Hi All

After our 7 days of sunshine  it`s back to normal rain and cold  .

So where do I begin, the development is looking great for a building site.

1. Groundfloor garden apartment area both Teresa and Michel told us that the size of the garden area will be has stated in our contract, although I have re checked our plan and on the plan it does say the exterior terrace is aproximada.

The garden boundaries will be separated by a wall and small trees, the exterior terrace area will be tiled with the same colour of tiles has the terrace area. There will be a 2 metre strip left, to plant flowers etc.

2. Internet and telephone connection at completion, we will be supplied with an information pack containing all the service providers details. You can then choose the company you wish to use.

3. Both Teresa and Michel told us that spotlights, are not being fitted in the Kitchen and Bathroom apartments.

4. The communal swimming pools will be enclosed with a fence and gated.

5. No information as yet regarding the golf course management company, golf fees etc. Although Michel did say that United Golf, would be looking to manage the course along side a golfing company.

6. The alarm monitoring company will be a company called Securitas Direct, no charge for the first 6 mths. The cost will then be approx 20 Euros per month, if you wish to use the service.

7. The utility area will have 3 electric power points, the terrace area will have a water point and an electric power point. You will be able to fit extra, once you have completed so we where told.

8. The commercial centre united golf has sold this area to another company who deal in this type of business, the units are going to be rented out. Still not sure what type of shops there will be in the commercial centre, although united golf will have a unit here.

9. There will be a dedicated company on site to manage and maintain the water recycling plant.

10. The work tops in the apartment kitchens Michel said are going to be grey, marble floor like the villas, white / cream tiles in the kitchen and bathroom. Still unsure of colour of kitchen units, unless someone knows different.

11. The total completion date for phase 1 and 2 according to united golf summer 2009. Still confident that Dec 07 phase 1 will be completed, so long as good weather and no major problems,

Still more information to post, I will leave it for now.
Dave

Hi emca

United golf did not confirm the licence extension,  we do know united golf have purchased the land at the side of the development. When you speak to the sales people, they are very confident that the licence extension will happen. The sales staff did say that once the licence comes through, there will be a phase 3 along with the other 9 holes .

Hi Dave,

Many thanks for the update and the photos. It's looking great, especially if, as it seems, the license for the additional 9 holes has come through.

Disappointing that they're no longer putting spotlights in kitchens and bathrooms. We're planning to go out in May/June so will enquire.

If there are any questions anyone else would like us to ask while we are there, please let us know.

Kind regards,

Lynn & John

We have received this reply today from UGR, with regard to a number of questions we have asked .

Q. When we compared the Tee apartment plans in the sales office we found out that there has been a change made in the hallway wall leading into the kitchen area apartment 2, originally this showed a entrance to the kitchen area from the hallway and an entrance from the living room to the kitchen. Could you inform me as to the reason for this change ?

A. 1. The reason for this is that our engineers and technical staff check all plan as we build and if there is the possibility to improve something they change it. They then thought it would be a better lay out and now that there will be a wall instead of a door there is the possibility to put a small table in the kitchen

Q  Due to our apartment not having a utility area could you tell me where the vacuum system and washing machine will be positioned in our apartment M12 B9 apt2 ? We have been informed that the washing machine will be located out on the patio, is this correct we believed the washing machine would be in the kitchen. We feel that by having a washing machine in full view of the road and adjacent properties, is not the image for the development or from a security point of view. Please can we ask that the washing machine be located in the fitted kitchen area.

A. The washing machine and vacuum system will be positioned in the terrace and will be covered by a wall structure at the back and side of the washing machine meaning it would not be visible from the front. This will be done in the most tasteful way possible. I have asked and I’m afraid we can’t place the washing machine in the kitchen due to the lack of space.

Q. I have seen the construction work work being carried out on the new water treatment plant, could you inform us who will be responsible for the management costs etc of the plant. Will the golf management company fund the costs of maintaining the plant or will this be a shared cost between the golf company and the owners with the costs included in the community fees ? Do you have a up to date figure of the community fees?

A. The water treatment plant which will be used to maintain the golf course will be covered by golf membership fees. Golf membership fees will include the maintenance cost of the golf course. The community fees will be approximately € 800 to €1000 but when the first phase is completed and people move in to their properties there will be a community meeting to decide everything

Q. Any further news on the retail units opening at the commercial centre?

A. At this moment in time I don’t have any news on the commercial area. I will have more information in September.
