Role of Presidents

Can someone please explain to me what the role of the Level 2 & 3 presidents are please or point me in the right direction where there role's and responsibilities are defined.

I am interetsed to find out exactly what our president should or should not be doing.  We seem to have no communication or updates with whats going on.  The forum or a email from ML seems to be the only way.

 The role of a president is puely to manage the budget which facilitates Gardening, Security, Cleaning, Administration etc.

The role is clearly defined in the Level 1 statutes that were issued to all owners when they completed at the Notary.

They are also Published on the website.

As for communication ? depends on the Individual Presidents. 

so if there are issues we want to bring up are we best going direct to ML, as it sounds as though the lower level presidents are there for no aparent reason?

 you should contact your president if you get no response contact your level 2 if not any President can raise issues for you.

I can only comment personally on the role of the level 3... this is one of approval on smaller domestic issues and also the right to vote on isssues affecting the wider resort and offering feedback to owners

As regards external communication by the presidents  - Milenium refuse to give the presidents a definitive list of who lives in any block / garden or what their contact details are, as such its hard for us to directly engage the owners. It depends on the indivdual  president how proactive they wish to be.  The president details are all freely available through ML however should the owner wish to contact directly and raise any issues

I mail dropped my details to all the mailboxes in my block and waited for owners to make contact  - two years down the line and  I still dont know everyone in P16 and other than through the blog that started  - in the light of the recent "coup at condado" this channel is vital.

The more I read of the approach of your administrator the more it smacks of one that rules the community rather than serves it as an employee.

The information contained in the database that they won't allow to be given to the Presidents is in fact community property.... consider a scenario whereby they were no longer employed ie sacked at an AGM, how would your community function if it could not contact owners, issue Direct Debits for Comm Fees, issue the necessary documents for AGM or EGM calls.

Your administrator has taken control of Condado, that is not one of his functions unless of course you are happy with that situation but it will make it very difficult to ever make changes if they remain totally and more worryingly soley in control.

Here at MCC we run ourselves, a small number of a large team have access to the database and have signed relevant data protection documents, without such access your committee are but puppets of the administrator.... very dangerous and I suspect therein lies the root of this current situation.

last year the RTN news had pages stating what your president should do for you and what your administrator should do for you  very good and worth keeping they may still have them  hope that helps
