Considering purchasing in Duquesa Village

Hi,

I spent the last few days viewing property in the area, and am considering making an offer on an apartment in the Duquesa Village development.

There are obviosuly pros and cons for any property but as far as I can see the main pros are the facilities (Good pools etc) and the build quality seems pretty decent. The cons (At least for me anyway) are that there isn't really anything in walking distance in terms of supermarkets, bars, restaurants, beach etc.

One of the maing things that is stopping me from making an offer currently is that there is a huge tree, planted in what I believe to be communal areas, right in front of the balcony of the property. This not only ruins the view but blocks out sunlight.

I wondered if anyobody could shed any light on how easy it might be to have something like that removed? Given it's on communal ground I would imagine it's not somethging that can be changed easily.

Any other comments or tips from owners in Duquesa Village to a potential new onwer would be much appreciated.

All of the gardens are classed as communal areas, so I doubt very much that you would get permission to have the tree cut down/back. If it is one of the Palm trees though, the gardeners regularly cut off the lower leaves and were certainly doing this on part of the site last week. That would improve the light and even possibly the view. You would need to speak to AEA the managing agents for the site re anything more, but as said doubt very much that agreement would be given to the tree being cut down, where the gardens are one of the attractions of the site for most of us. A number of people do walk down to the Marina & Castillo areas where a lot of the restaurants and bars are, although it is all up hill on way back! There are though plenty of taxi's operating in the area, sorry don't know how much they are currently charging though.

Yes the build quality is good and I believe most people have been more than happy with their purchases, plus the pools and gardens are all maintained throughout the year.

Taxi back from the port to DV is normally around 7 - 8 euros.
