Hi to all prospective neighbours, my name is Don and i am buying No 19A, I have been following the comments listed for some time and think most of us are aware of the obvious pit falls.

However I thought it may be usefull, if we all had input towards a list of things to check prior to signing. This could be used by us all.

What should we have document wise, Includung insurance.
What checking regarding property finish,
What are we expecting regarding fitting out and furnishing,
Do we hold back say 5% of the money untill all aspects are finished?


Any thoughts?

Looking at the problems they had on the Jacarandas - we need to make sure the work on the pool shower and toilet is complete and that they are plumbed in.

I think completion of the road and landscaping is important, and looking at the latest update (thanks so much for that!!!) it does look as though the communal areas are going to be done.  

The problem is always going to be that once everyone is in, the builders will be less willing to get bits and pieces done, so I am hoping/expecting a pretty high standard!!!!

Since the properties are to be handed over furnished, I also expect a very high standard of cleaning!

Legally, I understand that minor things which have to be corrected will not allow you to delay completion, but what is minor???

Hi Linda,

The property comes furnished, i was wondering to what level, what is included in the term furnishes?.

I think the periferal roads would be pushed through by the local council, I am more concerned to ensure that all the items relating to Los Olivios are complete, Building work, landscaping, water,gas.electricity, and that the local council have done the habitation inspection and issued the certificates fit for purpose.

I will work on a check list and put it on the site.

Re furnishing - if you go into useful update thread and back to start of Feb - there are a few comments on what is included - a pretty comprehensive list, but still a fair bit to buy.

I am not sure about the roads, lights and the designated play areas (tennis courts etc).  I think that they have not been taken over by the local council yet, though it is expected they will be.

A check list would be really useful, and am I right in thinking how quickly we can get completed depends on the local authority approving everything?

I recall the main furniture in the showhouse as being substantial and well made.  I remember thinking with regard to the tables, chairs, cabinets etc. "holiday makers would have trouble breaking that!"  The sofa was large (3 seater) but I didn't think that calico white was the best colour. The curtaining and bedding also looked servicable and of a reasonable quality fabric.  I didn't really examine the kitchen units but they looked ok.  Whilst the double bed looked sturdy and impressive the frames of the twin beds looked a bit more ornate and flimsy, but I suppose the twin bed durablity comes down to how energetic a person might be.  I didn't jump up and down on one!

If the furniture and furnishings that they put in Los Olivas are of equal standard to the showhouse, I will be happy.

BMS did assure me a couple of months back that all communal areas of Los Olivos WILL be completed,  inspections made and certificates in place before we sign.  Let's just hope they are as good as their word this time.  Certainly Haydn & Judy's weekly reports indicate the work is really coming on a pace now.

I was a little surprised to read the recent post indicating that BMS had said some properties would be ready for handover and signing next week.  I had thought they were all being released together.  If some are to be handed over next week, which "some" might they be?  I wonder if a staggered handover doesn't reduce our bargaining strength should there be any areas of concern with the build?  Surely up to 80 of us saying "you don't get all the money til you fix it" is more persausive than any individuals trying to stand their ground when others may have already accepted the condition. 

Oh dear, I think this is bringing out the militant in me......
