Hello everybody

Next week I get my keys to a two bed roomed apartment and looking forward to it very much, I plan to come over on the 20th for four days as I have to sort out furniture and the light fittings etc. Has anybody got some hints for me on where to go for a D.I.Y. Place for paints and such and I was thinking of a trip to Ikea for the furnishings or is there a better place as I don't want a furniture package ?

Anything you can suggest will be greatly appreciated

Hi Dave,

I am not a resident (yet) but have recently visited the estate and was very impressed.

We have an offer in on a place and are waiting for a responce.

I do hope to complete a deal as it looks like a really nice place with great pools etc.

please keep us updated with your thoughts and impressions as its interesting to know what a new occupant thinks being we hope to become ones ourselves in a few weeks.

Hi. Just noticing your posts. Just wondering what estate agent you bought through as I have had an apartment there now for 8 years and I am thinking of selling! I just don't know where to advertise to sell. Love this complex and have had really great times here but unfortunately nw due to family commitments at home we are unable to get over as much as we would like!

Hi there ,
Sadly we did not manage the purchase as the bank would not drop to the amount we wanted to pay.
It's very disappointing as it did look like it had promise.

The whole estate is on any web search and there are multiple agents marketing the unsold lots some UK based some Spanish
The bank who own them are still fixe on a low price and will not negotiate at any costs so it sadly looks like most of the properties that have sat for 7 years will stay there.
Still it looked nice for a while.

Thanks for your reply.. Yea we have our apartment up and running an enjoyed many many good times at casares del sol. Great complex and the kids have loved it. I know there s many estate agents out there but it is just getting one u can trust!!!

Hello All

 

Great to read all your posts and if there is anyway David and I can help you to settle in or give advice then please e mail us. We are full time residents on PM2. We have our residencia and a Sanish car, have been through all the problems of President Rules of each Area etc etc. Our apartment is owned by my brother and we are very happy with the extended patio as we are ground floor. We have two well behaved dogs, and noisy neighbours with a two year old.

In the summer it is chaos with all the children and the noise, but hopefully most people tend to obey the community rules for pool and use of the garden areas. Shopping is easy, loads of hardware shops, furniture, cheap chinese emporiums, 2nd Hand furniture at give away prices as nothing seems to be selling at the moment. So if you really need something let me know, as I trawl the facebook pages with all the local groups here in Costa Del Sol.

 

If you want to let me clean up after you or take care of your apt let me know. The agents are quite a rip off and seem to let anyone into your apt if you are renting. Also a lot of people over fill the apts when the summer comes and damage is regular to others apts.

We are well travelled and have moved some 20 times all over the world. Both in excellent health, David being 72 and I 65. Both of us can offer good references from Banks, Solicitors, Gov organisations and our friends who also live here.

 

So let us help if you need it.

My theory here is that there is a floor limit that banks dare not go under.  If you are a bank owning say 20 units on a development and you have these on the balance sheet at a particular valuation.    If you sell just one below that value then  you would need to write down the other 19 - thus posting a loss.   Most of the Spainish banking industry is on its kness at this time with properties on the books already at significant reduced values.

So they will hold out - as long as some of them actually do sell (for the price on the books)  they can justify the current valuations. 

So the banks are happy to sell them slowly at these 'floor' prices.   Of course if they were unable to sell any at all on a particular development then prices might move down and a write off would be needed.

Go to Leroy Merlin La Canada or just before Algeciras on the A7. From CDs the distance to both is similar. Dont bother with Ikea you will get everything at Leroy Merlins
