Hello members ;

Would anyone, share some ideas through experience or knowledge.

is it possible or is it legal to do some work, on your balcony if living in building": example install glass screens, fly screens, or painting, fencing the front garden ( if youre on ground floor)  putting awning on balcony? Covering the whole balcony ( is an extention)? 

Is it required to get townhall permit and registration? Only  If living in community of an urbanization, or it applies to all?

I have been looking around for apartments etc, and notice some of these things,....

You need permission from the community.....and detailed plans that have got to be approved by the council if you are proposing to change the facade of the building ...if these are not strictly put in place your urbanisation would end up looking like a shantytown.

Hi, 

depends on which development or community.-

overall, there are  "Bilaws" - ( which you have signed when you signed your master deed)

that will state all information regards to all the elements/ structure  in a building if  you can change, add some elements, if it affects external appearances usually is not allowed.

Anything that does not have a written approval from your Management, C.O., and townhall are not "legal.

therefore, it is wise to get a permission and approval before doing some work.-----( will save you some grief, and some $$$)

(Refer to Horizontal law)

When it says, external elements, : does it also include hanging your laundry, blankets, sheets etc. visible to the outside?

i understand that these are not " fitted " - elements but that affects the appearance of the facade of a building in an urbanization resort? as well? Does it?

Can this be part of the internal community rules?

Since the  OP, have not particularly mentioned the name of specific development, 

i would just say that the hanging of the Laundry,blankets sheets  ( visible to exterior facade) will have to fall under 

"community neatness" -  rule  within the community internal rules- it is more of a common sense so to speak... Like picking up after your dog, or not throwing rubbish on your streets...etc.

Although in my experience, in many five star resorts community residential ( this is regulated)

all the rules within a community are specified in your "community Bylaws."

a well maintained, neat and nice looking community block of apartment building,,,will preserve an assets value, therefore affect the price and may affect "probable investor interests"- wich as  a whole will benefit everyone.

Thank you very much  for all the advise...

i am referring to Hacienda alamo - Oasis development.

My friend have just recieved a reply from the Administration, that the exterior modifications that exist there now - were not approved ( Official permission not recieved and no official approval was given also) and that they will be dealt with accordingly...

my friend is an owner, but i am thinking to invest, but would be very concerned about this matter of non regulated uniformity, could affect the resort community image and standard....🤔
