Hi. I was wondering if there was any truth in the rumour I have heard that the clubhouse restaurant has closed and there is nowhere to get anything to eat such as light snacks after a game of golf?

Well the Clubhouse had at least 130 covers on Saturday for a superb Valentines Night buffet with many staying on until 03.00
32 of us had played golf and many were joined by their partners for the evening
Not bad for a cool February with hardly any flights in to Murcia
Unless of course things have changed since Sat

Which it hasn't. Last night saw many people there to watch Barcelona lose in the Champions League and a fair number eating.Life is vibrant here ,so where the rumour came from I do not know

Thanks for the replies. it was on some review website I seen it and was a bit concerned. We are coming for a few days golfing end of April and having been there before we found it nice sitting having a beer and Pizza/Chips following our game, so happy it seems to be no change.
As it was May several years ago we visited, can anyone tell me what the weather is like the end of April? We arrive 25th

Weather traditionally at end of April should be great, especially for golf, it is high season so check out prices at the various golfing agencies as deals are better than the course rates.
25th April though this year is week of Semana Santa/Easter so all the Spanish will be town and the medieval fair will be on in Los Alcazares, regrettably Easter has been wet at times no matter when it falls.

We have booked direct with the complex, and think we seem to have got a good deal for 3 nights in Townhouse with 2 rounds of golf, rental of buggies and clubs all in for 225 Euros each???

Just a month out with the Santa Semana / Easter week...its actually early this year in March culminating the weekend starting 29th March.
Spot on with the Easter weather forecast though, in the 10 years I have been here Santa Semana weekend has been wet and cold on at least 7 of them regardless of the date.

Apologies, of course Easter is end of March. Which means a trip at end of April sounds a good idea, pools may still be a little fresh but good for the adventurous. Pricing sounds like a good deal, but I suppose we should not be surprised the Developer can offer good deals considering they are now not contributing to any of the fees that pay for all the services and facilities on site. If I were a private landlord I would not be happy that I could not compete if I were a paid up owner. Mind you if more followed suit we would not have much of a resort to market.

Weather at end of April CAN be very variable. Since we owned our house here (11 years now) we've had gloriouys sunshine, slight drizzle and raining cats and dogs. It's not usually that cold but it can be wet !!
PS. I'm a private landlord at Roda and it really hacks me off. I just cannot compete with Roda as they will no longer give owners guests any discount at all on golf.

This is absolutely disgraceful Hugh_man that the blooming developer is allowed to rent out property and not pay community fees and then undercut the owners he sold property to in the first place to boot because he can because he is not faced with the same level of costs.
This all goes to the argument tht the community should be allowed to place embargoes on those properties where the fees are not paid up and forbidden to use any of the community facilties.
Cor - really not good enough and very very cheeky of the developer.

I am sure you are Tamhidd and absolutely no reflection on you as you are entitled to do, just be grateful to all the owners of the apartments around you, who pay for the lifts, the gardens the pools the security the rubbish clearing etc. Sandra, I am afraid, as has long been the case, there is absolutely nothing an owner or a Community can do to prevent a debtor from using or renting their apartments at competitive rates without following through on an excruciatingly slow legal system, frustrating as it may be. Perhaps worth you and others asking the Entidad board via the Administrator, exactly what action is being taken other than charge more to those that pay. Roda will continue to abuse their position, whilst they are permitted to get away with it, and only owner unrest can possibly change anything.

I know Hugh_man - just sounding off because it makes me so mad that Calidona can benefit in this way. Never mind I am sure all of their clients will enjoy what the rest of us owners pay for just as much as we do and good luck to them.

You're missing the point, Roda rent property at competitive prices and that fills the resort, Roda don’t pay community fees because the properties are not owned by Roda, they are owned by individuals, who benefit from the rentals.
It’s down to the owner to pay his charges not the developer

You are both correct in a way. Yes Roda rent out apartments on behalf of some owners on a management basis and in most cases the owners pay their fees. But Sandra is also correct, Roda still own approx 150 properties on the urbanisation which have never been sold or are subject to various court cases over completion. Most of these properties still have the original developers mortgage attached and this is why Roda are still negotiating with the banks over taking over fees. It is now over 5 months since fees were paid. Roda also have tp pay a proportion of fees on all built areas such as clubhouse and gym etc. as well as a reduced fee for the undeveloped land. In all the fees the urbanisation expects to receive from Roda, both Entity and Community are quite considerable, so not paying gives all Communities a cash flow problem which means others have tp pay more to protect our investment as the legal system for collecting fees is swamped.
