All I can say initally is that we sold another 3 over the weekend, 2 Eagles and one Millenium, we have more visits this week, so even though there are no detached properties left, till they release the next batch we expect more sales plus the prices will increaase with and expected price for the Albatros being over €100k, which is lookimg good news for existing owners s the resort develops
ALL of our buyers will be investing in their own pools, thjey have enough space because of the plot sizes, the money that they save on community fees will cover the maintenance costs for the pools and the potebtial rental income will be better
There is a fair amount of work required to restore these properties to their original glory, anybody that visits can see this from the examples of the properties by the bar, for recent buyers of Open and Albatros properties this process is going to take 2 -- 3 months before these properties will be ready for inspection and handover, for example on the Open Plus complete new stairs are being built
Yes the prices for apartments on United went as low as €32k, yes the build quality was better on United, but you cannot compare a small 2 bedroom apartmemt with community pool, compared to 2 bedroom detached property on a 250 mt plot for originally €79k and an 80 sq mt underbuild. Also there is a bar and the course facilties onsite, Basilcas is only 7Km away and of course the course will reopen in the new year, it is VERY UNLIKELY that the courses of UGR, Mosa Trajectum and Corvera will re-open anytime soon, really because they have gone too far and will require millions of Euro spent on them, the volume of players isn't there, especially with the declien again in passenger numbers into Murcia airport
The fact is that if the bank released the villas on UGR using the same price ratio as SGR they would sell very quickly and maybe eve they would get some facilites but like many other resorts , in the Winter it is a ghost town
One of the major differencies is that Sierra Golf ha a high percentage of residential owners already and a real community spirit already who have addressed many of the iissues, the bins for example, the community already maintains the community areas and because of the more classic design of the development, all houses in a classic street approach, there is a real sense of community already there, rather than it being a holiday resort, UGR has the same but really only in the season, sorry Sandra
If the new promoters are willing to invest in the area does it really matter what they bought the properties for or how much they are being sold at, it will benefit everybody
