We are completing on 29th June (Block 20). You can't check any plumbing or electrical issues until you have electricity and water and you don't get that until you complete. Keymare advise that you do your own full inspection once you have completed and then any problems will be sorted in "spanish time".

Look, this is no different to buying a house in the UK. I bought a brand new house in 1992 from Bryants. Even though I inspected before completion there were still things that I missed. When I moved in and started to use things, no end of faults reared there ugly heads and the builder was duty bound to rectify. Hang on as long as you like but if you think that everything will be resolved to your utmost satisfaction prior to our comletion date and you refuse to compllete, prepare to spend this xmas in the uk. QED. Bring on the sunshine!!!!!!

Hi all,
The inspection visit is just that and is for pointing out any major issues (I found a couple of large dents on a couple of cupboards). However, the electricity wasn't on and the furniture was all wrapped up so I could check those.
Bear in mind that Key Mare's offices are just down the road so I don't think we'll have any problems; the Key Mare rep who I did the inspection trip with certainly put me at ease and I'm the biggest worrier going!

We snagged on 4th June and found a couple of problems i.e. the door to the utility area had been knocked out of square and it would not close properly, a few dents here and there in the woodwork and the top bannister was a bit wobberly. We were assured by Keymare that they would fix these major things and that any minor problems would be sorted once we were in.
We stayed on Al Andalus resort and there was a Keymare man seemingly on site known to all the residents who went round fixing any little jobs more or less at their beck and call - they all said give him a beer and he'ii do anything for you.
So we are fairly confident that minor points really are not an issue at all.

I have today the21st received a letter from Keymare to say myinspection date is between the 18th and the 22 june so there is no chance of getting their,i was going to get the agent to do the snagging but that leaves no chance for that either.
The community charge of 150.00 euro which we have to pay in advance,is this an annual fee?and has anyone already paid this?

What Block are you ? for the inspection 18 to 22 June.
We were told we could inspect 2 to 7 July but not had the official letter yet. We are Block 9

I dont think its the annual fee as this is likely to be arount 700 per annum. I'm not sure exactly what its for so I am not paying until I go over in September and I can find out.

Key Mare say that this 150 euros is to allow them to constitute the community of owners & that this initial payment will make it possible to cover the expenses of the common zones such as lighting, irrigation cleaning etc.
Our understanding is that the community fees will then be between 40 & 60 euros per month.

thanks for the reply yes we have also bought new in the u.k the difference is i can get easily to it
i was told by my agents that you can complete without snagging as they were ding this for us and now do no seem to want to?
and at xmas I will be in the u.k anyway so does not make a difference to me

Now I am confused. I was going to go on my inspection trip and pay to meet a professsional snagger at my apartment . Is it worth paying for a professional snagger to snag my property when we are told that it is an "inspection trip" and not a snagging trip as snagging can be done after completion?
