My partner and I are considering purchasing a property on Roda and would appreciate advice and opinions from other owners and residents. We will primarily be using the property as a holiday home for us and our kids.  I am interested in determining how happy people are with the development and if you would recommend others to purchase property. I would also appreciate it if you could advise of any pitfalls that you have encountered. I would like to be well informed before committing to a purchase.

Thanks in advance!

Hi Engineer2105

There are a couple of threads from earlier this year where you will find some info and advice from other owners.

Have a look at the following

http://www.eyeonspain.com/community-forum/31963/to-buy-or-not-to-buy.aspx
http://www.eyeonspain.com/community-forum/32316/question-re-buying-and-outstanding-community-fees.aspx

Someone else may well add some extra info too

We purchased off plan back in 2004 and completed 2007 and owned on Roda till approx 2012 when we had to walk away, we were fortunate (if you can call it that) enough to do a deal with the bank. Having said that we are still many thousands of £s down. so beware!!

It was  a rollercoaster ride to say the least and although we ended up losing out we also had many a lovely holiday at Roda and met some lovely people, we still love the place and will be going back next year for a holiday now the wounds have healed slighty, so that should give you some idea of how nice a complex it is. We all know now that we purchased at the start of the economic disaster that hit the globe. We, like you were planning on using the property ourselves and renting out when not in use. Little did we know our mortgage would double over the coming years and the value of our property would half. I hear now they are going for less than half what we paid, so some good bargains now at least.

As someone who has lost a lot of money on this complex its not made me never wanting to see the place again which you think it would, and if we had the energy and enthusiam to do it again I would still even consider it. However, when trying to work out potential costs I would add at least 20% to what you think you will be forking out overall, we thought we had covered everything but owning a property abroad is an absolute money pit, rentals are also not what you expect and its really dog eat dog if you are considering this.

Although we loved Roda, since getting rid we have been lucky enough to be able to get away to some really nice places 2 or 3 times a year at a fraction of the cost our holiday home was costing us, we realised after we got rid how much we had missed visiting other countrys, so this is something else you might want to consider. Obviously it all depends on individual finances and if you are lucky enough to not have to worry about costs too much then Roda is a great place to buy.

Hope this helps and good luck!!

Hi,

My Wife and I purchased off plan just like RD back in 2004 and as things stand now, we can't get enough of the place. Having holiday's here for the last 7 years, we have seen most changes and challenges of owning a property in Spain.

We are both working and were lucky enough to ride out the credit crunch. We normally get to Roda 3-4 times per year and hate leaving.......the plan is to retire early and spend a couple of months, twice a year (7 years and counting)

Los Alcazares has developed well and become more lively, especially during the summer months.

I hope this paints the picture.

cool

Not sure if it is too late. We absolutely love the place and are so happy to have a place in paradise. We went up and down the coast many times but always ended up returning to roda.

Can absolutely recommend the place
