Just wondering if anyone else has or had a damp patch issue around the kitchen ceiling vent, or knows someone that has? We reported it to millennium shortly after buying but the guy came around and blamed it on rain getting in via the chimney. Sounded feasible so we put vents over the chimney to prevent this.

The issue hasn't gone away and we now figure that if rain was getting in via the chimney then pretty much everyone would have the same issue. Intend on logging the issue again as I believe it is a building defect. Any advice or experience of similar issues would be appreciated.

We are top floor.  Figured that bottom floor kitchen must share the same chimney.

There were a lot of damp problems in the early years in the 2 bed Jardine apartments due to the tiles on the roof terrace tiles not being sealed correctly. But this was mainly either from the area by the drain or the stairs. Fortunately it was sorted very quickly but Polaris was still on site then. If I was you I would go back to ML & ask them to send someone out to determine where the problem is originating from. We had tiles coming away on the stairs last year & though it did take a few weeks ML did sort it out for us & we didn’t have to pay anything. Best of Luck

I agree with hamibabe, my money is on the roof terrace tiles or grout lines, also just because the damp is next to the vent it may be leaking 6 ft away and if the ceiling has a slight slope the vent area is the lowest point of the ceiling that is where the water will be lying.

regrouting and sealing the outer edge of the roof terrace will prob cure it 

 

try ML but good luck with that!!!

They have suggested covering the chimney holes with vents to stop rain getting in. I'm not convinced but if it doesn't work we'll know it wasn't that. We've already covered the chimney end holes which didn't resolve it.
