ambersun our agents to see where we stand so wiill let you know

Guys all my postings on here relate to phase III. What confuses everyone is the people -you know who you are- who persist on putting their Phase 5 comments on here...bottom line is that on THIS thread we are not interested in Phase 5 issues. It would make a whole lot more sense if the Phase 5-ers kept to their own thread unless there are comments that are common to all.
And personally I'm fed up with the "ours is ready early " threads.
Let's keep the phase III thread to phase III issues that way no-one will get confused.

Hi
I sent my solicitor a copy of the Golf Invest letter and he sent me an e-mail saying
"Thank you for your email and attachment. The constructors have been contacted and we can inform you that although the construction of your property is finalised, the constructors are still waiting for the Certificate of Final Works. This certificate is signed by the architect and will state that the property is finished as per his original plans and project.
We shall be contacting the constructors again next Tuesday to find out when the signing of all deeds shall begin to take place. Please do not book any air tickets until arrangements are in order."
So please be aware of this before you make arrangements to travel over. I know it's tempting, but if the paperwork is not in order you can't complete, and while that in itself is pretty frustrating, it would be even more so if you have splashed the cash for air fares etc.
There is no reason to believe that we won't get this certificate soon, but until I get the Ok from my solicitor, I'm reluctantly staying put in the UK

Hi All,
John is quite right, no signing can take place until the Fin De Obra (literally end of works, I think) is received. The solicitor or conveyancer should chase this, but in our own experience this didn't take long, so I don't think you will be held up by it. Good luck to everyone with your moves.

Thanks for reply Gerladine, I picked letter up yesterday, it needed a signature so was not delivered normally. Dont know if you might have same problem!!!

Hi
I got an e-mail from my solicitor today which said
The constructors have been contacted and we are told that until the 18th February 2008 they cannot confirm a date of completion.
We have made a note to contact them on the above date.
So not much will move for any of us for another month

Thanks for the reply. Can not wait for the signing day, so looking forward to having our holiday home in the Sun. How are you getting on with your new life in Spain??? Have you adjusted to the Spainish way of life.
