I just came across this thread and don't know if it's still live.
I am an owner on UGR and have just returned from a short break there. I saw some of the negative things written about the resort and thought I could add a few things to set the record straight.
The build quality of the properties is excellent. I have visted all the resorts in the area playing golf and UGR is up there with the best, if not the best. Most of the properties are just about 10 years old now but look like they could have been built last month. You should visit to check this out for yourself.
The resort itself is beautiful. The gardens always look great all year round and the pools are great.
The resort is quiet, especially this time of the year. But that is not neccesarily a bad thing. In the main season the resort is a lot busier but even then you would be unlucky not to find a nice spot by the pool. Don't buy here is you want a party atmosphere.
Yes the golf course and club house closed which was a big set back for us golfers. However there are numerous courses close by. Within 10-15 minutes drive you can reach 3 of the Nicklaus courses plus others like Sierra.
As for the the subsidence in one corner of the complex - you will never notice it unless you go looking for it. The complex is very big. Plus the only block that is affected will be demolished once the banks sort themselves out.
Personally I still love visiting (I go 3 or 4 times a year). Yes the golf course was a setback and I#ve taken a big hit in capital - But the complex is still a lovely place to have your owm place in the sun and at the moment very very cheap.

I am thinking of buying a 2 bed property on this golf course, I also understand that the prices are low, but of course it's difficult to get a comparison.
€ 30,000 approx to €80,000 is there a reason for the big difference, n fact do they actually exist at the low prices of approximately €30,000 ish, if so wich agent is best to get the best deal???

An outside observation from someone with a downside experience.
One poster says you won’t even notice the subsidence in one corner of the site when you get used to it, and it will get resolved once the banks sort themselves out. Also it’s a golf course complex and there is not golf course.
One person goes on to say they are only starting at 30,000.00 where can I get the best deal!!
The estate agents in Spain must be laughing their heads off at some Brit culture, make sure you take a few steps back and look closely at what you may be buying and what people are really saying.

We bought here 3 years ago - resale as the bank repos had sold out by that point (they release in batches). We love it here and are currently here on holiday. Best thing to do is get out here and view. We may no longer have a golf course but there are lots of other positives, especially the peace and quiet!

Yes. Advice from someone with a downside experience, true. But from a person who has his name and profile listed and many posts to his name.
As opposed to someone with no details and could even be a sales agent!
Keep your wits about you and check everything out very carefully. Remember people here are talking about phases of repos and unbuilt golf course and subsidence.

As a resident of 10 years standing please do accept that UGR La Tercia is a really great place to live and to own. One block on phase 2 sadly has subsidence and rhat is subject to a court case. The rest of the resort is well maintained and is a place of great potential run well by the Management board. There are very few low priced bank owned properties for sale as far as I am aware and there’s are a few private sales. At the moment there is no golf course or club House at but who knows what the future holds. It has a great community of old and new owners but as in all things you pay your money and take your chances. We have not regretted our decision of some 12 years ago when we first bought off plan.

I agree with Sandra, HeatherG and Discopilot. I have been a resident at UGR for more than 10 years and never looked back. The complex is immaculate and the build quality is second to none. Sure the golf course closing was a blow but hey ho plus who knows what's around the corner.
Perhaps some people (trolls?) who leave negative comments on here and don't own property? Have an ulterior motive motive.

No need to be too curious about me discopilo my details are there to see, I have been involved in a court battle to get back money for a property bought in 2005 and we have a share in a different property, but this post isn’t about me.
On the other hand I notice you don’t have any details listed and you have only posted twice!
Im happy my input has made some discussion, there’s probably a bit more info for them now. The people said they were 'thinking of buying on this golf course'. But there is no golf course, there are repo's and there’s still me subsidence. That was a start for a bit of discussion eh!
Just be careful is my advice, other than that I’ve no direct input

My advice is do not listen to people who have no experience of the complex. No matter how well intentioned they claim to be.
Visit the complex yourself. I guarantee you will find an immaculate complex, beautifully kept gardens and swimming pools and first rate build quality.
I won't claim the complex is perfect. Afterall it is a golf complex with no golf course. But at the prices I've seen advertised it's a steal as the many many new residents who have just bought will testify.
And finally you will not notice the one appartment block that has subsidence. It's in the far corner of the complex.

Best advice. Listen to everyone who has Spain experience.
Visit the site and ask about licences, ownership, why there is subsidence on the complex and how the people suffering are being dealt with.
Talk to any management groups etc. Avoid agents to start with and gather information to ask questions when you meet them.
Then you can truly enjoy your experience.

The one from TNNN couldn’t have been written better by an estate agent and the follow up post supporting it tells everyone to believe it and not to listen to anyone else.
Neither of these posters have their details listed and neither have posted many opinions on topics or discussed anything relevant. So what’s a troll?

This will be my last post on this subject - All I will say is don't listen to hearsay from anybody. And not just for UGR, go pay a visit and make your own mind up.
