hello everyone on el trampolin message board.we too have been "victims".since july 05 we have had 5 offers of villas due to not being able to build on "farmers field".we feel thgat villas on phase 3 are being offered as original owners not being forthcoming with monies.HOW DOES ANYONE KNOW THAT ANY OF THE LAND ON ANY PHASE IS COMPLETLY LEGAL.we are doubtful.any e-mails,faxes,phone calls are being ignored this week.we agree with scrappy we need to form some kind of committee A.S.A.P.Any thoughts on meeting in Nov.at agreed location. Nothing positive to report at the moment. We are visiting the site again next week and will report back any findings when we come home. We really hope there might be something postive to say but we don't hold out much hope! We have already made four visits this year but it is impossible to find out what is happening. This has been going on for 2 years now and we are afraid we might lose all our money paid so far.

Have you actually bought a property on phase 3? What has happened to you so far? Are you in the position of not being able to get a mortgage because the development is illegal? What does your solicitor advise? We are on phase 1 and our villa is finished but we cant complete because no bank or building society will lend a morgage on an illegal property. We have no way of knowing when the site will be made legal (if ever) and may stand to lose all the money we have paid so far.

Surprise,surprise. No escrituras yesterday.Rafael tells me they have been with the Notary for 3 weeks pending issue. No idea if he is telling the truth. Maybe more people can try him out? Exile

Article. 1. - The developer must guarantee the return of the deposited amounts plus 6% of annual interest, through an insurance contract or by bank guarantee, in circumstances where the construction doesn’t start or doesn’t finish in the agreed time.

Hi, Just got back from Murcia and a meeting with Trampolin's solicitor. He assured us again that the escrituras would start being isued in about 4 weeks time. (Heard that before!) Regarding the issue of being pressed for cash, he said that was an 'option' the company were offering for those who want to compete now before the deeds are issued. That is, pay your outstanding balance now in cash and you can move in. (We have told him that we will wait until the site has been made legal and we can obtain a mortgage)
There was frantic building work going on on phases 2 and 3 and he told us that work was about to commence on the commercial centre due to be finished by next Spring. Didn't see any evidence of ground preparations though!
We are a bit worried about the new building going on at the top of the hill (by the towers) which does look like two sets of apartments on either side of the road. They will not look very nice and will block the views of those living next door. Also, they were not on the original plan and may delay things further.
On a positive note, the weather was fab and we went swimming every day! The site is looking good and lets hope for the best.
Starcrest, I see your comments about the bank guarantees and claiming your money back. The trouble is we dont have one and I'm not sure if anyone on phase one has them? Does anyone have one? Is anyone thinking of going down this route?
Would be great to hear from the other who were going out in October and what their news is from site! Hope it was all good!!

Hi Jogary and all....
We have also just returned from Spain for half-term and can confirm we got the same anwsers as yourself regarding Escritura's, It seems for people looking to move in to and live in their new properties, El Trampolin are offering this package that if you have paid 50% upfront already...pay another 25% now and get your keys and then pay the balance once thay can hand over the keys......
For us thay will use this as a holiday home, we will wait to we can complete the hand over of keys before we settle up...Javier was polite and understood this view and placed us under no pressure.....
We may have to wait to early next year as we bought 2 plots and had one property built while another buyer bought 4 plots and had a bespoke 2 storey built...Obviously the plots were planned for one plot one house...so the plans had to be re-submitted...hence the delay.....Dare I say, I am feeling more confident now than ever that we will get the keys...perhaps 2-3 mths Javier told me...
Alot has gone on and they are now preparing to start building the commercial phase up....
While we were there a family did pay the 25% as they wanted to move in and were told that water and Electricity would be turned on today...

We returned from Trampolin, Lo Santiago, having also paid our next 25 per cent. Water and electricity were turned on for the two remaining days. I am also sure that Javier is being honest in his prediction re Escrituras as does our solicitor. The site looks great and we cannot wait to go back at Christmas when our furniture will be installed and we can move in properly. We spoke to a few people living on site and whilst there are a few disgruntled owners (I am sure for very good reason) there were also people who were enjoying their new lives in Spain and can see light at the end of the tunnel (or should I say valley!!). The few problems we found were dealt with in a professional and courteous manner by the builders who all seem refreshingly proud of their work!

Glad to hear that you are happy with what you have been told.....possibly more importantly your solicitor seems to be happy....Where abouts on the site have you purchased ?? Good luck in your new home.....

Not much happening here now and what there is is centred around Ronnie`s house and the block of flats. There are far fewer worker`s cars now but to be fair it could be the exterior construction of the houses is apparently finished.
I would be interested to know if Jogary`s Lawyer can get in touch again with the Company`s lawyer to find out who the Notary is who has the escrituras pending or so we are told (yet another lie?)
I was not happy to hear recently that the Company has a large amount of heavy plant and big vehicles for sale up at their garage near Mula. I wonder what that means? It also includes the road weeping vehicle which used to come aound here but has not been seen for sometime!

I think it was in jenechka's last post where she mentioned that her solicitor believed the company were being honest about release of the escrituras.
I did meet with Javier (Trampolins solicitor) two weeks ago but my solicitor was not present. To be honest, Javier was very convincing, but then again, he told me the same thing last Christmas.
I have just employed a new solicitor and asked them to find out exactly what is going on. I have only just made this change so I will chase them up next week to see if they have any information for us. This is my third solicitor!
It is a bit worrying to hear that they are selling their equipment, especially when they have another three projects in the pipeline!
If I get to haer any news, I will post is straight away. I check this forum every day hoping to hear something positive!

I hope Jogary`s Lawyer can find something out about the Notary who is supposed to hold the Escrituras pending release after the final paperwork is complete. Javier is employed by the Company and what he says, however plausible he may sound, is the Company line and he`d get the sack if he said otherwise. He`s the 3rd Solicitor the Company has had I understand, young ,probably inexperienced and wanting to keep his job. Sorry----- not to be trusted any more than anybody else associated with this crooked outfit. I think the problem is that Antonio is now riding a coach and horses ,as he has always done ,through the Plan Parcial and has no permission for any of it especially the new blockof flats and it is all back to square one. I am told only 6 houses were built on the correct size plot so he is still arguing with the Council no doubt
We must remember we bought our houses from a Company operated by an ex melon farmer, a Belgian bus driver and a double glazing salesman, all worthy jobs no doubt but it makes me doubt my own sanity in believing in them!

I have noticed today that some 10 new houses look like being built at the foot of the escarpment next to the ones already there. I cannot believe they are legal, they do not appear on the plans I have seen in the same way as the flats don`t. I firmly believe the company is in real trouble and is desperately looking to sell a further batch of illegal buildings to create cashflow
I would like to hear if anybody`s Lawyers can find out the legality of these buildings and I don`t mean getting Javier`s say so!! Sorry to be so pessimistic but I am really,really worried as we have been fed lie upon lie. Regards Exile
