IT COULD BE HELPFUL IF ANY PURCHASERS VISITING THE SITE

MET ANY OTHERS + PASSED ON THIS MESSAGE BOARD AS WE WILL HAVE TO GET TOGETHER + FORM A COMMUNAL COMMITEE FOR RUNNING THE INTERESTS OF THE SITE .

What do you need to know? I live 5 minutes from the site.

It was quite funny seeing the 4 police vans arrive and cart off the entire workforce. Not funny for you folks I know. Still, it's looking like it might be complete within the next year or so.

Hmm, had a few of messages in response to my post. One of which was from someone called "alpet" that didn't include a return address.

Yes, my post was a tad flippant, but in the village that site is regarded as something of a standing joke. The other urbanisation down behind the medical centre is another talking point, as the speculators that bought the houses, now can't sell them.

For what it's worth, the Mirador/Palmera site was looking quite busy half an hour ago. There was a delivery of big concrete tube type things. I notice also that they've laid the pavements.

I visited on Friday 13th October (ominous date, but life's like that) to view my property. Not a worker in sight, nor a garage (is it just me that wonders where the ****  the garage with up-and-over door is?). These properties are still being described as "linked villas". The link is the garage.

Another more important point; the property I was shown on the 13th by the guys from Palmera was not as indicated in the original literature I received with my reservation contract in November 2002. My original property was facing onto one of the comunal gardens. Now it's in a side road facing another villa and the rather high wall of the olive oil factory. I subsequently met with the sales manager of Palmera and questioned him on this. When I showed him the sales literature I had been sent, he said that I shouldn't have received it as it was only available to the salespeople, online through a secure login with a PIN number. I asked what alternative literature was available for the investors. You can guess the reply-none!. I've since found out that the literature I had was the same as the other investors.

More info. No First Occupancy Licence available yet so no mortgage or utilities. The Nota Simple is apparently with the Land Registry but I've yet to see a copy.

There is some talk of a "comfort package" being installed by Mirador at a suggested cost of €12k. This is complete bull****. Any optional (this means having a choice) extras installed without the express written agreement and consent of the individual investor cannot be forced on the investor at a cost; Mirador will have to remove all and any of them or swallow very hard.

I met with my Spanish lawyer both before and after my visit to Fuente. He tells me I have an indisputable case against Mirador. That's the good news. However, it will cost €6k to get the case to court and take 12-18 months for a hearing. A group action would reduce the cost per head but unfortunately the same doesn't apply to the timescale.

Hi

I did not realise there were any problems with the development as the only recent contact we have had was a letter from Palmera Properties completions team in September telling us completion was imminent.  We are travelling out today to spend a fortnight in Benalmadena.  We took the property on as a resale and are not too worried about the time it takes for completion as we don't intend to retire just yet.  We are unwilling to pay for optional extras and don't want air conditioning anyway.  Having no pool will be a disaster for our grandchildren as well. We will obviously be visiting the site and Palmera Properties. Any suggestions as to a plan of action.  We are more than willing to join any comittee to get what we paid for, at the price we first agreed.

Hi Tanzi forgive me for sticking my nose in where its not wanted but if you do plan to retire to Spain ultimately and you are going to be here in July and August I think you will regret not having air con. As I say nought to do with me but might be worth thinking about further.

HI SMILEY.. YES YOU HAVE A VALID POINT...THE TEMPERATURES ARE UNBEARABLE IN AUGUST.. BUT THE POSITION IS THAT THE BUILDER IS FORCING THE ISSUE WITH AIR CON .. WE HAVE NO SPEC AS TO WHETHER IT IS INVERTER/HEAT/COOL/OR JUST BOG STANDARD THAT CAN BE PURCHASED FROM CARREFOUR OR SIMILAR VERY CHEAPLY... ALSO THERE WOULD BE THE GUARANTEE VIA THE BUILDER TO THINK ABOUT.. THIS IS PART OF THE "EXTRAS PACKAGE " THAT IS A BONE OF CONTENTION WITH US PURCHASERS.....THEY ARE TRYING TO CHARGE 12,000 EUROS EXTRA FOR ITEMS THAT WERE ON THE ORIGINAL SPEC...
